Looking for a home in Caroline Springs?

"Suburb with all in one"

Caroline Springs, still seen as a “newer” suburb is blooming with facilities and shopping centres all around in the local neighbourhood. Walking distance is the heart of Caroline Springs with CS Square shopping centre, which now has Kmart! Heaps of restaurants and gyms around the area, a great sporting and recreational building and library. The area has a nice scenic walking route to the shops and central lake, where you can sit by the grass and enjoy some fish and chips, coffee, or pizza by the lake. I enjoy living in Caroline Springs, as it has almost everything, you’ll never need to leave.

"Northgate Estate - Such a Beautiful Part of CS"

I've been living in Northgate Estate in northernmost Caroline Springs for about two years now and I absolutely love it here. I have lived all over Melbourne's West and nowhere is more beautiful than here. Being walking distance to the Stony Hill Creek walking track with its lush greenery and water, public transport bus network on Hume Drive and Taylors Hill Village with its supermarket, chemist, GP and many restaurants, and even a gym off of Gourlay Rd. What more could you ask for? Watergardens Shopping Centre and train station are less than 10 minutes away and it's only a 30 minute drive to the CBD. Being so central of a location but still having a regional "feel" to the area with its fresh air and so much greenery, it is truly the best of both worlds. There are plenty of schools in the area both primary and secondary, and just 5 minutes down the road at CS Square there is are hotels, even more restaurants and even more shopping options as well as a police station. I have never had any trouble with crime or noise in my area and it is very clean with people here taking a lot of pride in their property and the surrounding areas.

"Beautiful Area. Great neighbours. Lovely Walking and exercise areas."

Lived here for 15 years and still love the place. We have great neighbours. Lovely tracks and parks to walk around and exercise. Retail Shops are all very close so do not have to travel far. Houses are all different so gives each home its own Character. The lakes are filled with swans and ducks which the kids love. Heaps of schools to attend. Nice larger blokes in my estate with heaps of room. Wouldn't leave this area. Still love it! I would just love to live in the Bridges Estate if I could as that pocket is amazing!

We have lived in Caroline Springs for 2 years now and so far we love it so much! Very manicured lake, nature and walking area, also we are surrounded by friendly neighbors. Shopping centre is only minutes away from home and during weekend we can just stroll around the beautiful area. Now they also add the bus route to more areas so it’s so easy to travel everywhere. Not to mention it’s so close to the city (only 22 km and took us approx 30 mins by car) and so close too to the airport! Definitely the jewel of west!

I've been living here for 6 months and absolutely love it. I don't see myself moving from here unless I made a big move interstate. It has everything you could possibly want.. beautiful homes that residents take pride in, great schools, plenty of shops & restaurants. I've had friendly neighbours.

"Beautiful Suburb"

We have lived here for 8 years now. The tree's are growing bigger and it's looking even more beautiful than when we first moved here. There are walking tracks connecting most streets that lead to Lake Caroline. Friendly neighbours, we have a whatsapp group with our street to keep us informed and connected. Very safe and feels like a community not just a suburb.

"Caroline Springs - HIGHLY OVER-RATED. Don't move here."

I was living in a suburb that had a reputation for being unsavoury.
After 4.5yrs, I finally had the opportunity to move.
I reviewed the real estate sites for WEEKS and had been looking at Caroline Springs. I finally found a near-perfect home to rent, it ticked every box for all the features I wanted in a house. I double checked where it was located -- not near a motorway, a school, a main road, a rail line.
Essentially I was keen to find a home in a good neighbourhood, that was likely to be quiet, with good neighbours.
I researched as much as I could.
Within the first few days after the removal truck had gone and I was just starting to unpack, I had the following experiences:
Hoons driving aggressively, dangerously and threateningly, twice being near run off the road, all because they have bad attitudes, and need to speed everywhere, and intimidate people.
Cats coming into my yard and fighting.
The neighbour with a dog that barks every day, unattended and non-stop.
Oh, and two houses up, FERALS. The kind of neighbours that have a VERY LOUD V8 turbo car, coming and going (and likely breaching COVID), and allowing the car to sit and idle for a very long time. The use of machinery/tools for hours, and Saturday, barely 4wks into my new accommodation, the ferals host a party on Grand Final night... the TV too loud, and when the game was over, the party kicked on, loud, drunken and here I am writing the review at 1.30am and the party is still kicking on.
I have called 000 three times and nothing has changed.
Before moving here, I read about the lack of police presence, that during the day there is a police station. But, during the night, the only station is Sunshine... and I already know how "too busy" they are, serving their own area.
If I am going to be spending the kind of rent money to live here, when it is allegedly touted as the upmarket suburb, I EXPECT decent people who have respect and a sense of appreciation for living quietly... NOT FERALS who use aggressive intimidation to ensure no-one challenges their behaviour.
I am DONE -- I openly REGRET moving here.
I hate the place already.
BIG MISTAKE.
If people can't live with quiet respect for each other, and instead don't care where their pets are or what they are doing, and who don't care about how much noise they make and in fact revel in making annoying noise (and probably breaching COVID restrictions to boot) then how are people meant to build neighbourly relationships?
I am over it.
Sadly, I have to endure this BS for 6mths, before I can move out...
Don't fall for the pretty pictures of nice houses in nice tree lined streets.
Seems the ferals will show up here probably because it is reasonably affordable.
Hugely disappointed.
**I may revisit this review -- IF the situation positively changes. Otherwise I may just update this review and be even more honest about what I am paying too much money to put up with (the other "unsavoury" suburb not this bad).

Not sure how you can possibly tarnish a suburb because a dog is barking, or cats are fighting. What next birds are singing, crickets chirping. As for hoons this is definitely an issue around the lake, and the shopping precinct, as this is where people generally tend to gather. There is a fair amount of self made wealth in and around Caroline Springs, and yes some are a little more ostentatious then others. Me personally, I don't mind seeing the odd Ferrari, Lamborghini and a swathe of other nice automobiles traversing the streets of CS. Its when you get the younger adults in their hotted up cars that things get a little frustrating. I do hope you take the negatives you mentioned with a 'grain of salt' and eventually come around to appreciate the fantastic marriage between mother natures creeks, lake, trees and animal life, with the convenience of inner city services like shops, great food outlets, restaurants and soon to open cinemas.

Awful area. Move here from the UK four years ago and nice to start with, but now weve had enough. Screeching tyres in the middle of the new night, rude people, and dog shit all over the place. Can wait to move away once our son finishes his school!

The people I know around the area seem to be very polite and nice. I am sure not all are, but to call everyone rude is a bit of a generalisation dont you think? Dog shit...lol...sure it aint Swan or duck shit! hahah

"Best in West"

I have been living at Caroline-springs for the last 4 years and my experience is so positive. All the amenities are in almost 5 mins drive, its all so convenient. Previously I was living in the east side of Melbourne at Bentleigh. I can tell you that the traffic here is much better and driving around is easier. Less crowded compare to the eastern suburbs. Streets are clean and wide, two cars can be parked on either side of the street. Less than 30 mins to CBD and Airport,What else do you need.

Not as pleasing as I thought it would be. For me personally, I never felt safe as my house was broken in to twice after paying hundreds of dollars for security system. The area I lived in was so messy that I decided to leave, however this is my own personal experience.

I find it very suspicious that you've given EVERY suburb in the Western suburbs that you've reviewed a 1 star rating, and you've given EVERY suburb in the East that you've reviewed a 5 star rating with no detailed explanation for why they deserve 5 stars. Seems to me that you can't stand the fact that the Western suburbs are gentrifying and becoming very nice areas to live. Very pathetic indeed.

@invictus89 I've been in AUS all my life (53 years) and every place I've rated is where I have lived. Mind you these are all my personal experiences. I was born and raised in the western suburbs and loved it, and lived there for the first 22yrs of my life (but this was back in the 70s and 80s) then I moved out to the eastern suburbs. After 16years in the east I moved back to the west becoz I felt more at home, but when I did move back, I was soooo disappointed. In a time frame of 7yrs I moved around in the western suburbs believing that my experience will be up to the standard that it used to be, but it didn't happen so I just moved back to the east where everything was although not perfect but was more welcoming for me PERSONALLY.

Not sure what the fuss is about. Every time I travel to the Eastern suburbs I am shocked by the level of congestion on the roads. It makes me ask myself rhetorically, "is this what people are paying a premium price for?" No thanks! I'll stick to my congestion-free roads and clean atmosphere here in Caroline Springs. But each to their own I suppose.

"Caroline Springs - The Box Hill of the West"

The best place in Melbourne.

Caroline Springs is an exceptionally well planned suburb. I have seen everything that the North-West of Melbourne has to offer and in terms of suburbs of a medium (20-25km) distance from the CBD, nowhere else compares.

Caroline Springs has a certain character to it that you won't find anywhere else in the Western suburbs, as I'm sure anyone who's been through here can attest to. With very well maintained streets that have a great aesthetic, manicured gardens, tree lined streets and verdant parkland, you feel like you are in a suburb in Melbourne's inner East.

House prices here, although they've gone up in recent years, are still relatively affordable when compared with suburbs in the North and East that are of a similar distance from the city and there is definitely great value to be had.

Infrastructure here has been upgraded substantially over the course of the past two decades with the suburb now boasting hotels, a decent sized shopping centre which has been recently upgraded, a train station, many restaurants, medical and dental centres, schools, leisure centres, a police station and a plethora of parks and recreational areas. There is still new development ongoing, including beautiful apartments overlooking Lake Caroline and there is a new shopping centre (Springlake) currently under construction.

Don't take my word for it. Take a good drive through the suburb and see it with your own eyes, I'm certain you won't be disappointed.

"No place like home"

There is nothing better than leaving work and driving down the tree lined streets off Springlake Boulevade and entering your own estate. Your neighbours, small businesses and local community are always friendly and it’s great to be recognised and greeted as a local rather than just another number. Everything we need is at our doorstep and the infrastructure and development is always improving. To come home to manicured parks and enjoy strolls along the lakes becomes an escape not too far from our very own homes. We are certainly lucky and privileged to be living in a community that is clean, safe and accessible to everything.

Caroline Springs is very popular for growing families, there are many older couples , and singles that also like living here. This suburb provides a family friendly vibe giving a vibrant lifestyle at your door step. Complemented with great facilities like parks, wetlands, walking & bike tracks, great schools, cafes and a thriving shopping precinct. The two hotels provide some excellent dining and entertainment options. Caroline springs has a diversity of housing from the heritage styled town cottage to the contemporary modern homes and townhouses.
With its sense of community and large range of facilities, it is hard not to like.

"Great feel, atmosphere and family friendly"

We moved to Caroline Springs just over a year now and we are happy with no regrets. Coming from inner west suburbs our friends and family complain CS is too far but it really isn't that bad. My husband works in the city and take the train everyday. It only takes half an hour on the train and a total of 45 min door to door from home to work. We are living within walking distance to local cs square, library, lake, schools. Everything All our daily needs are within 5mins drive.

We love living here and it really feels like home to us. Community groups are always organising family friendly events here and you really get a sense of community here. People who live here are here to stay, my neighbours have all built Thier homes and have been here for 7+yrs.

"Caroline Springs - See for yourself, as it speaks for itself"

Always lived in inner city and thought Caroline Sprngs was the sticks, and like a country town. Well I was pleasantly surprised. CS Boulevard is a hive of activity with great restaurants in and around the district. People are friendly and the properties are a mixture of affluent mansions to modest houses and apartments. Amenities are all available and constantly improving (CS Square expansion), with vets, doctors, dentist and medical centres all close by. Entertainment and Community Engagement are all good aspects to the suburb. Who really needs the City when CS has it all.

"Nicest suburb in the West"

I have been living in Caroline Springs for 2 years. I purchased my first house here and previously lived in the Eastern suburbs. I initially had reservations moving to the West, but CS has a fantastic vibe to it and I have absolutely no regrets moving here.

Facilities
The suburb has some beautiful areas for walking and cycling, which I love the most about the area. The lake near the shopping centre is popular with the locals, however there seems to be a growing number of birds to the point there are literally hundreds sitting in the lake and the water quality often looks questionable. I don’t think I would want to live around the lake due to noise and bird poop, but it is a really nice area to walk around on weekends. The library is also nearby. Unfortunately there’s no swimming pool in CS.

Food
There are some great food places too such as WestWaters, Caroline Thai, Slices, Notorious Burgers, Red Beetle and Blue Marlin as well as a number of food chains in and around the shopping centre. While the food is great, I wouldn’t classify any of these places as trendy so for something fancier you would have to travel to Yarraville or Williamstown.

Travel
I work in the city and it takes me around 1hr to 1hr 15mins door to door to travel by public transport. I think it is best to live near the corner of Rockbank Middle Rd and Caroline Springs Blvd so that you have options to take the 456 bus to Albion/Sunshine or the 460 bus to CS station. Really handy when there are issues with either the VLine or Sunbury line as you can then just jump on the other. The bus from CS station also matches the train schedule which is handy. Houses in this area can also take advantage of Westwood Dr which is less busy than CS Blvd although this may change when they finish the road extension.

Safety
In terms of safety, I know of a few break-ins but I also know people who have had this happen to them in the Eastern suburbs. Sad truth is that this is happening everywhere in Melbourne. There are some nights you can hear hoons driving around which can be irritating but that can happen anywhere. Police station is not currently 24hrs.

"Great Suburb in the west"

One of the best suburbs in the west! The suburb has great access to shopping centres CSSQUARE (Local), Watergardens (Massive). This suburb and it surroundings have been growing at a crazy rate so parking in CSSquare is becoming challenging. You can drive to city although not recommended during peak hours. Driving to city is only 25 mins during off-peak times. There are many parks in the area so families can have great time. It has numerous walking/biking tracks. Its only 6km from both watergardens and keilor plains railway stations and CS station is underway.

"Caroline Springs"

Caroline Springs isn't too far from the CBD which is good for people who work in the city. Also has great shopping centres nearby. Facilities are close by. Plenty of big parks to walk your dog, or go to with the family. We defiantly need a train station. Internet is shocking where we live. We can't get unlimited, and black spots in certain pockets of Caroline Springs. Need 24hrs police station because residents have to wait for police officers to come from sunshine and melton. We can't rely on them coming from other areas, especially if it's a major emergency.

"Best of West"

Great place to live and love... We may Ved here 7 years back and it's fantastic for any type of good family. We love every village of Caroline Springs. Great for entertainment, schools, sports, shopping, eating out etc.
We love the lake area it's best planned with great views, You never get this any other suburb for sure.

Overall we love this place and still lot to cover about this place... Everything is in reach.

"Best Paradise in the West"

We have lived in CS for almost 6 years and still loving it. This place never fails to "WOW" my guests from overseas, and even friends living in other estates like Point Cook, Werribee and Eastern side of Mel are impressed with how beautiful and organised this neat little town is. All well equipped with lots of walking trails, lakes, parks, schools, supermarkets, shops, restaurants, gym, sports oval, and even hotels. There are also Masters, Bunnings, Officeworks and car retails lining at the edge. To top it, we have fantastic friendly neighbours to complete the comforts of strolling in the street and feeling safe. The only regret is the proposed train station is taking forever to start construction, and yeah.. the internet can be a little inconsistent with the speed at times. On the whole, we simply love CS and will always will.

"Jewel of the west"

It is grand and beautiful. Each estate has its uniqueness, such as The Bridges Estate which is arguably the most prestigious estate in the Springs, even though I find the whole of Caroline Springs beautiful and prestigious. There are lakes, parks, walking paths, everything ideal for fitness goers. It is like a city of its own and is fastly developing. People here are friendly, classy and respectful. It is a happy suburb and I am definitely happy in Caroline Springs...it is hard to feel down with such beautiful surroundings and beautiful homes. If you feel down just go to the park..you cannot get lazy here..ideal for young growing families. I love it here!

"Caroline Springs The Place to be!!!"

Caroline Springs has everything you will need. Fantastic shopping centre & resteraunts also caffes.West waters hotel complex and soon to be cinema. A range of fantastic childcare,Kindergarden also public & private Primary and High schools.Excellent Medical facilities and Alternitive health options.State of the art swimming facilities parks,walking a bike tracks and beautiful lakes! Caroline springs is very modern town also neat and tidy and most of all safe!!! Only 20min from city what more could you ask for? Just needing the train station to be done and caroline springs would be pefect!

"Cant go wrong!"

I have lived here the past 2 years from east suburb and worked in CBD. I am glad I have made a right decision to move into this suburb as compare to a much talk about PC or SL. Driving to work is never an issue to me regardless peak or off-peak hour. My kids enjoyed heaps of parks and lakes. Streets are so well maintained and clean, and we felt so safe here. I felt this is one of the best suburb in Melbourne.

"Hidden Treasure"

Great place with some beautiful pockets. Diverse housing in the area ranging from prices of $400k to the $1m mark.
Great walking tracks. Excellent town centre with a great deal of restaurants.
Bypass has made it a dream run into the city with freeway access the whole way and no tolls either.
Now that the remaining parcels of land have been sold, Caroline Springs can establish itself as a complete suburb and price increases overtime shoulf reflect this.

"Nice and quiet town but taking a turn"

Very nice and peaceful town in the last 11 years I've lived here. Local development has been massive with new parks, shops, recreation facilities etc. On a good run it only takes 25-30mins to get to the city. School time traffic is pretty bad. CS is probably one of the cleanest towns but lately I'd say that vandalism is increasing with graffiti in parks and bus shelters getting smashed every time they get fixed. I am very very disappointed with the internet. I can't get adsl at both my parents and my house which is why I'm going sell up. Hopefully my parents get hooked up soon. For a relatively new suburb the internet is pathetic. I will miss the peace and quiet when I move out.

"Most beautiful suburb"

We have been living for the last 6 months and we absolutely love it. It is one the most beautiful suburb. Every village in beautiful. It's great for young family with many child care, kindegarden, primary and high school. It also has many beautiful parks, gardens and lakes to go for a walk and sporting oval, tennis court and stadium for sport training. It has everything. It will one of the most sort after suburb in the western suburb in the near future.

"Best Suburb in Melbourne"

Caroline Springs is a wonderful place to live especially if you have kids. It has an abundance of gorgeous parks and walking tracks. It also has a number of lakes one of which leads into what is called the serpentine. The Serpentine is a lovely walk and you are sure to see different varieties of birds and ducks even swans & pelicans!!!! The facilities are mostly within walking distance from home for most residents with a library, 2 hotels, cafes, Target/Coles/IGA/Aldi at the local shopping centre, sports ovals and gyms, tennis courts, etc. What more could you ask for?

"very modern"

I have been at caroline springs for 6 months. it is a beautiful place to live in the shops are very modern, the schools are very modern.
the walk around the lake during summer is fantastic.
shops and school is very close.
my friends coem from interstate and they are amazed how nice it is at carolien springs.
down side is no train station for puplic transport

"Caroline Springs is a wonderful place to live."

We moved here a year ago from Keilor Downs and could not be happier
Positives :-
Fresh, new and clean. Schools, shops and lake well placed and in walking distance of your place
Negatives (only a few) :-
Shopping trolley management poor by Coles (found laying around everywhere including a occasional one in the lake), internet broadband to slow (ADSL1 only) and roads need some work.
Looking forward to
Commercal Rd, Westwood Dr, new Hotel (Lake Street) and new wet lands (Central Parkway/Lake Street) completed, should increase property prices around that area soon after that

"Best place to live"

Caroline Springs is a wonderful place to live. We moved here 5 years ago and could not be happier. Our house has increased in value over that time, making us very pleased with our investment.
Neighbours are friendly and kind.

My one criticism of Caroline Springs is Caroline Springs Blvd. The road itself is in terrible condition (full of pot-holes) and is overloaded with traffic during peak hours and school times. Better planning was needed for smoother flow of traffic.

Apart from that one negative, we are very happy here and have no plans to move!

"A nice suburb that is starting to get very busy but has grown in an orderly fashion"

A really good friend of mine lives there. She bought in at the start. I have always loved how it has a very nice entrance past a lake. Most streets look nice. Like with most new estates there is not much of a community spirit it is not as bad as some people.

"Great place for families"

We have lived in Caroline Springs nearly for a year and we love it.
The people in the area are just so nice and its great for people with kids.
Its really like a place of its own. I has a lot of benefits including:
New Bypass in Deer Park
30min drive to city
New recreations centre to be built by 2014 including public swimming pool
Great parks in every village
Quite peaceful and quiet
Easy to naviate you car thru roads etc
Major shopping centre Watergardens 15 mins away
Great for the older generation, there are few retirement villages to choose from
Smaller shopping Centre with nearly everything you need incl Coles, IGA, Aldi and Target and due for expansion again in few years
Great house prices and resell values too
Overall a lovely place to live.

"A nice suburb with city style living"

Caroline Springs was my favourite area to live in, i intend to move back again with my family soon. Apart from the hoon drivers at night its a gorgeous area with lots of social networks for everyone especially mothers. The Lake in CS Square is a great walk and a great day out with bubs not too mention coffee and food places to meet with friends. Restaurants and coffee joints could do with being a bit more child friendly as they dont really cater for women with children that great. Would highly recommend although can be a bit on the pricey side unless you want to live in a dive!!

"Caroline Springs - a great place to live"

From our experience and our friends' experiences, we believe that Caroline Springs is a great suburb to live in. There are homes suited to all tastes and are in all shapes and sizes on land to suit all purposes. It has been great to live here as it is not far from the city. We have great access to freeways connecting us quickly to the city, the Eastern and Northern Suburbs, or over to Geelong and Great Ocean Road or the beautiful bush towards Daylesford etc. It is a great place for families and couples, with pretty lakes, walking tracks, parks, playgrounds, restaurants and great shopping areas close by. Good schools too!! Great facilities such as a library, recreation centre, gym, learn-to-swim centre, hotel for guests, with more facilities being built. Safe place, great place, we love it, our kids love it and we have loved it since we bought our home here over 2 years ago. Give Caroline Springs a go, you won't be disappointed. We're not.

"Caroline Springs' area"

In my opinion, Caroline Springs is a great place to live. I have been living here for 4 years. I feel safe when I walk on my own at night time (compared to where I used to live in Clayton). The area is quiet, peaceful, clean and affordable. Besides, the development has grown rapidly with many shops, food stores, child cares, just to name a few.....

I have a mate who were considering to purchase a new home between Caroline Springs and Point Cook. He did all the homework and decided to purchase one in Caroline Springs.

The infrastructure is also keeping up with the population growth, ie: the completion of Deer Park Bypass (reduce travel time) and proposed Caroline Springs train station.

The only Con I have is the frequency of the bus. I wish the bus could run more frequently.

To sum up, I have never been regret living in Caroline Springs.

You are correct in you summary and think the area is only getting better as it is fairly new and still developing. The bus services in the nearest suburbs are just as bad, I normally drive to Sydenham station and catch the train to the station it's far quicker and more direct.

Hi Jane,

I have been catching the train at Watergardens for over three years now and I guess maybe I have been lucky. I agree with you about cars getting stolen at train stations however it is all stations not just Watergardens. When I parked my ford TX5 Telstar I did expect something as the type of car was older and very desirable amongst the thieves wanting to use my car for a joy ride. Armed with this information I had a $600 alarm installed on it with shock detection and two forms of isolation, always made sure nothing of value was left in my car and a good quality steering lock which was highly visible. I think I made it difficult enough for it not to be such a target. If you see the annual reports on car theft you would see that shopping centres are the number one hot spots. I think if you do everything you can to make your car not become a statistic you will be luckier. Unfortunately no one is protected from theft and it's only getting worse everywhere. Sad to say. Lib, I doubt you even know were you live.
Caroline Springs is a safe new vibrant area for families or retirees a like. There are always new shops and infrastructure going up. There is a swimming facility, library, loads of park land and sporting facilities, medical centres a new hotel and numerous state and private schools in the area. The only thing that is missing is a train station which is on the cards, mind you the Sydenham electrified train station is only under 10 minute drive away. If your not happy with Caroline Springs maybe the city life is more your style.

Lib, I lived in Caroline Springs for almost 10 years and it is a very nice place to live. The developer has delivered in everything they promised from day one. Not many developers do that. In fact its much better than anyother area around the West. I have lived in many nice areas i.e. Williamstown and I can tell you that CS is always an option for me. Your review is flawed... I hope real estate gets rid of it.
