Lived here for years, for a city of 5 million people, it's very quiet.

The parks and sporting ammenities are top-tier compared to most other suburbs in Melbourne suburbs, such as the Boroondara sports complex, the Koonung Trail, Macleay park, Gordon Barnard Reserve, and more, with lots of Footy/Cricket ovals, Cricket nets, Basketball Courts, Netball Courts, Soccer/Football pitches and goals, plus the swimming pool at BSC.

I wouldn't say that the place is friendly and neighbourly. I've spent a large chunk of my childhood here, and I've known no more than 3 of my neighbours closely. It can feel isolating sometimes, so if you are an overtly social person, this place probably isn't for you unless you are going out to see your friends regularly.

Overall, the suburb is nice, however slow paced, and quiet. It's somewhere that I wouldn't recommend staying forever as it does get boring after a while, however if you have kids it's a pretty good place to raise them, however expect to be a taxi for them in their teen years because public transport isn't amazing here from my experience.

The suburb is home to good sized blocks where you will find quality-built homes that cater towards couples and families. The Koonung Creek Trail runs through Balwyn North and offers a wonderful opportunity for exercise and leisure activities. Along with this you can find many sporting facilities such as the local tennis, golf and football club.
For a standard 3-bedroom house, you can expect to pay approx $550.00 per week in rent.

ah good old north boring
North Balwyn is very beautiful and pictureque however it is a little boring soemtimes.
It's not a very active place but it's nice. You just sit and sigh and say ah dear North boring you are a funny place.

The area seems nice so far. Close to everything.
Unfortunately, I have had the misfortune of moving into a very nosey street!
The day I moved in, they started coming out.... a couple of old dog walkers, going up and down several times, one walking past the house and immediately turning around again! The next door neighbour who was standing outside his car for hours on end, for two days straight to catch a look at what we were moving in the house. We also got a welcome to the neighbourhood from a business, as soon as they were aware of something we moved in a couple days later - specific related. Very creepy!
Very nice high end houses but next door looks like a couple on Centrelink and perhaps pot. Their house looks old and run down, so the street has obviously improved over the years in terms of houses.
Obviously I picked the wrong street in this neighbourhood! Unless everyone in Balwyn North doesn’t have a life? Lol

Leafy and family orientated featuring many established cream brick veneer homes on generous lots along with impressive architecturally newly built homes North Balwyn Is a desirable suburb to call home. Offering a quality selection of primary schools and zoned to one of Melbourne's leading secondary schools , Balwyn High this suburb has always been a highly sought after and popular location for as long as I can remember. I was fortunate enough to have spent allot of my childhood growing up in the area as it was where my grand parents had lived. Having many kicks of the footy at Belle Vue Primary School's oval , a round of golf at freeway golf or a coffee at the village strip on Doncaster Road

One of my favourite suburbs in Melbourne because of it’s greenery, we’re fortunate to be in a walking distance to Koonung reserve, an oasis for family. Yet it’s so close to great facilities, like Westfield Doncaster, without any huge traffic on our street. Cycling enthusiasts can take the Main Yarra Trail to the city.
Also proximity to the entrance of Eastern Freeway provides a convenient access to the city, for us that prefer the comfort of driving. Bus station at Doncaster Park & Ride is nearby too, if we prefer taking public transport. On top of all these perks is being in the school zone of the well known Balwyn High School. Certainly happy to have a multigenerational home here.

Cream brick veneers everywhere, lots of parks and nothing much else.
Public transport is limited, cars are required to get anywhere and many homes are being replaced with mc mansions.
Best to choose Balwyn as better transports and restaurants.

As a Balwyn North local and a property manager that specialises in this area, I can truly say that Balwyn North is a fantastic suburb to live in. It has a fantastic mix of quiet streets and quaint shopping precincts such as Greythorn and Balwyn North Village. The Koonung Creek Trail is also a great place to go for a jog and walk the dog. Most importantly though, a large portion of Balwyn North lies within the Balwyn High School zone. Balwyn High School is one of Melbourne's best public Schools with an impressive reputation for academic excellence.
I would therefore, definitely, recommend Balwyn North as a great, quiet and safe place to live and raise a family.
