Beaumont Hills, NSW 2155

We moved to Beaumont Hills in late 2024 and loving it so far.

Heaps of parks, greenery with well planned bikes / walking paths give the suburb a lovely village like vibe. However there are plenty of public transport connections to the nearby metro stations and to the town centres.

One downside is not having many shopping and restaurants in the suburb itself, but there's plenty of shopping centres around within short driving distances, including Kellyville, Castle Hills and Rouse Hills.

Could be hot during the summer as anywhere in North West, though it is not as bad as in newer suburbs with packed housing, as Beumont Hills is a relatively aged suburb with well established houses that are well spaced out.

Beaumont Hills is located between Rouse Hill and Kellyville, it's a hidden gem in the hills and not many people know about this suburb. Popular with families with young kids, the suburb is full of small and large parks, fields and bicycle trails. It's very very different from Rouse Hill and Kellyville in terms of open area, green spaces, reserves and overall feel. The area feels safe and has a neighbourly spirit. Close to Rouse Hill town centre and train, very convenient for public transport and shopping. I live on Carmargue St and within a 2 Km radius, we have Ironbark ridge reserve, caddies creek reserve and park, lake and adjoining area, Hills Centenary Park and Turkey's nest recreation park. For groceries, coffee and a quick bite, 3 town centres within a 5 min drive i.e. Rouse hill town centre, Beaumont Hills village and Kellyville north village. The local schools are Ironbark Ridge and Beaumont Hills Public - both have a very good reputation.
It is a bit far from the city in comparison to commute from upper north shore but if you want a newish house with modern open plan living, prefer newer build, underground street wires and planned amenities and a reasonable price then this is possibly the best pocket in the Hills district.

Stunning quite, leafy area. A wonderful safe suburb with easy access to rouse hill metro, rouse hill centre and any hills area suburb. A hidden gem.

Well established services and infrastructure are growing in and around this small suburb. Conveniently located between the Northwest Rail station at Kellyville (under construction), Rouse Hill Town Center and the North Kellyville growth area and surrounded by parkland and walking trails. Expect strong demand for this area when the Metro opens in 2019 as it is a good compromise between larger living spaces and convenient transport.

We have been living in our quiet cul-de-sac for 13 years and have seen Beaumont Hills grow around us. We love the leafy cycleways and walking paths, has a great IGA shopping centres, nearby schools and regular buses that run Wynyard/Town Hall/Central. It is also near enough to Rouse Hill Town Centre and the proposed North West Railway to be convenient without the downside of being right within the high density area with the crowds.
It is small and kind of exclusive, so re-sale should always be good.

Beaumont Hills is a fantastic place to bring up a family. It's got terrific schools and sporting facilities, it's clean and well-organised and it's a quiet neighbourhood. The greenspaces are to die for and it's safe to walk or cycle around alone. There are a lot of McMansions but so what? McMansions are incredibly comfortable houses, although it is advisable to have a pool or air con because it can get very hot in summer. The people are friendly although not very sophisticated in their thinking (they think like Aussies from the 1950's, very conservative and into keeping up with the Joneses). I love living here now but it was a different story when I moved out here about six years ago. I was previously living in the Inner West and was dreading living "in the sticks". When I moved here there were no trendy, sophisticated lifestyle establishments such as cafes, shops, galleries or theatres, just a couple of dodgy pubs and restaurants. Transport was abysmal and to get to the city took forever and cost a fortune. The area is changing rapidly however and things have changed slightly. We have some decent places to dine although some entertainment facilities are needed that are not entirely geared towards young families. It's a pleasant place to live away from the rat race of city living but if you're after a sophisticated,cosmopolitan lifestyle it's probably not the place for you.

Well Beaumont Hills is a very nice and quiet leafy Suburb, with nice houses and people who care about the look of the gardens and houses. It is mostly a suburb for families but the suburb is not cheap. People say alot of kit houses but that is not quiet true the average house build price would be more like $300K plus.

In truth Rouse Hill and Kellyville are not as nice or exclusive. Castle Hill is old in comparison and half of the houses are dated in comparison.

The suburb is small so it will always be desired and not one unit in the whole suburb only houses. The schools are excellent and so is the many child centres around.

The walks and cycle ways are a nice blend with the real natural landscape.
I was thinking of selling but only if i could find another good block in the area as it is getting quite scarce in deed.

The people are polite and it is quite a danger free suburb.

We’ve been living in Beaumont hills for more than 3 years now. In the past, we have lived in the city and Burwood area for 7 years.

I’d say Beaumont Hills growing so much compared to the 1st time we moved in 3 years ago. Rouse hill town centre was not operated at the time, no houses developed around RHTC, no houses in Beaumont Rise (the land wasn’t even released yet at the time). Nowadays you can see so many new houses in this area, that’s the sign of demand of more and more people wanting to live in this area.
Public transport also growing. You can catch the bus to Wynyard from outside Shopping village, and bus to Parramatta from Sanctuary Drive. Express buses are available on weekdays morning and late afternoon.

If you wanna buy house here, it’s important to choose the right street/ location –walking proximity to Shopping village would be advantage, checkout the neighborhoods and noise level from public transport + Windsor road.
It’s also important to own 2 cars if you have family, public transport is there for you, but it’s not reliable 24 hours, especially if you want outings on weekends n nightlives.
If you follow these basic rules, I’m sure you’ll love to live here.

Yes it’s far away from the city. As our kids grown up now, lately we travel quite often to the city just to get more entertainments. But hey by the end of the days, we alwaysss yearning to come home, get out from the crowds, noises, busy activities, pollutions.
Compared to the city, I still see Hills area win in cheaper living costs, especially groceries and eating out.

Finally, if peaceful living with conveniences is what you after for your family, I’d highly recommend Beaumont Hills as your choice.
