"Girrawheen Best value 7 kms to beach 12 kms to the city"

Aussie egalitarianism is here massive improvements in the area is becoming much more financially and culturally valuable, and proud suburb. The area is full of a huge number fine and diverse cultural peoples the (population mix here is massive) including our own aboriginal families

"Unsafe and disruptive"

I am unable to safely walk alone to exercise. There are always hoons, loud drunk men, and loud music. Groups of people walk around together making it feel unsafe. Very loud dogs who are treated only as guard dogs, not like actual pets.

"Great Place to Live"

I’ve lived in Girrawheen for a little less than 20 years. It’s a great place to call home. I’m very fortunate to have great neighbours. There are so many parks and the brand new Sports Centre on the corner of Wanneroo and Warwick Road. NewPark shops have improved immensely over the years. Kingsway and Warwick shops are just up the road. 15 min to the City, the Beach or the Swan Valley. This suburb has a lot going for it.

"Affordable, well located and plenty of potential"

Girrawheen is part of one of the largest ongoing urban renewal projects in Australia. A formerly undesirable area, it is one of the few remaining affordable suburbs within a reasonable distance of the Perth CBD. This won't last, though - house prices have been rising for the last decade. There is constant renovation of old houses and construction of new high quality homes. Rezoning of almost every piece of land in the suburb will increase the population density (and values) even further. Get in while you can!

You hear from some Perth residents that Girrawheen is a "rough" place. This reputation is a hangover from the past and is now mostly undeserved. Crime has been steadily declining for well over 10 years. Yes, there are pockets of poorly maintained houses, but these won't be around for long. Girrawheen is becoming a suburb full of young couples, families, first home owners and educated immigrants.

I used to be one of those people who thought Girrawheen was a bad place. Then I wanted to own my own home and not spend hours in traffic driving to work every morning. Now I own a house in Girrawheen that has increased in value by 30% over just 18 months and shows no sign of slowing down, even in a flat market. My neighbours are all friendly people who have well paying jobs and keep their gardens looking good.

Why would you want to live 35-40km (or more) from the city when you could buy in the future star suburb of Girrawheen? Look beyond the outdated reputation and discover a true hidden treasure of Perth.

Great for

  • Affordable housing on large blocks.
  • Reasonable distance to beach, City and major northern centres.
  • Still lots of open spaces, trees compared to modern suburbs.
  • Brand new homes in new developments
  • Increasing values - rezoning coming

Not great for

  • Poor Image.
  • Public transport could be better

"No nonsense Working Mans Suburb"

Lived here 32 years and love it. Houses are realistically priced and most are under $300,000. (2011 average) being predominantly ex State Housing Commission. Blocks are decent sized 691 Sq M size and ex SHC houses which have Timber Flooring (tongue & grove Jarrah) which is better than cold concrete. Public Open spaces are generous and green. Traffic is not congested except Mirraboka Ave during peak hours near Mercy College. Adequate parking spaces in each block with wide sreet verges and concrete paved walkways/ cycleways. Well serviced with many major shopping centres and the best Oriental Supermarkets in Perth, Farmer Jacks in Summerfield Shopping Ctr with a team of Mens Hairdressers that charge $10 for an adult haircut. Another... Win-Win Supermarket in Hainsworth Ave sells asian groceries Many Vienamese stores and take-aways. Excellent Chinese Restaurants and Take-Aways and a major Supermarket "Super IGA" open all day Sundays at Girrawheen Newpark Shopping Ctr. No rowdy behaviour by Hoons or Louts and rascals, ever since S.H.C. refurbished and sold most of their Town Houses and Unit Dwellings to private owners. Girrawheen Telephone Exchange has ADSL2+ for good speed Internetting (not available in Alexander Heights) Electricity supply though overhead lines, is secure and continuous all year round. Main Utilities like Water Service, Gas and Telephone is good. Schools are within walking distance for children and quality of Education is good. All 3 of my children and 7 grandchildren are taught well.
Not ideal for teens and twenties who like the exciting Northbridge lifestyle as there is no nightlife in Girrawheen. Therefore we do not see many noisy young people sharing rented premises. Most are family occupants with young children. Perth CBD is 20 min. by car and Peak Hrs Express Buses get you to Perth City in 30 mins. Adequate public transport by Buses only. No Train Stations.
Neighbours in my street are friendly but non-interfering. If there is a Drug distribution house, we make sure it's closed down promptly. Years ago many hypodermic syringes and needles around on footpaths, but that has stopped now. No stray dogs. No noisy barking dogs.
Nice quiet suburb for Retirees and Age Pensioners. Many places of worship (Churches and two Buddhist Monasteries).
In the past 32 years, we have neither been burgled nor assaulted in Girrawheen. Of course, we avoid using the ATM after dark and don't test our luck. We installed security windows and doors many years ago when the suburb had a bad reputation. We have a German Shepherd dog outdoors on a chain in a Kennel. My Aussie Flag has never been stolen! It's flying 24/7.....365days a yr.

"Not so Bad."

Lived here 24 years. Changed quite a lot over last 10. Mainly due to changing mix of cultures, less indigenous, more asian/african. More families with young children, but they still closed two state primary schools. Traffic on major roads is now quite heavy, makes lot of dust to settle in homes. Fewer trees, more paved areas, less gardens. Good access to city and local central shopping centres but smaller shopping centres are poor. No underground power but streets clear of parked vehicles and most side streets are fairly quite almost all the time. Some noise/anti-social behaviour but no worse than most other areas. poor recreational/entertainment facilities for teens but good for seniors, like most other councils. Most homes owner/occupied but some tenants look after their rented places better. Most people reserved but friendly. Current land prices mean you buy the block and get the house virtually for free. How long can that last? Will be entirely changed over the next ten years as housing density increases.

  • Air poluttion from traffic and brickworks about 4 klm away.

"A very underrated suburb"

WA government has spending millions on revamping the historically undesirable area of 'KGB' and its being hailed as one of the biggest urban renewal projects in Australia.

Positives:

12 km from the city, easy access to several major roads, 15 mins to the beach, 15 mins to the city, warwick centro 1 min drive down the road, newpark shopping walking distance, several parks, buses to the city and warwick train station, awesome little vietmanese cafes in the area. Property is well below the Perth average price. Area being re-zoned to R40 and R60 soon.

Negative:

Developing suburb with still a few scruffy places and there is unfortunately still a stigma assosiated with the area. This will no doubt change in years to come and with the urban subdivision planned for the old blackmore primary school site.

"Depends where you live"

I've only lived in Girrawheen for a few months and found it to be great so far. It's affordable to buy and close to the city. Your experience of Girrawheen will depend largely on what you're neighbours are like. I'm lucky to have good neighbours, who are all owner-occupiers. So, if you're looking for a place, suss out the neighbourhood first. There are quite a few messy, neglected-looking houses scattered throughout the suburb. Hopefully if rezoning occurs, this will change. Long term, Girrawheen has a lot of potential and should prove to be a good long-term investment.

"A changing suburb"

I lived in Girrawheen for about 3 years from 2003 and currently rent the house out. In that time I've seen Girrawheen changing a lot and also think the reputation or perception is no longer accurate. A proposed rezoning is going through council now ( see the Wanneroo council website from 12th January 2010 for public comment ). This will undoubtably see land values rise and the old housing demolished for new family homes and medium density housing. This should also improve the streetscape as landscaping is done. The fact is you have a suburb thats 20 minutes from the centre of Perth, with good block sizes, surrounded by much more expensive suburbs ( including the also knocked suburb of Balga ). These suburbs cannot be ignored for much longer.....property investors and first homebuyers should be looking very closely at Girrawheen.

Had no idea there was proposed rezoning again, although I know it's been on the cards for some time. Seems like prices have increased again in anticipation, even in recent months. Will be interesting to see what happens to the area in the next 5-10 years..

I think suburb is changing very rapidly and in next 5 years we can see the dramatic changes in the house value an cultural mix.

Large block size, rezoning, proximity to the city, beach and affordable home will make this suburb above average performer in next 5 years. Lot of interstate migrants have started purchasing property in this area and house value will continue to stride upwards.
