"great for access to public transport"

A location close to Regent Station, trains, buses, and a stroll to Plenty Road trams, most suited to a city commuter, or even retiree wanting to access Preston Market and Edwardes St amenities.

The home however, needs a bit of work. (unless this has been done since I last viewed the property.)
Kitchen is lacking charm, and is not great. The tiles in the kitchen are wearing away (or may have since been repaired)

The home appears to rattle and shake when trains pass (directly accross the road is the train line), which is approx every 15 mins-45 mins until 1am.

The bathroom has a shower over bath set up, a very deep bath, great for a bath, however not so great for trying to enter the shower (those with mobility issues beware).

The 2nd "bedroom" the agent has described as a bedroom, is more of a study size room, without robes and very tiny.

Strorage is very limited, no linen closet, robes only in 2 out of the 4 etc.

It is advisable that the new tenant invests in some sort of portable cooling unit in Summer. No air conditioning is provided (unless one has been installed recently, the property description does not mention air conditioning) The house can get incredibly hot, and fans will not make this bearable .The heating is great! The ducted heating unit is relatively new and works a treat

The backyard is great, filled with fruit trees, and grass a plenty, however, the Gilbert Robinson Park is accessible via a back gate. This park can be noisy at times. On occasion I have heard teenagers mucking around and drinking, and nearby tennis courts can be noisy. But otherwise the playground is good for those with small children.

The front stairs can be quite tricky for those with mobility issues, and can be very slippery when wet.

Around 80% of the neighbours can appear rude/unfriendly, some were happy to chat, smiled when they saw you.

The street is not very well lit, I would suggest when walking home from the nearby station in the evening to exercise caution, or get a cab.
