"A family friendly place to live"

Seaford is a wonderful place to live. It is quiet and family friendly suburb (no traffic). The house prices are still reasonable. Most of the people living here that we have met are professional couples with a family or retired. One of the best things is that it will never get overpopulated, as the wetlands prevent too much development. We bought here (near Seaford train station) 9 months ago and we are very happy. The beach is stunning and a lot quieter than other beaches on the area. I've lived in lots of other suburbs in Melbourne including Brighton, East Bentleigh and Footscray, and Seaford is by far the best. That's why I am so keen to write a review so that other people know how great it is.
Before we purchased here, we had concerns about mosquitos because of the wetlands. However we did research and understand that the council looks after this and sprays every year. We have not noticed any difference in mosquito numbers from any other suburb (there are hardly any at all). We've noticed that there are very few flies as well.

"Getting better every Year!"

I lived in Seaford for 5 years now and it has been great. I live in Emanuel drive and I feel Neibours are friendly and the community around this area feels safe. I believe the suburb really changed alot in terms of safety during the 5 years. These days I see many people jogging and taking their dogs on a walk even at night time. I feel it is safe for me to raise my family here. I enjoy cycling to seaford station and beach which only takes around 7-10 minutes and on weekends I enjoy going to Bayside Shopping Centre for a dinner out with my family. Anyway I have had good experience here and hope it keeps getting better.

"Crime isn't the only shortfall"

Having recently moved from Hobart to Melbourne, I have been renting an apartment for past 11-months my home has been broken into twice and my car once. From what the police tell me it was likely junkies trying for a quick grab of goods before selling them for quick cash.

My home is secure and has a large gate at the front . . . but nothing seems to deter these criminals. Likely coming in from neighboring high crime suburbs like Frankston North.

And as for eating out and shopping - you need to head into the city if you want to avoid the low end rubbish being sold locally. Never had a decent local coffee (have tried multiple locations).
Cons
  • High Crime Rate
  • No decent restaurants
  • No decent cafes
  • A few ferals still around
camhill
camhill sounds like you have run into so bad luck, ive lived her for the past 2 years and never found crime to be a problem.. i havent even noticed it.. you must live on the bad side of seaford.. you can say seaford is bad when you have such an amazing beach.. there are plently of places to get a good coffee and most with a great view of the water.. very disspointing that you have rated it so low when you have by the sounds of things been singled out and targeted by crime.. i think you should reconsider your rating...

AdamB3 I have lived in Seaford for 4 years and all I can say is, don't listen to all the crime garbage you hear, crime is everywhere! It is naive to just go off a negative comment. I have found some parts are excellent and some bits have had issues. We (my family) have had no problems and I in this time have got to know half the neighbourhood. Where else can you buy a house on the S.E. coast of the bay in Melbourne for under $400-500K!!! We are 2kms back from the beach where we are, have excellent highways, are a short trip from the beautiful country, surrounded by high end suburbs,45mins from the CBD, have a great and improved infrastructure of Frankston and spoiled for choice with schools within walking distance!
I can think of at least 30 homes I have seen around our area that have been renovated since we moved here and all of which have large kid friendly blocks!!! Please come down and/or do your proper research! Find go off what old negative no hope locals say!! It's a under rated beachside suburb.

"Booming suburb, lots of growth and new family's moving in"

Generally any spot with 15mins walk to the beach is probably your best option and there is a range of houses that are ready for the picking.. it's a great suburb with lots of potential to develop into a beach side suburb haven

LuluJ
LuluJ Hi BalaV! We moved to Seaford just under 2yrs ago from Mitcham and have never been happier! Beach, fresh air, great community feel, farmers market, lots of good coffee/cafes popping up (Spanish bar has super food and pretty cool vibe!) and we are so close to the Mornington Peninsula as well as nice suburbs like Chelsea and Mordiallic. We really LOVE Seaford and have a 3yr old son who has made tons of little friends in our street alone. It really is a hidden gem but you better get in soon as house prices are on the rise due to people discovering it!

LaurenBrownL
LaurenBrownL Could I ask what street or which part of Seaford you live in? Seems some areas are good and others not so much! Thanks in advance!
2yrs+
LuluJ
LuluJ We live close to the IGA shop on Railway Parade. This whole north side of Seaford is great! You have access to a quiet but beautiful part of the beach and only a short stroll to Carrum beach / play park etc. The other side of Seaford is cheaper to buy as it's not as close to the beach and we were told it was a 'more troublesome' area.

DeirdreO
DeirdreO We were looking at the Jubilee Avenue part of Seaford. There is a rental there we are interested in. I've checked it out on street view and being honest I've seen nicer streets in Seaford. Wonder if this is one of those 'troublesome' areas you refer to? Are we best to stick to Carrum side of Seaford?
Jun 19, 2016
LuluJ
LuluJ Hi DeirdreO I guess it comes down to personal preference. I don't particularly like that area of Seaford as it's got the huge main road there and lots of shops/takeaways etc. It's also next to Frankston North and I know that area CAN be pretty rough at times. Where we live in Seaford North is quieter but you'd probably pay a bit more in rental if you're closer to the beach.

DeirdreO Thanks for your thoughts. The rental itself looks lovely. However I think you are right. i have seen nicer streets and areas in Seaford. Will keep looking!

"Afordable Beach side living, progress in the next 5 years"

I would really like to see a section of the front beach be turned more into a prominard to open the views up from nepean hwy, but then again it's always a great suprise walking through the bushland to discover the amazing beach, lived hear for over a year now and love coming home every day. afternoons in summer spent walking to the beach with the dog.

some randoms around the area but mainly either older people or new families.. lots of reno work going on in my street.

SeafordEd
SeafordEd Agree with the potential to open it up just a little bit. Maybe just around the pier area, leave the big trees but clear out the ground cover and grass it up. Put in a playground for the kiddies. Picnics on the grass with views of the bay sound nice.

WinkingsmileyF
WinkingsmileyF I love the fact that we don't have those facilities because it means only the locals spend time at the beach. The other beaches (Frankston & further north) have all of those facilities and in summer those beaches are packed and you can't get a parking spot and the area is filled with busy-ness. I love that Seaford is a secret and mostly the rest of Melbourne don't come in during our hot summer days. A little selfish I know......but I would like to keep enjoying the quietness while seaford is still a secret :-)

"An undervalued SECRET beach suburb...Don't tell anyone!!!"

Having recently been made Ray White's Area Manager for Melbourne's 20th Best Suburb, Seaford has consistently surprised me at every turn. From easy access to public transport and freeways to both the CBD (40 min) and the Peninsula (20 min), lively cafe/bars/hotels/restaurants, spectacular wetlands for nature lovers and bird watchers, varied shopping options and of course one of Melbourne's best beaches complemented by a range of community services and natural beauty, it's hard to believe that the median home prices in the area are so affordable.

Young professional families are sure to soon discover this affordable bayside lifestyle, and this suburb will no longer remain the hidden jewel among Melbourne's beautiful coast.

"There is room to improve here, great bayside suburb."

I was raised in Brighton and decided to by an Investment property in 1988, my wife and I purchased a property and rented it out, then we decided to move In to Seaford into the same house, at first it was a little cultural shock, but as we have come to find, there is a good mix of professional people and working people, the beach at Seaford is the highlight and the children when 4-5 years enjoyed it immensely spending many nights watching the sunset, then over to Woolworths and picking up a barbeque chicken and salads and back home for a dip in the pool. You have the peninsula right on our doorstep, with all its wineries. But the greatest thing about Seaford is the boat I now own, so close to Port Phillip bay and Westernport a fisher mans paradise, sorry you can keep your Brighton and Toorak for the wealthy, I love Seaford, where the people are just a little more genuine.

Best to try and get a spot between the beach and the freeway and you can't go wrong.. Hopefully the local governments spend money on the front beach and make it a million dollar beach front...

SerminS
SerminS I have been in seaford last eight years , I love being here and love being close to the beach ( personally it is the best) , quite , larger land , very green and really proud of myself I can travel work somehow and now got used to it , there is always best one but I think it is only will get better and we need only quite environment rather than living next to eachother too close and I dont want to live a place very popular because of shops or cafes , I prefer the beach and green wetlands ducks and nature has to be taking over where I live

"Best beaches in Melbourne!"

We have lived here for 8 years and have been pleasantly surprised. People are very friendly and we have been able to make some great friends in the area. Beaches are amazing with none of the rowdy teenage groups you often see at the Chelsea or Frankston beaches. We often went for walks along the forshore to Woolworths. Or rode our bikes long the highway on weekends. Loved having the best of the mornington peninsula just up the road. Loved seeing all those people kayaking down kananook creek on the weekends. And the kids enjoy feeding the ducks. All in all great suburb to live and with the freeway opening soon it can only get better!
Pros
  • Quite and peaceful suburb

"Gets better & better with time"

Seaford is about 40 mins from Melbourne's CBD and is practically on the border of the Mornington Peninsula. Its been known as a boom suburb for years on end. With prices in seaford skyrocketing especially beachside seaford! nows the time to snap up a great deal! Seaford was actually a tourist town back in the 1960's before it mainly became a suburb (like mornington). Seaford is getting better & better. Many of the young kids are moving out of seaford which is a good thing for the suburb in itself. There are great cafes the new surf club has just been built and won an architectural award, the farmers market which happens every 1st week of the month and with St.Kilda FC's training base at seaford it makes the suburb look even better!, Our football club is the largest in melbourne and has won the Peninsula division 3 years straight! the grounds packed out EVERY HOME GAME! and the comminutiy spirit for the club is fantastic! we also have a skate park (which was the old frankston skate park) we have a soccer club which is quite good and the beach has been named best beach in melbourne a few times in recent times in summer its jam packed! We have 2 pubs, seaford hotel (which is ok) & the riviera hotel (which is busy all throughout the year , ESPECIALLY SUMMER!)

"Great little suburb and getting better"

my partner bought a house here about 9 years ago and it's now worth twice what he paid. We are minutes from the beach, shops and the train station. Always feels safe around here (good guard dog!) and everyone is very friendly. We are a young professional couple and our friends are always surprised how nice it is around here. There are still a few ferals about but they are mostly renters.

Our street is made up mainly of older people/retirees but we are now noticing more young couples with kids moving in. The council does a good job of maintaining streets/landscape and they have put in some new walking paths around the wetlands which look great.

It's not the place to be for party animals and there isn't a great amount of dining options although Thai beach cafe rocks!
Pros
  • Access to transport options
  • Affordability
  • Beach
Cons
  • A few ferals still around

"Whats good about Seaford?..."

What’s good about Seaford?
• Melbourne’s best beach- 5km’s of coastal dunes between hwy and beach
• Easy access to train, freeways
• Kananook Creek- which is being revitalized at moment (dredging etc)
• Walking tracks along both beach and creek- about 10km’s worth
• Great little RSL- won awards and more work in the plans
• A Lifesaving club that has won international awards for architecture with a café in it
• Good shopping strip with all the necessities like bakery, pizza shop, thai take away, etc
• Pub with great food, The Riv, though they need to open up the top deck with water views. New beer garden which is good though.
• Some excellent streetscaping being done by the council at moment to enhance the main strip
• Plenty of primary school options and secondary schools not far away
• Frankston with shops, cinema, etc not far away
• Great local sporting clubs- footy, cricket, soccer and basketball stadium
• Home of AFL club St Kilda- though they should have built it where the soccer grounds are on Railway Pde
• Short drive to the Peninsula, Westernport and all they have to offer

All this only 40km from the city….

There are a few areas to Seaford.
1. Nepean Highway (or unsealed streets just of it) with water views or backing onto Kananok Creek
2. Beach side of freeway
3. Other side of freeway

Still a very wide demographic from the millionaires with beach views to those that live in spots that are more affordable. There is still a bit of riff raff around but getting less and less all the time and soon enough the gentrification will almost be complete. All the people in our and our friends mothers group are all professional couples and not scum bags so the future of the place looks bright. And every one of them went to the mothers group thinking it would be full of ferals and 16 year olds and were pleasantly surprised.

marketman
marketman let me say one thing, - riviera hotel they will NEVER open up the top floor its an old hotel from the early 1900's even earlier from memory i worked there for 8 years and know everyone extremely well including owners of the pub - it will NEVER HAPPEN- i bet my life on it! - the riviera will never have a beer garden too much work & too much money all upstairs is old rooms that were rented out back i the early 1900's - everything else you covered is SPOT ON!

SeafordEd Add in the new bowls club at Keast Park which is looking great. Will have another cafe with water views in it too. Hopefully this one has a menu with wider range than the lifesaving club one. No poached eggs or pancakes for breakfast. Boo...

"Fantastic Place To Live"

I have lived in Seaford for 16 years and it is a sensational place! We have heritage listed wetlands, a gorgeous, clean & safe beach, Kananook Creek and walking tracks galore! It really is a nature lovers paradise with a fantastic variety of bird life. It is a small, friendly community and we are getting more cafes all the time, including the Life Saving Club cafe with its awesome bay views.
I highly recommend Seaford as an all round great place to live!
