Basic mass housing development growth area. Difficult for young families looking for local employment and due to cost of living and fuel crisis is making it difficult. Rent is cheaper then other suburbs but be prepared to match that in fuel costs.

There are many share-house options due to the housing boom. Basic amenities are available, but local schools are still overcrowded. The area is heavily reliant on driving, with limited public transport options. Difficult to find local jobs instead have to work self employment or business.

I’ve had my car repeatedly egged and vandalised not for stealing or joyriding, but just for kicks. None of this kind of BS ever happened when I lived in Corio, and these idiots make quick getaways on their e-scooters. And they’ve put the rent up here like it’s some blue-chip suburb. Check the community Facebook pages as well anyone who thinks this suburb is so great is in denial

Leopold is a rapidly growing residential area, but its infrastructure hasn’t kept pace with demand. Schools are overcrowded, public transport is limited, and residents are almost entirely reliant on driving. Essentially, it’s like Wyndham Vale but without a train station. Most job opportunities are located in Melbourne, making commuting necessary for many.
For first-home buyers, I would recommend considering the western suburbs of Geelong, such as Lara, Highton, Corio, Geelong West, and Fyansford.

I'm genuinely shocked by some of the negative reviews I've read about Leopold..I've lived here for four years now, after moving from Melbourne's south-eastern suburbs, and I can confidently say those comments do not reflect the reality of this suburb.
Leopold is not rough — far from it. If people think it is, I’d suggest they compare it to other areas in Melbourne or even parts of Geelong. In fact, I suspect many of the 30+ negative comments may have come from the same person, possibly someone disgruntled with a local real estate agent or trying to keep the suburb a hidden gem.
From my experience, Leopold has everything you need. You don’t even need to go into town if you don’t want to — we’ve got the Gateway Plaza, great schools (the local primary school is fantastic), and a wide range of sporting clubs including football, cricket, netball, and tennis. There’s a strong community feel, beautiful sunsets, and affordable housing.
It’s also perfectly located — just 12 minutes to Geelong, 15 minutes to the CBD, and 12 minutes to Ocean Grove beach and the Bellarine wineries. Some areas even offer views of the bay.
Sure, like any suburb, you might occasionally see a teenager on a scooter or a bit of graffiti, but it’s rare. My kids go to school here and I feel they’re safe. I believe some of the prejudice toward Leopold may stem from outdated perceptions, but in reality, it’s a wonderful place to live and raise a family.

I was a Leopold local for 34 years, where I raised my three children and proudly supported the local football club. It saddens me to say that I’ve now made the decision to leave. In recent years, Leopold has changed dramatically, becoming a haven for crime and antisocial behaviour. Youth crime in particular has reached a peak, whether it’s vandalism to homes, damage to cars, or the kind of behaviour that simply makes you feel unsafe in your own community. I can no longer recommend Leopold, and everyone I know feels the same way. It’s such a shame to see how far it has fallen.

I can’t recommend Leopold at the moment due to the current state of the suburb.

Anti-social behaviour and crime feel out of control, and it’s clear why so many properties are on the market.

Low employment opportunities and a lack of proper infrastructure are also major concerns that potential buyers should consider.

If you’re looking in a similar price range, Lara is a far better option with train access to Melbourne CBD for work and noticeably less anti-social behaviour.

As a proud Leopold local for the past 17 years, I’m honestly shocked by what the town has become. Crime seems to be out of control pointless vandalism, harassment, and even theft by your own neighbours have become far too common.

It’s no longer the quiet country town I once knew or remember fondly. Sadly, it feels like the right time to get your money’s worth and move on.

Let the developers try to fix the social decline and poor infrastructure of what was once a proud suburb. It’s a hard truth, but one that needs to be said.

I rented in Leopold for a few years, initially paying an affordable $450 per week for a 3-bedroom, 2-bathroom home with a garage. That was before the rent suddenly skyrocketed to $510.

Frankly, this increase feels completely unjustified. The suburb offers little in return no meaningful infrastructure, limited amenities, and an overwhelming amount of ongoing estate developments with no real value added to the community.

During my time there, my daughter’s bike was stolen, my car was vandalised, and some local troublemakers even set fire to a council tree on the nature strip.

Perhaps the rising rent reflects increased insurance premiums due to the area's growing crime rate who knows? Either way, it's not worth your time or money.

Say what you will about Corio, but at least this kind of things doesn't happen there on a daily basis.
