"Beautiful Leafy Suburb with Heritage"

Quiet affluent suburb, with beautiful houses and leafy well maintained streets. Heritage listed homes as well as modern designs. Close to the Maribyrnong River and a fantastic plant nursery that I spend so much time in. Fancy schools for the kids, not that I have any, but it’s great for the value of the area. Train stations, a 20 min walk to either Moonee Ponds or Essendon Stations, or a 5 min bus ride, depending where you are in Aberfeldie. My forever suburb, will never leave.

"Ah the serenity"

The suburb of Aberfeldie is wonderful. Locals are very welcoming & supportive of new comers, in person and with the ‘Aberfeldie good karma’ FB group. The streets are safe and once it’s dark, very peaceful. There’s plenty of attractions & reasons to get out about whether it’s to catch up with family and friends for a coffee at the many cafes, Poyntons, The Boathouse, Calmers or to improve your health and well being with a stroll or vigorous workout along the Maribyrnong river. A hidden gem is Aberfeldie.

"Lifestyle within reach of the CBD"

Aberfeldie is a leafy suburb on the river. It has some of the best schools in Melbourne nearby, and beautiful parks and sporting facilities. It’s 3km away from public transport, which is both a positive and negative. It’s not far, but far enough that you won’t see high density housing for many decades. It’s quiet, friendly and safe. And a 15 minute drive into the CBD at night. Hard to find a nicer suburb.

"River Suburb"

I've lived in Aberfeldie for two years and love it. Perfect for walking along the Maribyrnong walking/jogging path. North and Eight Café is one of the best cafe's in Melbourne. Nice people in the suburb, no ferals, or druggies, or bogans. Not many rentals, mainly families that take pride in their homes and gardens.

"Affluent Leafy Suburb"

Aberfeldie is an affluent area on the river. Trees everywhere. Gardens look good. People seem generally nice and decent.

Have lived here for 2 years and am yet to see a meth-head or any other type of junkie (which is rare for Melbourne!).

"Quite a classy, clean, safe suburb"

Aberfeldie is a small suburb of the Essendon area.
It has established homes, many heritage homes from the intra-war period.
Manicured gardens throughout.
Mainly families.
Clean.
Very safe, no druggies or deadbeats or Council flats in the suburb (unlike the majority of Melbourne).

"Lots of McMansions"

What was once a lovely sleepy suburb is now a hodgepodge of ugly McMansions mostly on small blocks. The big plus is the location... close to the river, parklands and some good schools.

What does McMansion actually mean? The houses and streets of Aberfeldie are mainly beautiful.

Luso

Everyone is entitled to their opinion, but calling Aberfeldie a Hodgepodge of MacMansions is unfair. Sure, you find some oversized modern featureless boxes, but most houses are Californian Bungalows, built around 100 years ago. Theres even a section of Aberfeldie where entire streets are heritage listed.

"Perfect place to bring up a family"

Some of Melbourne's best schools are located within Aberfeldie, and therefore a very tightly held suburb. Beautiful historic homes and tree lined streets make this a hidden gem within only 7km to Melbourne's CBD. Being walking distance to the very popular Maribyrnong River also makes this a very desirable suburb.

Great for

  • Beautiful parks
  • High quality schools
  • Stunning architecture

Not great for

  • Very pricey

"Best kept secret!"

Aberfeldie / Essendon West

Sharing Essendon’s 3040 postcode, these two areas are seen as both part of Essendon yet with their own unique character and identity. The architectural styles begin with stunning Edwardians and Californian Bungalows near its eastern Waverley Street edge. Progressive modernization occurs heading west including post-war, Art-Deco and 60s/70s brick veneers. Although the styles of homes vary greatly, both areas have one thing in common – their proximity to the ever-popular Maribyrnong River. Aberfeldie in particular benefits from its relationship with the river boasting one of the most picturesque riverside vistas in Melbourne. The Boulevard features many spectacular homes as well as parks, playgrounds, walking tracks and barbeque areas. Other highlights include the superb athletic facilities of Aberfeldie Park, the Incinerator theatre, Clifton Park, shopping and transport amenities along Buckley Street, as well as its own selection of fine public and private schools. Essendon West also has a unique relationship with the river. Being generally more elevated, many homes in the area play host to some of the most spectacular city skyline views anywhere in Melbourne. With its western border along Steele (or Rose) Creek, Essendon West has the highest proportion of open space and parkland of any suburb in the area as well as one of Moonee Valley’s most popular schools – St Bernards College which also incorporates a Paul Sadler Swimming School.

"Ideal for families who enjoy sports"

Located just nine kilometres from Melbourne, Aberfeldie has a population of three and a half thousand – most of whom are families. A attractive location with an abundance of park areas, Aberfeldie sits among suburbs such as Essendon, Moonee Ponds, Ascot Vale and Maribyrnong, home of the Maribyrnong River. Young families are attracted to this area because of the range of sporting activities for children in the area, though there are also many adult sporting teams. Aberfeldie plays host to a bowls club, cricket club and sports club as well as one public primary school, two catholic primary schools and a catholic secondary school. Local buses service the area and link it with surrounding areas but for those who enjoy a relaxing walk, the Maribyrnong River Trail provides the perfect location. Property in Aberfeldie ranges from inter war Californian houses to post war dwellings, with the average cost of buying a home sitting at around $700,000.
