"Gentrification? Here it comes"

I moved from a rental in Subiaco to a quiet cul de sac in North Orelia in 2012 and haven't regretted it. My commute is fantastic (24mins by train) and the house on 700sqm was a fraction of what you would pay in the city. Great value for money.

Lots of birds (ringneck, galahs, white and black cokcatoos). Super friendly neighbours. Lots of new families moving into the area and some FIFO workers (mostly female, funny enough).

The new Marketplace has pretty much everything you would need including a Dome for those lazy Sunday mornings. There are not too many places to go out to on a Saturday night, but the train to Leederville takes less than 30 mins.

Initially, there was some odour from the Biowise composting facility but they are now closing down.

Having said that, downsides are: there remain some low socio-economic people in the area. Most of them are fine, but perhaps not people you want to hang out with. There can be some hooning, so avoid buying on main roads. Personally, I am a bit concerned as to who will move into the tiny new houses they are building in the town center - people will literally be living in each other's pockets.

Some people associate Kwinana with pollution from the industrial zone. However, the winds here are often northeast, which is why Hope Valley is closely monitored (wind roses show this).
  • Space, greenery, privacy
  • Commute to CBD
  • Daily shopping & cafes
  • Some hooning
