"We just love it..."

I have been living in Medbury Avenue for nearly 10 years now and know that I bought in a very good area and lovely quiet street. In all the time I have lived here I have not heard anything at night, the street is very quiet, no dogs or cars to be heard. Watsonia itself is a lovely suburb with everything you need, a great library, RSL, 2 prominant shopping strips housing a post office, chemists, IGA's, everything you need. If you want to venture further, Medbury Ave is a 10 - 15 min walk to the train station or Greensborough Plaza. Yes there was talk of a multimillion dollar development which appears to be on hold, however there is now works being started on the new fabulous aquatic centre at Greensborough and the plaza is currently getting a makeover. I have bought my children up here through high school and they had no trouble getting frequent buses to schools in surrounding suburbs and of course Greensborough College is just around the corner. There are also a number of very good primary schools within walking distance as well. They are both at Uni now one at LaTrobe which is conveniently nearby. By car Medbury Ave is three minutes from the Western Ring Road to take you to the airport or to further Geelong and beyond. Three things I love about Medbury Ave; the tree lined street, beautifully quiet and Diamond Village conveniently located at the end of our street (IGA, hairdressers, dentist, takeaway food shops, chemist, bakery). Is there anything I dont like; honestly no.

"Great place to live close to everything! Super friendly"

We decided to buy here recently after some of the reviews on this web site and some good advice from some savy locals. We could not be happier. It is close to schools, the Diamond Village shops which has a great selection of local shops and importantly a quick stroll to the train station. I recommend this street and it certainly has a very positive reputation in the suburb and is well known throughout the local community. I am looking at also buying an investment property in the street as soon as another property becomes available based on some good advice from a very sucessful property speculator in the area. I am glad others also feel strongly about this street and have shared their experiences.

"Good, but not perfect"

I went for a drive just this morning down Medbury Avenue to see why it's been so highly rated. As it turns out, it is a very pleasant street. Some of the houses look a little run down though, so I can't say it is perfect. There is also a large section of Medbury Avenue that backs onto a car park, so again, that's not great. BUT on the whole a very pleasant street.

"Great Investment, likely to boom in near future"

I am a real estate agent that has been working in Northern Melbourne for the last 15 years. I have been attracted to Medbury Avenue as this street is unique in that it is part of both the upcoming Watsonia/Greensborough suburbs. It is centrally located in the area close to shops, schools and transportation. Additionally this street is quite with minimal traffic, leafy and has generous block with well built houses. I decided to write this piece as I had a surprising number of requests from clients to be informed when properties became available in this street. I have seen the area develop and property prices increase and I think that the properties in the area are currently massively undervalued. Due to upcoming developments and existing infrastructure this area will dramatically increase in value in the near future and will continue to do so in the long term. The Watsonia/Greensborough area is the heart of the belt predicted to boom. The Greensborough main street is being developed with a 350 million dollar plus development turning the area into a cosmopolitan pedestrian walkway/mall to what has been compared to a mix between Federation Square and the Bourke Street Mall. Building is fully approved and costed and commences in September 2009. The Victorian Government has vowed to build the Northern Link Road which will start at Yallambie Road and link to Bullen Road/Eastern Freeway. The Brumby Government say this will be a fully government funded project and will have no tolls. The existing infrastructure in the area is well established, particularly around this address. Greensborough Secondary College is a block away and Watsonia Heights Primary School is three blocks away. The Diamond Valley Shops are a great set of local shops with a large supermarket, pharmacy, bakery and milk bar just at the end of Medbury Avenue and Greensborough Plaza is a 10-15 walk. The Watsonia train station is short stroll and services to the city take approximately half an hour. For investors and owner occupiers this address is certain to increase in capital value dramatically in the few years and steadily increase after that.

Surely being a so called agent for 15 years you should know that the area went up $80-$100,000 last year, boom in the short term hah.......come already and moving towards Diamond Creek. Also in regards to the $350,000 million face lift for the Greensborough Plaza, now 18 months overdue & the promises thru local council are laughable with no light at the end of the tunnel with no date scheduled to start. The Diamond Village or as the real locals call it "Ghost-town" with many vacant shops, since the RTA left once again the propmises from local council are laughable. It's not hard to see that you visited the area as your review has more holes in it than a block of swiss cheese

"Perfectly positioned location"

Medbury Avenue is positioned close to everything that is needed for a modern family. At the southern end of the street is the Diamond Valley shops, which are well established with all that is needed. At the shops there is a large supermarket with a bottle-shop, pharmacy, news agency, pizza shop, fish and chips, two bakeries and a coffee shop. This makes it ideal to duck out and pick up a bite to eat or do the weekly shopping. At the northern end of the street it is only a five minute walk to Greensborough plaza which is soon to be redeveloped with a 350 million dollar project expected to commence in September, which will turn Main Street into a pedestrian walkway, some hailing this the Federation Square of the North. Within the street there is a small park with some well maintained play equipment for the kids and within only a few hundred meters of the street there are many parks including the Elder Street Reserve the Gabonia Avenue Reserve and the park opposite the Diamond Valley shops. One of the great features of this location is the proximity to schools. It is only one block from the Greensborough College and a short stroll to the Watsonia heights primary school. The public transport is great with a 10 minute walk to Watsonia station, where they have express services to the City on work days, taking only 20 minutes to get into the CBD. The street is not a main thoroughfare meaning kids can play in the street and all you can hear is the birds. The houses are immaculately maintained and residents of the street are obviously proud to be living there. The testament to the quality of this address is that properties very seldom become available on the sales market making the exclusivity of this address.

"Best choice ever made"

I am currently renting in this great street. I have lived through Melbourne and Medbury Avenue is one of the friendliest and convenient locations in Melbourne. The area is lovely and green with lots of parks. The Diamond Valley shops are so close and have some great food shops. The location is great nice and close to both the secondary school and the primary school. The train station is a quick stroll down the road and does not take long to get into town. Very close to the Greensborough shopping centre (5 minute walk). Lovely neighbours and it is truly a safe location where kids can play in the street/parks without concern. A sought out location, I hope to stay here for some time.

"Best location in Melbourne!"

I rented a house in Medbury Avenue in 2008 and have since move to QLD for work. This street boasts all that is needed for a great lifestyle. It is so close to the great Diamond Valley shops, that has supermarkets, cafes and take away shops. Only a short stroll to the Greensborough shopping centre with its great pubs/cafes. The close Watsonia station that make for a quick trip into town either for work or to watch the footy. Nice and close to schools. The location is well established with lots of trees and a generous wide street. The best thing about the location is the neighbours, some of the friendliest people I have meet who genuinely look out for each other and make you feel like family. Highly recommended location, wish I could have purchased.

"One of the best tree lined street"

It may not be the best in Watsonia, Greensborough area, but certainly is one of the best !

The street is not short, but in either end you can walk to Diamond Village Shopping centre, and a healthty 15 minutes walk to Greensborough Plaza. Watsonia train station is only about 15 minutes walk, but this depends on which end of the street you stay.

Greensborough Secondary College is also very close.

There is one small playground for the kids.

Neighbours are generally helpful and friendly. A lot of elders, but more and more young families move in
