First home buyers, possibly in Eynesbury

We are thinking of buying our first home in Eynesbury. We absolutely love the relaxed atmosphere and nature trails, bush land and wildlife, it honestly makes you feel like you are so far from the city when you're really only 45mins away! Just wanting to know about the Body Corporate fees, since there are such strict rules on the facades of the homes. And any information on the new shire and pending plans for more facilities in Eynesbury also. Thanks!
