"Great place for a nuclear test site"
Gray Street, Tweed Heads West is situated in the heart of an area known as "Hell's Kitchen" Ear plugs a recommended due to large passenger aircraft skimming over the top of roofs and to drown out the noise from neighbour / domestic disputes. For those game enough to negotiate the area at night - I can recommend a good local security firm to accompany you.

"value for money"
great real estate value, street not discovered yet by developers, it is close to kirra beach, coolangatta beach, tweed heads beaches, 2 major shpping centers, restaurants, clubs, 50 seconds to pacific highway.

One of the few areas where this is still affordable housing. And only 5 minutes to the Airport and beaches of Bilinga & Kirra. You forgot to mention these things!
