"The Perfect Balance of Geelong West and Newtown"

With close proximity to the Geelong Ring Road, Manifold Heights is an easy drive to the Surf Coast or Melbourne. It’s also incredibly close to the café and shopping strip that is Pakington Street – in both Newtown and Geelong West. As well as the desirable locale, it’s a suburb lined with greenery and offers many local reserves and bike paths for enjoyment.

Over the last 12 months the property valaue has dropped somewhat, by 4.5%, whilst the rental yield has increased by 2.4%. This is showing an increase in investments being snapped up in the area, particularly with bigger blocks being subdivided by developers. With that, there is a mixture of new builds (townhouses) and original properties. There will be a lot more development in the coming years within the suburb and on the outskirts with the demolition of Cement Works.

The average sale price as of September 2020 is just shy of $740K, and the average rental return is just north of $340 per week. A large majority of occupants in the area are aged between 20 – 39 which leans heavier towards male occupants than female. 32% of the properties are rented, whilst 65% are oner occupied. This has increased since last calculated which is reflective of the decrease in sale price and increase in rental return.
Overall, Manifold Heights is a popular area for families and is a great mix of cultures.

"One of the most Premier Suburbs in Geelongs Region"

If you pick nearly any street in Manifold Heights you will find it to be tree-lined and leafy, rather quiet apart from the main thoroughfares which you trade off quietness for the convenience of supermarkets, doctors and chemists, take away foods and other handy shopping. The sort of suburb that everybody wants to live in with its renovated period homes, as well as the very modern homes with all the modern conveniences; either style allows for beautiful streetscapes. Private and public schools surround the area.
Excellent access to the Geelong CBD via Aberdeen Street. Its also close to Geelong Train Station and Geelong Bypass to the west for travelling either north or south, Melbourne or the Surfcoast.

"A great suburb close to the City and easily accessible to Melbourne"

Investing and living in Herne Hill is great idea. It once was seen as the far west Fringe of Geelong and with the Cement Works operating, just your average suburb. Since the cement works has gone, Fyansford at the base of the hill is opening up Residential developments, the Geelong Bypass has opened and provided great access no matter what direction; Herne Hill has experienced excellent capital growth. Similar to Hamlyn Heights, its a great area for families or investors to purchase in a position that is still just 10 minutes to Geelong Centre. Also its a handy location being close to Pakington Street and Shannon Avenue shopping precincts. Might I say also, handy to be close to Queens Park Golf Course for anyone who likes to whack a golfball.

Rentals in Manifold Heights

"Family Friendly"

Very close to everything that matters, with public transport very close, if needed. A small patch of real estate that is very undervalued, given the close promixity to city, schools, recreation, doctors, pubs, etc. Wouldn't want to live anywhere else. My 3 children all walk to school - 2 at 2 different secondary schools and one at primary school. Great park just behind me that is safe for kids to play in and has some playground equipment. Neigbours are very friendly and helpful. Usually quite wide tree lined streets with some gorgeous old homes. Also some very new homes where old houses have been demolished. Beautiful units popping up that are in keeping with the neighborhood.
