How's the area around the Flatbush/Prospect Park South?
I don't know the area at all but am finding some really good deals on 1 bedroom apartments. It didn't feel very shady when I was down there in daylight, but it can be hard to tell. Are there any areas to avoid? I'm particularly curious about the area right around Ablemarle Road and Ocean Ave/Flatbush Ave.

Albemare Road and Ocean ave is okay, there are other surrounding streets that are more "shady". There was a shooting not to long ago exactly on Albermare and Ocean, but it was because of an altercation, so if you stay out of trouble and mind your business, you'll be fine. I usually avoid east 19 street, between Albemare and Beverly because there are usually some shady characters outside sometimes looking for trouble. East 21 street - definitely stay away from. Other than that most of the area is changing and upcoming
