Henley has raised concerns
Manor Lakes, VIC 3024 is located within the Wyndham local government area, part of the Melbourne (Greater) Region in Victoria.
Hey ! I am after some advice from you guys. I have recently paid refundable deposit for a block of land in Lollipop Hill (448m2). The fall on the land is 1.29 metres. As usual I have reached out to Henley, Carlisle, Metricon and Porter Davis homes for a 28 squares plan.
I am awaiting quotes from Carlisle and Metricon while Henley has raised a concern re the easements on the block(2.5m). Since the fall on the land is more on the rear end and less on the front end, they would need to dig the rear end and fill the front end. They are citing reasons that building a 28sq house is risky and they might dig into easement on the rear end and reach the pipes etc and this also effects the garage wall. They cant even fix the site costs for me because of the fall.
Can someone advise if they have been through this ?

You would need to reduce your home size to stay clear of the easement running to the rear.

Hi Vipul,
that could be right too, all depends upon citing. but if that is the case you can still go with the same plan and ask the builder to reduce the size of the build. It may take about 0.2mm out of the back rooms/area
