"When location is everything"

Burwood is a family friendly suburb which highly desirable with shopping and amenities at your doorstep including;
Burwood One with 24 hour Kmart, the newest shopping addition being Burwood Brickworks Shopping Centre which includes Supermarkets,an Asian Grocer, Acre Farm and Eatery, Health and Wellness Facility, Lifestyle and Beauty outlets and a cinema.
Burwood is surrounded by many educational facilities including Deakin University, Mount Scopus Memorial College, PLC (Presbyterian Ladies' College), Burwood East Primary and Burwood Heights Primary.
Transport includes Tram along Burwood Highway and Blackburn Station only minutes drive.

"Awesome and affordable."

Been looking to buy in this crazy uphill market for the past 3 years. I sold in Surrey Hills on Riversdale Road, then rented in Camberwell and now settled in Burwood just off Warrigal Road. Since Burwood is the next suburb down from Camberwell it’s the next best that all Camberwell can give. Great safe area, great choice of schools (Primary , Secondary and Universities too). Shops galore on Riversdale Road in Middle Camberwell. Otherwise just a few minutes to main Camberwell at the junction. Burwood is about $300 to $500 grand cheaper than Camberwell for same house so I could not fathom the extra just to be in “Camberwell Zone” as Burwood is just a Main Street away from our side. Love here, public transport is either bus or tram otherwise a short drive to Camberwell Station and voila as most trains from there are express to city (under 10 mins to reach CBD). Hospital - Box Hill being the closest but I prefer Cabrini Private in Malvern a good (15 to 20 minutes away from Burwood by car). Large Shopping centre - just head down Warrigal Road and good old Chadstone is there. All in all, Burwood a great place to be in. * * * * *

Burwood offers locals the reassurance of being a safe and vibrant suburb to live, located only 30 minutes to Melbourne's CBD. Excellent schools, and public transport conveniently located at your door step. Still excellent value for money for properties!

"Great proximity to City"

I enjoy every minute living here. I commute to the city by car every weekdays so I chose this place due to it being in the middle of M1 and M3. When there is heavy congestion at M1 it's always good to have another option. On weekends I can ride the tram without a hassle to go to Bourke rd Shopping Strip in Camberwell or Glenferrie Hawthorn to have a drink with friends and there is a bus to Box hill for some nice Chinese cuisine. Although I think it would be good to have the 75 Tram extended to Wantirna South so I can go to Knox Westfield, it can be a nightmare finding a parking space there on weekends. Overall in Burwood I see many professionals with children so I guess it's because of the good safety, good schools, and easy commute. My only con is I think the little shopping strip in toorak rd between Camberwell and Burwood could do a little better with some more restaurants.

"Safe and Conveniant"

I have a unit on middleborough rd and for the 12 years I lived here it has been fantastic. I have the 24hour medical centre right at my doorstep, minutes walk to Woolworths, post office, tram stop, bus stop, and the soon to be built shopping / dining precinct at the former brickworks site. Also there is a 733 bus line on middleborough rd that goes to Box hill or Monash Uni and if you need to go to the city I can take the tram straight to city or ride the 733 bus which only takes 5 minutes to Mt Waverley Train Station. I don't have kids but all the houses on middleborough rd which are part of Burwood and Burwood East is in the Mt Waverley School Zone. Anyhow I lived on rees st, highbury rd, puerta st, peacock st, and middleborough rd throughout my life and every one of those places has been outstanding.

"Melbournes own Wisteria Lane!"

Having lived in all directions of Melbourne, I stumbled on Burwood after needing a House with a large backyard. My partner and I moved in 9 months ago, and have since had 3 Street parties, multiple dinners and coffees with neighbours and have made fantastic lifelong friends. We absolutely love the area, and could not imagine a better, more friendlier neighbourhood. With easy access to freeways, shopping and Camberwell if you would like a bit of nightlife it is the perfect suburban suburb. Just out of the main traffic, but 5 minutes to bustling Ashburton and Camberwell. If you are looking to move, I cant recommend it enough, Safe, Family minded and fun. Burwood has it all!

"The place for Education!"

Lived here for a long time and I enjoy living here. Like my 70 year old house, most of the houses are very old but still giving high capital gains, Burwood Vic has a median house sales price of ($1,120,000) according to REIV with many good schools nearby. PLC is an excellent private girls school, the main big Deakin Uni campus and some parts of Burwood is in the popular Mount Waverley Secondary School Zone. Living here I found Burwood is extremely convinient for me as I can go grocery shopping at the 24 hour Coles or at Woolworths. Camberwell and Glen Iris is a couple minutes away for a decent cup of coffee and Box Hill, Glen Waverley is also very close for a nice Asian cuisine.

"Clean family oriented neighborhood"

Loving Burwood Ive been renting in Toorak and thought Id give burwood a try because of the close proximity to toorak my old place and camberwell which I lived before toorak.Though I think the rent for a 2 bedroom apartment is quite expensive I think its a fair price to pay since I want a safe and family oriented neighborhood. I like how the neighbors smile and say hi when Im taking a morning walk through the neighborhood and the tram makes it real easy for me to go to the city. Im planning to make some new friends while im here :)

"Getting better every year."

Lived here for about 12 years now never had any burglars and is still getting better every year. Love the 365 day medical centre on middleborough rd, burwood shopping strip on toorak rd, and the close proximity to nearly everything. Recently there are many new apartment developments (the deacon, poplars, the easton) in between station st and middleborough rd in burwood hwy. School is no problem with many good primary, secondary schools, and of course Deakin Uni also is close to Monash Uni. House prices are rising with good capital gains with even old houses selling for over $1 million these days. Hoping the new house and retail development going on in the old brickworks site will have more decent cafes and restaurants.

"An undervalued but appealing area, safe, friendly neighbours with scope for capital growth"

We've been living in Burwood VIC for approximately 2 years and couldn't be more happy with our decision to live in the area. We considered many suburbs around Melbourne before chancing on our house in Burwood (we originally didn't have it on our list) and have found the proximity to the city where I work to be excellent, the neighborhood to be filled with caring and considerate neighbours and the area to have a great option for different amenities including Gardiners creek, several sporting ovals, shopping centers and schools.

The area borders Glen Iris and Ashburton with both suburbs just across Warrigal Rd so the amenity of those suburbs is easily at your disposal but without the excessive property prices of those locales. In my opinion this will provide scope for Burwood to appreciate in value as those neighbouring suburbs continue to increase. The local university also aids in maintaining local rental demand.

The only negatives I would mention would be the local nightlife as several of the suburbs in the east were originally designated 'dry zones' which limited the development of local pubs and clubs. The demographics of the area are still generally on the older end of the spectrum but this is changing with more families coming to the area. Local eateries, coffee shops and 24X7 shopping centers (Burwood One) have more recently been built which does help these detractions.

In summary I would recommend Burwood VIC to families in particular but generally to anyone who is seeking the advantages of the inner-east without the excessive cost.

Trams on Burwood highway go to Flinders Street, take the train from Box Hill Central or drive down to the freeway entrance nearby. The suburb is also perfect for students with access to Deakin University, PLC, and Mt Scorpus.

"A good suburb even it is not the best"

Then I think I would have a look of the neighborhood area and found current there are no decent review on this Burwood area. So decided to give my opinion on this area


Fact:
Burwood is a suburb of education center with abundant good schools and a not-bad university (Deakin). It's current price (2010 03 ) is around Burwood $779,000 - $810,000.

Good part
- Schools and good school and a university
- Excellent transportation

* Tram route 75 runs from Melbourne to Vermont South, traverses the suburb along Burwood Highway.

* Route 903 (Altona to Mordialloc) (SmartBus) runs along Warrigal Road.
* Route 732 (Box Hill to Upper Ferntree Gully) runs along Station Street and Burwood Highway.
* Route 735 (Box Hill to Burwood East) runs along Eley Road.
* Route 766 (Box Hill to Warrigal Road Burwood) runs along Warrigal Road, Burwood Highway, Evans Street and Highbury Road.
* Route 767 (Box Hill to Southland Shopping Centre) runs along Burwood Highway.

- Leafy eastern suburb
- CLoser to city and easy to boxhill, ashburton
- Excellent for investor for rental return and excellent for homeowner as it is a quiet and green suburb.

Poor

- Still a little bit far from the CBD and lack a train
- Lack land for future development land thus it will depend on the burwood height activity to provide a shopping center facility

"Family friendly."

We have lived in Burwood for 10 years and have found neighbours friendly and the area quiet. We are raising two young children here and have found lots of young families are moving to the area. There are a number of great primary schools and Kindergartens in the area which our children attend and they have made great friends. The playgrounds are filled with children on the weekend. More often than not we know someone there. I would highly recommend Burwood as a quiet and safe place to live.

"Studentville"

Burwood WAS a great suburb approx 10 years ago, before Deakin Uni turned the area into studentville, weekends have become very loud and busy with student parties, week nights alike. Great for the investor as rental returns are great, if you're prepared to rent to students ?

The area has become very unkept and untidy in recent years due to the influx of students, I have lived in Burwood for 25 years & have seen the area change significantly for the worse. This was our main reason for selling up and moving out.

I grew up in Burwood next to wattle park and gardens creek. Lots of shopping places close by BOX HILL CHADSTONE KNOX M CITY camberwell chapel street. University is close by can get to the CBD in 20min. I went to saint Bennidicts primary school great school also studied martial arts and Sendai karate in Burwood. Very multicultural and diversely everyone is very friendly. Went to countless house partys invites and gate crashing lol lots of sport clubs and private tuition. Got 5 ways shops and KMART surrey hill drive wattle park golf course ashwood college.. lots of private elite schools around Burwood. So much memories in Burwood lovely for familys retirees singles couples university students. Have MLC AND PLC college very prestigious schools if you can afford the annual fees. Burwood is really amazing honestly take a walk down to wattle park with the kids great facilities close by and a couple trams for picnics and bbqs. There use to be a boys home orana thats closed down same as wattle park high school. Lots of changes and very relaxing to walk at night with a pet or alone. So many occasions I stumbled in the parents house 4am to 6am walking from box hill or the city or whatever house party we could attend. Very safe for familys and great community.

Gwest: you are 100% spot on. Ive been living in Burwood for nearly 18 years and its progressively gotten worse in congestion on the roads and the enormous influx of students and overseas students thanks to the Deakin money making machine. Now that they have spent many millions upgrading the campus you can expect this to get worse very quickly. Me and my wife are now looking elsewhere for exactly the reasons you mentioned. Studentville is aptly named. Out street is now crowded over with uni rentals at 5 students a house or more! Each kid with their own car and now nowhere for me to even park my own. No thanks. Im leaving in 2 years
