"Felt Unsafe"

I rented a property here when I first moved from the country. I've since moved because I felt unsafe each night, every time the sun would would go down there where loud arguments, people roaming the street drunk and high. I've been followed when I walked from the shopping centre back home, which is a shame considering it's in walking distance but it's not worth being harassed and threatened. Wasn't even surprised when it turned out just a block away a man was arrested for multiple murders.
Would never live here again.

Thanks for your honest review. I take one look at this website and see it's obviously heavily biased by Real Estate agents and Real Estate owners trying to 'sell' a suburb by making it sound amazing. Meanwhile Perth crime map says this suburb has a high crime rating.
On this website, the safer suburbs are 5 star praised for their safety. Then you look at the unsafe suburbs and they still get praised with 5 stars, just for being close to shops or having great transport or 'looking great'. Meanwhile those 5 star reviews mention nothing about the safety of the suburb.
Quite disturbing that there's people out there don't think about the safety of the people they try to sell to.

Cloverdale is a fantastic suburb for families. Crime free and some good schools and public transport around. Shopping centres and airport close by plus the easy access to all the highways.

"So close to the city"

Cloverdale is really a hop skip and a jump from the city. I'm in one of the further corners and it's usually 15 minutes, with almost no traffic for most of the trip.

City of Belmont really do a fantastic job with the parks and gardens, so many of them and all lush and green with fantastic trees. Near us is Belmont Oval and Forster Park, both sporting grounds that play host to all kinds of sports, tennis, football, bowling greens, kids T-Ball, and a lot of dog walking as well.

Due to recent zoning changes, there's a lot of new houses being built around the place as well, which freshens things up, but there's still plenty of trees around on the larger blocks too.

"Friendly street, quiet and crime free"

Lived on fisher st for 7years now and I feel cloverdale is an undervalued suburb. It is mostly an older population who are quiet, friendly and keep a close watch for what goes on while you're at work. We have never had a break in and my neighbors have had no problems either. The street is quiet and people walking past always say hello. The Belmont forum is a great centre lacking nothing. The oasis is a fantastic swimming centre with a great vacation care for the kids. Love this suburb!!

"We had bad Tennants"

We have a investment property here that got wrecked by some bad tenants, I would probably look at another suburb if we were to invest again. It is fairly close to the cbd here, that was our initial drawing card, There have been some issues with noise from airplanes due to how close it is to the airport. hope this helps.

Disappointed to see that you have rated a suburb on YOUR inability to successfully screen tenants I have several properties tenanted to professionals and families in Cloverdale and live in Cloverdale myself. Great quiet suburb seldom hear the planes from the location of our properties.

the Macdonald always have uneducated , drunk , rude and low class people that swears at other.A group of wild kids also hangs around there.It is not that pleasant.

the suburb is undervalued because of some facts.It s still a good suburb to invest if you know what and where you are buying .Use a buyer agent to negotiate hard when shopping and if you renting it get a good agency to advise and manage it for you.Only rent to people with good credit history etc. employed full time and get some legal advise to draft the tenancy.

We live in Cloverdale and also have an investment property (older home) here as well - the tenants we have had have been fantastic, couldn't ask for better, and it tends to rent out within the week.

Choose your real estate agent wisely. Good agent will be able to check referee. I have no trouble with my tenants. So far have 4 tenants from 2011 using the same agent.

Rentals in Cloverdale

"Tranquility - (Neighbours...... what neighbours?)"

A peacefully quiet suburb, you don't realise that you are only 10 minutes from the Perth CBD and 5 minutes from the airport. The neighbours are friendly and all keep an eye out for each other. There is minimal traffic. I love sitting in my backyard and enjoying the quiet, you can not hear the neighbours around you, or the cars, seldom hear the aeroplanes, in fact I hear more little chirping birds than planes. Have never had a problem with crime in the 7 years I have lived here and seldom hear the aeroplanes probably because I am located further from the airport. We are a FIFO family and being only 5 minutes from the airport is PERFECT. 10 minutes to the Perth CBD, easy access to all highways and freeways. So close to the city has helped on many occassions when I have had to take my littlies to Princess Margaret Childrens Hospital 10 minutes and I am there! Belmont Forum is only 2 minutes away and the other major shopping centres are 10-15 minutes away. Carousel, Morley & Midland a great variety of shopping is only minutes away. I can't imagine living anywhere else Not only is Cloverdale a lovely area to reside its location to the airport, perth city, major shopping centres, medical and dental facilities, public transport and arterial roads is second to none, LOCATION LOCATION LOCATION - Cloverdale has it all !!!

"Hidden Value, close to the CBD"

Cloverdale is a hidden jewel located 10km east of Perth, on the south bank of the river. Perth is accessible through the Graham Farmer Freeway and Great Eastern Highway, which also provides a connection through to industrial center Midland.

Cloverdale a fairly well connected suburb due because its bounded by major highways on all sides, as a result travel to most major centres (CBD, Midland, Armadale).

In the heart of Cloverdale is Belmont Forum, it contains all major retail outlets (2 IGA's, Woolworths, Coles). As a result shopping is available 7 days a week till 9pm. Because Belmont forum is not a huge shopping center, parking is relatively easy and there are fewer crowds.

On Abernethy road to the north of Belmont Forum is a doctors clinic, pharamacy, radiologist and pathology clinic almost next to each other making it a very central and convenient area for medical facilities.

The areas two major parks, Faulkner Park are scenic and there are public swimming pools and skate parks located nearby. Traffic in the area is generally low but can be busy along major roads including Abernethy Rd and Wright St.

The council is generally proactive and clearly includes stakeholders in city planning through forums and workshops.

The area also has mixed zoning with some interesting rules like the ability to subdivide on plots that are on corners (R30) but generally R20.

For the price and distance to the city and the general availability of facilities, the suburb represents the best opportunity to buy into a great suburb close to the city, for a price that is otherwise out of reach for first home buyers.

"Affordable with fantastic access to city"

I lived in Cloverdale for a number of years, a very convenient suburb with good access, good shopping and nice lifestyle.

It has great access to the city - less than 20 minutes and you're there. It's also well located in terms of Great Eastern, Leach Hwy, Tonkin Hwy - no matter which way you're headed (North, South, City, East), there's an efficient route to get there.

Belmont Forum is brilliant - huge variety of shops and easy walking distance from a lot of homes in the suburb. They are open late, and always felt safe walking to and from the shops and around the place, even after dark.

There has been a lot of fresh new housing popping up all over the place over the last 5 years, which is attracting a lot of young professionals but there is also still a large number of older people that have lived in the area throughout their lives.

The parks and gardens throughout the City of Belmont are top notch, always green and well reticulated with lots of trees and native plants with birds etc. Great places for walking especially if you have a dog. Brilliant spot for kids is Faulkner Park, with the big volcano on Abernethy Road near the Forum, for the older ones, the skate park next to that is brilliant. Where skate parks are normally a bit scungy, this one seems to attract a lot of parents and kids, and older kids with great attitude. Quite clean and tidy.

Where we lived was friendly, but I think that probably varies by street. We also never had any problems with crime. Given it's very close proximity to the city, it's quite undervalued - bound to go up in value.
