I've lived a few streets away from Bayswater station 3 times - yes on the same street. I moved back here 'knowing' it was a quiet street with considerate neighbours. Since moving here 2 years ago it has been an absolute nightmare, signing the lease for this long was the worst mistake I have ever made. I am surrounded by constant barking dogs, starting from early morning to late in the evening (up to 9pm). One is even my next door neighbour! Not once have I seen the dog walked, it is left at home all day to bark, just as well as the others. I have been in chronic pain since two months of moving into the property due to stress & lack of sleep (there's nothing like being woken up at 6:30 every morning to a chorus of neglected hounds). I've left multiple letters at multiple properties and have never once had any improvement. There are regular parties not only on the weekend but during the week where the bass is turned up so high it thumps through the walls of the house and I've had to make noise complaints. Fireworks seem to also be let off regularly in this area as well, terrifying my own pets. We have had our work vehicle broken into and robbed. Don't bother complaining to the council about dog nuisances, they'll have you fill out a form where you must record the amount of times the dog barks (are they serious?) with the exact time frames over a 7 day period before they'll even consider sending someone out or even writing a letter to the owner, I attempted this a few times but almost went mad after the first day of recording details. The train station is an absolute dump with no cover from harsh weather, people smoke right next tot he ticket machine and the boom gates beep so loud you can hear it half a km away, on my street! Living in this suburb is HORRIFIC! DO NOT RENT HERE!!!! *edit* Oh and the rental property is a dump too.

"Avoid the Bayswater crime hub and you will be fine."
I've lived in the City of Bayswater all my life and Bayswater itself for over five years. The first two years were great, then I moved closer to the train station and pub. Now my life is a misery of antisocial behaviour every night, not just on weekends. They even tried to close down the police station but thank goodness it didn't go ahead. I've been burgled more than once, seen street fights, domestics, car fires, had people passed out on the verge, somebody letting off fireworks, a constant stream of misdirected taxis arrive in my driveway. I've had to wipe blood off my front door. Thankfully, I don't have children because despite the school up the road, nobody follows the speed limit. Bayswater used to be lovely, since they shut down other nightlife spots, the nightlife has moved to Bayswater and brought all the trouble of the city out to the suburbs. The houses are now overpriced, too.

Very surprised by your comments, having lived in Bayswater for the last 5 years, really lovely family suburb.
I agree with you guys even we living on the main road of bayswater never had any bad experience. Very friendly and family kinda surbub.
We live on Guildford road and have had someone jump our back fence and run through our yard on their way to break into our next door neighbours house. Our other next door neighbour had his tires stolen right off his car. I've been hassled a couple of times by people at the bus stop outside my house to. As soon as I go down one of the side streets though the atmosphere changes completely it's a lot nicer and calmer.
I have lived in Bayswater for over 5 years now on Guildford road very good in my area except for people using Guildford road as a race track at nights and a few cars smashing into the bus stop oh by the way we have lost our bus shelter all together because of those guys that stole a car and where being chased by the police and the car smashed into the bus stop thank god no one was waiting for a bus at the time other than that did catch a bloke in my back yard one night but considering l use to live in wellard and warnbro a long time ago and the crime back then was ridiculous there l would say l am more happy to live in Bayswater any day.
I have lived in Embleton near Hillcrest Primary school for four years. The surrounding area is very quiet and I have had no problems with theft or breakins. However I have had some issues with Bayswater council.
Recently I got a $100 fine for parking for 5 minutes just outside Bayswater Primary school, in a spot I have parked in for years. I wasn't able to have the fine cancelled. I also had a problem getting rid of a 3 seater sofa, because their council skip doesn't open, and I couldn't get the sofa in the skip. I eventually had to dismantle it. Also I am not happy about the big increase in their rates over the past two years.

Bayswater is a good commuter suburb... with all amenities near by including parks, shops, cinemas, recreational center (Bayswater Waves), Airport. This suburb has great transport links to the rest of perth (10 minuttes on the train) and is good for families, couples etc.
There is a lot of development happening in the area... with housing refurbishment and development this has big potential.

It is the perfect suburb. It is close to the city, the train station and bus stops are conveniently located. There is plenty of shops and restaurants, yet it's quiet and very family friendly.

There are shops, restaurants, schools bus stops and the train station all close by. As well as the river, bird sanctuary and plenty of parks for your dogs and children.
If you're looking for a suburb to raise your children in, you can't go past Bayswater.

"suburb close to CBD"
Bayswater is a suburb of Perth, northeast of the CBD and is serviced by rail making an easy commute to those working in the capital. One of the major attractions of Bayswater is that it has the only Wave Pool in WA. The aquatic centre where is it housed also has training pools etc plus a fully equipped gym, fitness classes, child minding and coffee shop. Other sporting facilities in this area include a golf course, tennis courts, skate park, two indoor recreations centres as well as playing fields for numerous sports. Being so close the CBD there is plenty of shopping with large modern shopping centres and local stores, hotel etc. As far as education goes there are plenty of schools, pre primary, primary and secondary both state and private as well as further education institutions. Entertainment and night is not far away in Perth and there are numerous restaurants and fast food outlets in close proximity. The price of property in Bayswater is quite reasonable for both purchase and rentals considering how close you are to Perth.

Bayswater is East of Perth, sorry.
Other than that, it is also close to Morley Galleria and close to major roads, the Airport as well as excellent rail service.
I like in bayswater but on the other side on Guildford road been living here for 8 years right in front is the beautiful river and dog park not all of bayswater is bad only your side so next time choose wisely and don't bag my suburb bayswater is heaven sent on my side
