"Snell Grove Pascoe Vale/ Oak Park"

Snell Grove is walking distance to Pascoe Vale Girls Secondary College & 7-Eleven. There are also walking tracks, Ovals, Oak Park Station (@ end of street) Oak Park pool, McDonald's, Post office, Milk bar, Hair dresser & Cafes. Also not far is Coles & IGA.

Easy freeway access!

Every house in the area seems to be selling their backyard for redevelopment!!!

"Great place for young professional couple with or without small children."

Snell Grove is a quiet street with excellent access to transport and leisure. With the Oak Park Train Station at the westermost end of the street, the city is always only 25 mins away for Sporting Events, Concerts, Dining, Nightlife etc. Driving to the city is also only 25-30 mins in peak hour traffic without using tolls and only 12-15 mins in off peak periods using tolls. Access to citilink is very convenient via Bell Street or Pascoe Vale Road, making travel to all regions of Victoria via main freeways easy. The only freeway without direct access at this stage is the Eastern Freeway, which is a problem for the whole of Melbourne, not just restricted to Pascoe Vale.

There is a small retail strip near the train station, which includes all the essentials; small Supermarket, Post Office, a couple of decent cafe's, Fish & Chips, Pizza, Newsagent, Auto Repairs, Hairdressers etc.

There is a large Safeway Supermarket less than 5 mins away in Hadfield. Highpoint is only 15 mins by car and offers all the major retail stores. Broadmeadows shopping Centre is also only 7-10 mins away and is excellent for the larger retailers on the northern side of the precinct like Bunnings, Supercheap Auto, Harvey Norman etc as parking is abundant and you can run in and out with ease. The main carpark for the main part of the Broadmeadows shopping centre (Big W etc) can be a nightmare though and should be avoided where possible. Airport West is another alternative for this type of shopping (12-15 mins away through some suburban streets in Strathmore). Movie Theatres are also at all of the above shopping centres, with Highpoint the best option.

There are some decent hotels and restaurants around Pascoe Vale that provide good cheap meals, but the immediate area is not abundant with top eateries. Best bet is to venture towards the city, like Carlton, Fitzroy, Nth Melbourne if it's a dining experience you are after. Plenty of take-away options for those inclined.

There are plenty of reserves and recreation facilities near Snell Grove including a walking/bike track that runs alongside the Moonee Ponds Creek all the way into the Northern part of the city. There are also a number of schools in the area, but I am unable to comment on the quality.

Property values in the street have appreciated somewhere between 5-7% each year for the last 3 years (based on 2 or 3 recent subject sales in the street only), which is conclusive with general market conditions in the area. As the blocks here are quite large, homes often get knocked down and replaced by a number of units. Though this brings the median sale price down, it is actually a positive sign that the demand for property in this area is high. It is expected that development will slow in the next 12 months in line with the decline in the economy, but given there has not been a major spike in property prices, one would expect a plateau effect more so than a sharp decline in property values.

"Nice Suburbian Street"

This is a great street for families and professional people. It is close to public transport and to Kindergartons and Primary Schools. The Government High Schools are not so good in the area so I would suggest if you have kids in High School only move here if they will be attending private school. The good Government highschool in the area is Strathmore High but it has a very strict Zone that parts of Pasoce Vale (Inculding Snell Grove) are not part of. But to live in Strathmore it is alot more expesive than in Pascoe Vale. It is a nice place to retire because its quiet and there is not much traffic through the street. It is good value for money as the real estate price seems to always appreciate in Snell Grove. It has many nice houses but probably a bit too many units. The blocks are very big in this street so if old houses are sold they tend to get knocked down for units. The street is close to Supermarkets, take away food and some nice resturants (eg: Glenroy RSL, Vietnamiese, Pascoe Vale Hotel, etc). It is not too far from the CBD which also makes it convienient for profesisonal people working in the city (ie: 20mins by train). It is a very nice street to live in and it has been improving over the years. There is also a private golf course (Northern Golf Course) and public swimming pool (Oak Park Swimming Center) within walking Distance...:)
