"Won't be a "secret" for long"
We've lived in Soringfield Lakes since October 2005 and now own two houses here. We love the parks, the trees, the layout of the suburbs and the shopping has everything you really need, with more on the way. There's a good selection of primary, secondary and tertiary education facilities. The train will service the suburb by the end of 2013, so the public transport challenges will be resolved. In the meantime, we commute by car to the CBD every weekday and it takes between 35-45 min each way, and that's door to door. With the Centenary Hwy duplication it may be even quicker. The prices are reasonable and cater for a wide range of budgets. We have free use of tennis and basketball courts, sporting fields and the lakes for water activities. Plus any number of fenced kiddy playgrounds, dog parks, and picnic and BBQ facilities. It's fantastic living close to forests alive with birds and other wildlife. The air is clean and it feels good waking up to fresh air and sounds of nature. The local tavern is modern and has beautiful decor and good facilities, without that dodgy pub feel. We have great restaurants serving great Thai, mixed Asian, Indian, pizza, fish, roasts in addition to Subway, Maccas, KFC, Coffee Club to name just a few, so I can't see how people can complain we're not well catered for. It's true this isn't a gourmet's paradise, but seriously, you can have a good night out and still afford to catch a local taxi home afterwards. We have the award-winning Robelle Parklands where we have weekly markets and regular activities in addition to it being a great fun park in its own right. The famous Brookwater Golf Course is 5min drive away. This is an award-winning master-planned community which has long be overlooked by people being snobby about us coming under the auspices of the Ipswich City Council and being outside the so-called "magic circle" around Brisbane's CBD. This is a great place to live and is a credit to the originators and ongoing developers. And no, I don't work for either!

I have lived here for 9 years and have never seen or experienced crime. We are a young family with small children and often go walks in the evening and see lots of other familys/joggers/dog walkers around and have never seen any 'hooligans' loitering. I feel really safe here, its a really active community.

I love this suburb as it is beautiful and close to the shopping center. A huge car park close to the station make it easier to get to the city by train to avoid traffic.

I remember driving to the old Springfield back in 2003 thinking whom would want to live alllll the way out here. But from the moment I read the book "Stop Not Till the Goal is Reached" by Maha Sinnathamby I knew that I wanted to be a part of this community. Maha had a 'master plan' that has created a connected community that has risen from the bush out west of Brisbane in Ipswich on unwanted land. I personally enjoy the outdoor spaces, the parks for children to play and the connected pathways that take you just about everywhere. It really is a space that while houses are close, the parks and paths to explore are closer.

Hi Karan, so many options for childcare and schools . My boys went to Goodstart at Brookwater , but I have heard great things about Milestone Early a child Care at Augustine Heights.
School options really depend on the age of your children and if you want private or public options .
We have the Saint Augustines College students in our office every year for work experience and they are very respectful mature young adults so they are doing something right there! (They take students p-12 so great option for all ages)

A year ago we moved over from New Zealand.
Out of the hundreds of overwhelming Suburbs to choose from we narrowed it right down to Springfield lakes.
One main factor was that we didn't want to be anywhere near the City but wanted ample amenities that allowed us to do so.
We were advised that Springfield Lakes was apart of a grand master plan for Ipswich.
So far it is only a quarter complete.
I love living here for so many reasons and have never felt more at home!

- Section sizes are getting much smaller
- Traffic can be hectic sometimes!
- A few hooligans every now and then but the police are very onto it and it's dealt with quickly.
All in all why would you choose a Suburb that you know is 45 minutes from the City plus traffic and moan about it the entire time, move closer if it's such an issue!?
We moved here because of how far it is from the City, it's brilliant. If we ever need to head to the City at all we just jump on the train or Bus.
Crime is extremely low compared to many other suburbs, we did our research and checked multiple sites before moving here for crime statistics.
Yes you get the occasional thug but honestly what suburb doesn't really! My Family love visiting us from New Zealand, we all feel so safe here and my daughter is thriving in the local School.
We are looking to purchase house and land here next year.
We sit at the local cafe on the lake front at the Weekends and enjoy the views and many families out enjoying the fresh air, it's bliss.
If you're a Family or even a couple who love living the good life in a safe, well kept Suburb out of the City then Springfield Lakes is perfect for you!

Spring Mountain is great for access to the highway, and directly down to the shops and cafes . The new primary school is very popular and we have a lot of Defence relocations requesting to move into the area.
If you like walking or bikes then the Spring Mountain park is a bonus!
"Horrible place to live"
We have lived here for 5 years. There is definitely an increase in crime. Lots of break and enters car theft, drug use drug parties. Too many rentals, homes are to close you can easily hear the neighbors. The heat here is terrible as hot as north QLD. Problems with people flying drones over yards. We will be selling ASAP .
This is an absolute load of poop! Springfield lakes is a safe, family orientated, wonderful community. Checking the crime statistics online there are only 79 reported so far compared to Redbank Plains 565. It is only a quarter completed and is set to become the next super city. Absolutely wonderful place to live! Sell up quick as we don't need people like you in the Neighborhood bringing it down!

I have lived in Springfield from 2010 for a year. Bought a house in Springfield Lakes since 2011 and we live here till now.
We love it. The parks are great, nice and big. We been to many many suburbs and take my daughter with us to the parks, most suburbs parks just not comparable with Springfield Lakes.
So many schools to choose from, no trouble to get to a school, private school (St. Peters) are cheaper than you pay near the city. Even so, none of them are better school compare them with schools near Brisbane.
We live here for many years, we saw how quick the suburb growth. Shopping centre expended double or tribble, so many schools, kindy, parks, train line, highway expend etc all in recent years. It`s still expending with more and more house together with new facilities being built.
So many people move in so start to be crowed. But when you expecting now shoppings open, new development kick in, you have to accept that all these base on the suburb increase population.
Traffic is not good. Take too long to the city. I use Legacy so take me 45 minutes to the Brisbane City.
Overall I think this suburb is safe, I walk my dog every night. I never heard about robbery and something like that happens. We have 1 break in. I heard from the police they are young people from Log## area.
I read peoples comment , some of them complains everything with no grace with anything. If you are complain everything why you move to here, why you live here. There must be some reason bring you here right? It must be cheaper than the suburb you couldn't afford or better than the suburb you don`t want to. The traffic is not good is fact but which suburb is better unless you live in the Brisbane city. It`s just my opinion, we should be graceful for everything we have.

Very unfriendly place, we have been here 8 months and looking to leave asap. Crime rate is very high with breakins in the area a daily occurance, would not go out after dark

Lived here for 8 years have seen this quiet green leafy family suburb turn into this overdeveloped eye sore in which developers tell us what we want and need to feather there own nests. Hi rentals at low cost means worse people move here , the infrastructure is a joke. Conjested roads everywhere highway backed up, people parking cars on footpaths at train station. And they build more and more houses. The schools are packed as are the daycare centres. Master planned pfffrrrt the developers give themselves that award. High crime which isn't reported and hidden . People with families stay away it looks shiny and new but look just under the surface and you see not much good happening here.

I can definitely see an increase in crime drugs and the people are different compared to how it was years ago. It is now very multi cultural
Not all renters are bad. Shouldn't pull everyone into the same genre.
We are currently renting and Ill tell you, many renters are not good.
Of course their are exceptions but many times rental homes fall into disrepair as they are not loved by owners who have vested interest in seeing the property look its best not all the time, but it happens.
"Small and crowded"
Lived there over a year, was great at the start. Its good for families with kids I guess who cant afford more expensive housing closer to the city. Traffic is bad during peak hours and its 45 minutes to the city by train.
I started to notice teenage kids congregating and causing trouble in the area - one night drove home and bunch of kids left witches hats on the middle of the road and blocking it off while they watched on the fence.

"Love it!"
Have lived here for 8 months and love everything about it. It's relatively quiet, lots of friendly families, feels safe, always parking at locals shops, nice cafes, nice trees and landscaping (especially around the water). Coming from Sydney, it's SO cheap and people complaining about the highway commute... at least you're moving! Sometimes we would spend an hour to drive a couple of Kms in Sydney. House prices (both to own or rent) in Springfield Lakes are way less than half of where we came from, so we appreciate that the most out of everything. Have loved every day since we have been here, and the only regret is that we didn't move here earlier.

The last of the development at the penisula will finally mean an end to land clearing in this beautiful suburb. I suspect enourmous growth over the next 10 years as the blueprint turns to life and the suburb blossoms into its own.

Our family moved to Greater Springfield in 2007 and love it so much here we purchased our first home in what is sure to be a fantastic investment for the future! The developers have done an increadible job of designing an innovative city that caters for growth and for residents wellbeing. The detailed planning really shines through with generous green space and parklands, modern and well thought out infrastructure, access to healthcare, education, technology, activities for families and the future cultural/arts and sporting facilities. We just love it here!

"Springfield Lakes to big too quickly."
Love the lakes, however council only look after areas that are visible from main thoroughfares, if you walk around the lakes you will see plenty of rubbish and graffiti. I have seen rubbish lying around for up to 2 years before it is cleaned up.

"Springfield, Oaisis amost the average."
This is a review for Springfield which is part of the "Greater Springfield development' which "includes' Springfield Lakes, so most of this will apply to Lakes also.
We chose Springfield over Springfield lakes due to cable Internet, mains Gas, and a little more bang for your $ when it comes to land size. Greater Springfield really is moving ahead with all sorts of new Business even in the last few months. Springfield itself gets a new shiny train station in 2013 which will lower commute times further and increase business options for greater Springfield.
Neighbors are great a lot of middle age quiet neighbors some with older kids. Closest I have seen to crime is a bit of tagging that tends to get wiped very quickly. We actually speak to our immediate neighbors fairly often by choice.
Due to a express train out of Gailes station, takes me about 22 mins on the train to the outer CBD and a 8 minute drive to station, very seldom varies. The full commute time is actually only about 10 mins more than say Corinda a suburb much closer to the CBD that has to use a all stations train. This may seem like a bit of a difference for some but when you look at the house price difference and the quality of what you get..... Springfield every time.
I have had a very good look around Brisbane and "some" of the areas rated above Springfield here are dumps by comparison. Don't waste 500-700K on a 1965 wooden shack 15km's from the CDB, it amazes me what people will pay forgetting that extra 200K is usually MANY years of extra work and savings.
Springfield is possibly a tad boring?, but really most of us don't want to live close to a lot of noise and attractions.

"Easy living for a uni student"
Everything is here for me. I have Orion Shopping center, uni and work all based walking distance from each other. It's usually very quiet, although you get the occasional hoons driving through the main road (but that happens everywhere). I don't find the need to get out much, with such a friendly and peaceful atmosphere who needs a car.
However, getting in and out of Springfield is the tricky part. As Springfield is developing as Queensland's next satellite city, the public transport systems is a little stalled in time. The train stations are due around mid 2013 and the busses only come hourly and scribble around the map through Goodna, Redbank and Browns Plains. Hopefully within a couple of months that should have improved, in the meantime I suggest to get a car...
Overall, this is a nice place for student living. I'm sure it goes the same for young families as well, as I do see a lot of them chasing their kids around the shopping center.
In comparrison to the surrounding suburbs, Greater Springfield is the new Buzzlighter and you'll find that moving to the "new hotness" is a great transition from the "old and busted". Take it from a kid who grew up in Loganholme *shivers*

Springfield lakes is great to live in, everything are close by,5 mins from orion and 18 mins drive to Mt. Ommaney or another 6 minutes to go indoorrooppilly, I had lived here for almost 3 years now, Me and kids walking from school,safe and neighbourhood are great! If your driving back from the city, the traffic from centenary highway around 4-5:30 are not that bad, as the other person mentioned, still moving and tooks probably 15mins waiting, every rush hour are the same anyway worse if your in the inner city..Nice for the family, heaps of park and for bikes, great to live in.The roads are all new,and eventually train station next year..

This isn't really a good place for children due to the lack of internet. By year 8 they're going to be on laptops and unable to do their homework due to slow and patchy internet. The NBN isn't coming. Unless you live next to Orion you're going to have two choices: wireless or dialup. ADSL1 isn't even available.
I beg to disagree...I have ADSL I,,I am not really sure about the grande side tho,.I spoke to the bigpond regarding the ADSL II, some part of the springfield lakes are lucky enought to have one..If your looking for broadband, Ive found the westnet are very helpful than telstra, try that one maybe you have some luck in there..cheers

Love Springfield Lakes!
I have lived there for 2 1/2 years and have had no issues. I bought a property there and I am so happy that I did, as it's develpoing, I know that my property will go up, and its near everything. Its 30min drive to Ipswich and 30min drive to Brisbane City!
Due to work I have had to leave and rent my property out for the next three years, but hopefully I will return there as it's a great place to be and it's home! It's quite and great for being oudoors.
The Lake is great to walk around, and you are walking distance to the IGA and local shops.
2min drive to the Orion Shopping Centre and eventually stage two will be completed so that will be great once it's done.
By the way Springfiled Lakes is a suburb of Ipswich not Brisbane.

I dont agree with much of the above, we have lived in Springfield Lakes for 3 years and have never had any trouble with crime. We have often left doors and windows unlocked and never feel unsafe. True the Highway can be a bit of a pain in peak hour, but show me a main road in Brisbane that isnt!
I also disagree with the original posting. We have lived in SLakes for 7 years and can't imagine living anywhere else. My kids are always outdoors on scooters, push bikes etc. and I feel really comfortable allowing them to do this. My kids have grown up knowing what it is like to be outdoors not shut in playing computer or tv games. The outdoor events, walking tracks and parks in the area are great and it really leads to a real community feel. Yes I'm sure there has been break ins in the area (I have never experienced one) but show me an area that has zero crime rate (I'm not sure that it exists). The road can be a little bit of a pain but the railway line will be out this way in 2013. I would recommend S/Lakes to any family.
I also disagree with the above posting. I live in springfield lakes last 2 yrs. I have left my doors open couple of times & when i come back after work its bit of a shock to me to see the doors open, but never had any theft so far. Its really safe to live here. I see the kids outdoor playing all the time, they are safe. Lots of parks around this place. Its so lovely to live here. I think the person who has commented about the springfield lakes has no idea about this lovely place.
I live in Springfield Lakes and my house was broken into. But don't just take my word for it...google Springfield news articles about break ins, murder and safe suburbs.
I never heard any crimes in springfield lakes, its more in the sprinfield area..its not only in our suburb it happening everywhere, we just only be cautious with our sorroundings, and mind you, the crime is more in Augustine heights and Brooke water..Just saying..
After 7 yrs living here you must have the police on speed dial. In fact after 7 yrs I have had to call the the police that many times I know the numbers off by heart. If it isnt the rentals having domestics its the kids bored causing problems. Google the area and you will quickly stay away.
I live here 7 years. We have 1 break in, lost nothing since we have alarm. Overall I feel safe here. People living here are young couples with job. Springfield Lakes is cheap regarding buying land and build house. I never heard Gov house in Springfield Lakes for these homeless people.
It`s getter worst since Lagon open, all sorts of people here for the FREE facility.
"Traffic nightmare"
Try driving during peak time in the afternoon on the Centenary Highway! There's this huge bottleneck between the Logan Motorway turnoff and the Springfield turnoff. It takes one hour to get through a stretch of road about 3 km long.

No there isn't any roadworks happening. It's just a major case of bad planning. For a modern suburb this is a clear case of negligence and improper management. Yes, they are going to build a railway line and another lane on the highway....but that's kind of like waiting for the NBN fairy to bring you fast internet.
Don't just take my word for it though.
Before you rent or buy test out the highway any time after 4:30 pm.

I drive that road every workday afternoon between 4.30 & 5.30. It has NEVER taken an hour, for the 3 km stretch, even when the traffic has been backed up to Progress Rd. Even at it's worst, I can be home to Springfield Lakes from the City in an hour.
I do agree that it is poor planning on the government's behalf, though!
I love living at Springfield Lakes. We have a great community, the best neighbours we've ever had, and it's still close enough to the city to duck in on a weekend for dinner!
Hey come on, show me a place which has no traffic in and around brisbane. I drive thro' centenary highway everyday. It never took me an hour to cross that bottleneck. May be extra 15 mins at the peak hour. Have you ever been through the Logan motorway / Ipswich motorway - it takes ages. There are lots of suburbs where there are bad planning, worse that you could never imagine. So think before you comment. Its great place to live. I agree that some one who wants a city life, please don't move to this area. If you really want to have a good and peaceful life then this is the best place.
I know exactly what you mean. There is a turnoff from the Ipswich Highway onto the Centenary just before the Lakes that is causing the bottleneck on the way home - it has nothing to do with the railway line. I don't even bother using the Centenary in the afternoon because it is faster to get off the Centenary at Progress Road and go via Wacol/Goodna or Carol Park or Addison Road back to the Lakes. The fact that I know 3 different ways to get back to Springfield Lakes should tell you just how bad the congestion is....every Springfield Laker needs to know how to get home without using the highway.
The traffic is terrible now. With the train line being built the road is dropped down to 80kms and no matter what you end up getting tail gated and honked. The train station will only have 100 car parks so not sure are we to walk to the station or catch a bus that doesnt go any where near your house??

On top of that Ipswich City Council will charge you higher rates. That's right...higher rates for crap internet and a crap highway.
How crap is the highway? You might as well get out of your car and walk...actually you'd still be going faster than the cars if you simply crawled on your elbows all the way to Springfield Lakes.
The government doesn't do anything it promises. No NBN. It's unlikely that a highway upgrade or railway line will arrive either.

lol just saw this post... i've got very high speed internet and the highway isn't as bad as you say and yes i do travel on it at the times you suggest.

I have ADSL 2+ syncing at 20mbit in Springfield Lakes (newer area too). The highway is down to 80km / hr at present due to rail works and I can still get to Brisbane City in the morning leaving at 7.10am by 8am (50 minutes) and from the City to Springfield Lakes at 4.30pm in 30 minutes. These times are very acceptable to me and are only going to improve when the rail comes online (meaning less cars will be on the road) and then secondly when they duplicate the centenary highway which lets face it, is going to happen.
There isn't any NBN coming to Springfield Lakes. Springfield Lakes isn't even on the 'within 5 years' NBN list. ADSL1 and 2 are just for the houses right next to Orion shopping centre and the uni. The bulk of Springfield Lakes has wireless that doesn't get any faster than 1mb/sec. Don't just take my word for it - use telstra internet to search for any street address in Springfield Lakes and you'll see the problem. The railway works aren't affecting the highway at all because it only crosses the highway once and they decided to build the railway in the air on great concrete pylons like a monorail and it crosses up and over the highway. So it has had a zero effect on highway traffic. The bottleneck goes all the way back from the highway entrance and up the hill to to the roundabout towards Coles and Carina in the morning because people can't get ON the highway. There was a total lack of planning for the number of people who live in Springfield and access to the highway. In the afternoons there is the same problem...people who are getting off the Ipswich motorway can't get onto the Centenary (just after the concrete pylons) and this backs thing up.
The congested highways would be acceptable if you were living in Brisbane, but Springfield Lakes is just outside of Brisbane and in Ipswich. If you buy here than you would expect that buying out on the fringes would mean minimal traffic problems, but it has been poorly planned.
NBN is available. Ask JB hifi or Telstra. we have ADSL2 and my neighbour have NBN.
Highway is expended, NBN is available, train line opened for 2 or 3 years already. Everything except for the traffic. Not because Springfield Lakes itself.
In the morning, the traffic build up from Mt Ommany till Jindalee bridge. In the afternoon, it from western highway to Jindalee bridge. Not Springfield Lakes fault. If you want to avoid the traffic, leave within 10km to the city, that`s where the traffic start to build up. Live in springfield lakes, only 15 minutes more than people living in Middle park, Oxley, Richland, Mt ommany etc.
"Everything you could want and more"
I've been a local in Springfield Lakes for the last decade. Here's what I think:
Pros:
Lots of parklands and walkways. Beautifully landscaped. The great outdoors is literally on your doorstep.
Orion shoppingtown is expanding. Health city precinct is on track. And best of all, finding a parking space at Orion is so easy!
Good private school options. University.
NBN hub at Orion Shopping Town business precinct
Robelle Domain Parklands at Orion Shopping town will be beautiful and is already underway with a lake, waterpark, outdoor performance area etc.
Extra lane for Centenary Highway.
Two railway stations commencing: Orion Shopping Town and near Woodcrest school

You never actually need to leave the suburb...master planning means that everything is already here that you need. And huge business investments like the technology precinct, university and hospital mean there are many interests in the future of Springfield Lakes as well.
Cons:
Housing values are increasing (I moved in here in 2000 when there were hardly any houses here and paid $190 000 for a 4 bedroom house, so my house value has increased quite a bit in the ten years...is that a negative?)
Average age: 30...with young families. This means that for the next ten years there will be an ongoing high level of teens in the area (however with good public transport arriving this will alleviate the type of boredom problems that you sometimes see in new housing estates. It also means that there will be a lot of community services and facilities for young families. Huge, brandnew sporting grounds.)
No movie cinema (Browns Plains, Redbank, Indooropilly are your closest options).
Things looked a little shabby during the drought years (it is tough establishing a garden on water restrictions....however this has changed)
Rentals...someone in my street had to move because of the GFC and job relocation and they were really upset about losing their dream home. I felt sorry for them. I thought there would be a string of people renting out the home and not caring much. But the opposite is true...quiet people who love living here. Now that the average home owners is in that 35 age group there lives are a lot more solidly based, schools and jobs established....they're here to stay.
(Home investors?....wrong suburb...check the real estate figures. Logan City is the home rental hub of Brisbane. Roughly 70% home owners to 30% rental is a national average and a Brisbane suburb average and also true of Springfield Lakes...see 2006 ABS census. In fact, areas with million dollar properties have higher rental rates...like Ascot. With the current state of limited public transport in Springfield Lakes until the railway is finished, this is a suburb for people with cars).
No public library. Mobile libary is available at Orion Shoppingtown once a week.
Other:
When the suburb hit the five year mark some people got pretty negative about the suburb because Orion hadn't built stage two yet and the railway line was delayed, the same internet access problem you find in a lot of Brisbane suburbs was here and they figured that the promised potential for the suburb wasn't going to plan. Some of them sold. They should have held on.
So who lives in Springfield Lakes? Middle income to high income families.....you have your middle class young families doing the outdoor thing and the families with beamers and your private school uniforms (they just opened up an Anglican college on the way to Orion and there's a Catholic Primary on the way...as well as brand new, well-resourced state schools....Springfield Lakes State Primary has a view of the lake ; ).

"Springfield Lakes - blessed for living and being in a flood free suburb"
I would be right in saying that every resident living here in Springfield Lakes feels extremely blessed to be part of the 25% of Queensland who were not affected by the recent Flood Disaster. Forget the reviews below complaining about this that and the next thing, the one thing this suburb can offer you and your family is safe flood free living. After watching the aftermath of people loosing their homes and some their lives, every resident here in Springfield Lakes are grateful that their homes have been untouched by this horrendous natural disaster. We were leaving this area because of a change in job location, every other area we looked to moving to has been flooded or destroyed. Due to this we are now staying in this area. Some people have lost everything in these floods, I hope when you consider writing a review of this suburb before you slate the area for not having all you imagined..........remember it kept you safe and flood free. Please remember that you did not have to go through anything at all like the rest of our fellow Queenslanders. So to endure some noise, complain about the lack of restaurants in the area or how it looks untidy is nothing to complain about really considering what some people in this country have had to endure in the last week or so. Thank You Springfield Lakes, if anything for being a Flood Free Suburb.

"Lack of decent speed internet and a good place to eat is now a huge problem"
busy families rushing around in their own world to busy to care about others. A huge rental area is a huge problem with places looking shabby now days. Local trees along the road are often damaged and die. But worse of all are the never ending garage sale signs put all over the place. Do not use the dog unleash area if you value your dogs health as there are other dogs that have problems with either health or aggression. Kennel cough is also ramped as the houses are so close which brings another problem with houses being so close and people not giving a hoot if their dogs or kids make a racket at all hours. The shopping is lacking at the best while Woolworth's sells over priced almost gone off fruit and veg. After 5 yrs living here I wish I never came

"SO AFFORDABLE"
We nearly bought closer to Brisbane...am I glad we bought here! With the new Centenary lanes open it takes 6 mins to get to Sumner and 10 mins to Mt Ommaney. Whereas when we lived in Mt Ommaney it took over 40 mins to get to Sherwood somedays!
The houses are newish...especially like the first stage of Springfield Lakes by the orignal lakes. We bought a beautiful home for under $650k and are very happy here.
People are friendly and it is great for early morning walks, and for the kids...we never see them as they are out on their bikes or at the playgrounds! My parents retired here and that is why we bought here. I am very glad we did.

"Everything is here"
Springfield Lakes is a reasonably upmarket quiet, neighbourhood with excellent access to parks, walking tracks, sporting facilities, recreation activites, coffee shops, restaurants, shopping centres, markets, health facilties, universities etc - everything you need for 90% of your day to day living is here - often within walking distance. Houses are new, modern and upmarket and largely well kept. Landscaping is leafy and kept neat and clean.
The two major issues for Springfield Lakes are:
1) current single lane Centenary Hwy access to Brisbane which causes regular morning peak hour delays
2) Years of poor broadband access - although this is to be remedied soon.
We love living here and plan to raise a family here.

"The Promenade Falls at The Promenade, Springfield Lakes"
Stunning views of the Cascade Waterfalls, views of the new Regatta Lake and Mountains in the background. What more could you ask for. This area is beautiful for walks, BBQ's and taking in nature. Within walking distance there is 2 Tennis Courts, 2 Basket ball courts plus a huge sports oval were families can play any sport, ride bikes, jog, skate or even fly a kite. This is one of the best locations within Springfield Lakes. No busy roads, beautiful landscaped BBQ areas and Parks. The new Discovery park which opens soon is another haven of views that has been built to create even more facilities for this area. The waterfalls are stunning when in flow and nature just wraps it's self around this whole development. This area is so different from any other street in Springfield Lakes because the views are extraordinary. The sunsets are beautiful. This is a great area if you want something different like the views, the water feature, the lake and all the facilities right on your door step. Would recommend living here to anyone, especially in this exclusive location.

"Great Satelite City"
Having moved from Sydney to Springfield Lakes I would like to say that it is such a wonderful community.
Everything (with the exception of movies) is at Orion as well as all the parks and nature.
I think Delfin have done a wonderful job with this area and I look forward to the train (2013 completion) and the next Stage of Orion.
I also think if Health City finally gets built (with the new hospital and state of the art medical facilities) it will mean more capital growth in our area.
We are so happy, in the short space of time living here, we have bought 2 investment properties.

What hospital....they mentioned a hospital 10 years ago...they call it health city and there is supposed to be a place for day surgery (cosmetic surgery)...is that the kind of hospital treatment you need? Go to orion shopping centre and count the shop windows that have been boarded over ....then visit all the local shops in Springfield to see how many shops are empty and can't be let and haven't been let for years upon years and work out how the capital growth potential from that.
There are no shop windows boarded over, nor has there ever been. Capital growth potential is very real in this area. Troll much?
Hospital is finished. Stage 2 already under construction. Many many new shops open since Shopping centre expended at stage 2. We like the new shops like Grill burger, Beach house, cinemas, target, Coles, forever new JB hifi, bookface, so many of them. Most shopping centre only busy on weekends. Orion shopping centre busy 7 days with these families with kids.
There are a lot of investment properties and rentals. I think most people move on when they realise they can't get high speed internet and the highway is congested and that Orion shopping centre isn't going to get any bigger (this shopping centre was once touted as being the biggest shopping centre in the southern hemisphere...go have a look, don't just take my word for it).
The 'hospital' will be for elective surgery (cosmetic surgery). If you need a hospital you will need to go to Ipswich or Brisbane (google health precinct Springfield Lakes). The blocks are really tiny and the roads are narrow and you can hear the toilets flush and your loungeroom fills up with car exhaust fumes every time your neighbour drives out of their garage..the homes in Springfield Lakes are way too close to each other. You need blackout curtains so that if your neighbour leaves the toilet light on at night you won't be blinded by it. You won't need to introduce yourself to your neighbours...you will know all of their names by the end of the week just from trying to ignore the quite conversations they have within their own home walls. If your neighbour is a smoker your home will also be filled with smoke and if they have aircons the noise will be impossibly loud. If you have lived in flats it won't be quite as bad as sharing a wall, but similar. So I would suggest that the largest Springfield Lakes block available is still too tiny.
I think there are big lands for purchase if you can afford. Small lands for these people only can afford this size. This suburb for young couples, not many of them can afford big land. 400sqm is small, go other suburbs you even couldn`t afford this 400sqm. If this is the price and size of land you can afford you shouldn`t complain about the land size. I saw people living here happy and love their first house. I love mine too.
Greater springfield is designed with high range - Brookwater, mid range Springfield Lakes, low range Springfield.
"Time for the Truth"
I lived in Springfield Lakes for 7 years and found the first 3 years perfect. But as mentioned by some comments above I found the area slip in many standards as the lot sizes became smaller and the same 4 house designs built in every street. The developer and the local council will not do anything different as all they are concerned about is profit and rates revunue. It's time the locals stood up and complained (real estate owners/agents included) about what is happening instead of pushing the company line for fear of damaging the value of their property or business. If the lot sizes and housing diversity was improved I would consider returning to Springfield Lakes.

"Good...but not all that!!"
I've lived here about 18 months. I bought my own place and do like my home and living here, but the downside is home owners spend a lot of money for a small block (small by Australian standards), build a nice home, attractive facade, landscaped front and back yard and take pride in their home only to have a investment property go up next door, accross the road etc and before you know it another ugly looking home is cheaply rented out to increasing numbers of people moving here from lower socio-economic suburbs along with their clapped out cars parked on the landlords front lawn and making the place look and feel more like a government public housing estate. The growing numbers of renters is a BIG turnoff. It's like a social experiment out here, and let's be honest there are vastly different values, levels of respect towards other neighbours. Avoid Creekside, although close to one of the lakes, in it's short history it's already looking seedy/rundown and has quite a few cheap shed-type looking homes. Take a walk around if you want to see for yourself..grafitti all over the local park, over grown weeds in many yards, ugly looking council homes and less desirable people, but like I said there's more and more moving in so you'll see that throughout. Wish it wasn't so but it is.

There are a reasonable mix of owned and rented properties, and largely the suburb is beautifully maintained. I believe Creekside was developed as a more affordable side of town with smaller cheaper 2 bedroom homes - due to its close walking distance to the university - this housing suits student accommodation. I have only seen graffiti in local parks once -ever in 5 years. There are no 'council homes' in the suburb. I have only seen evidence of 1 lot of 'less desirable people' however they were renters who were moved on in 6 months. However one might consider there are those types in almost all places. Compared to many suburbs local to the area, I believe Springfield Lakes is a great place to live.
"Peace and Quiet!"
My fiance and I moved here mid-November 09. We had been looking in all sorts of suburbs when we stumbled across S/Lakes. We never thought we'd move 'this far' (it's not really that far out of the City) from Brisbane. Having lived in St Lucia for the past 7 yrs it was definitely a change on many fronts. Yes it takes longer to get to work and to get home but to be honest the fact that we have our very own beautiful home; that we don't hear fire truck or police or ambulance sirens 5 - 10 times per day or the train; we can see the stars; the residents are extremely friendly as are the staff at the shops.
There are several excellent restaurants especially Punjab Curry Club & Thai Boupha. Both are amazing! The owner of Punjab, Monish, is also one of the head chefs and nothing is ever too much trouble. AND he remembers regular customers.
Orion shopping centre is excellent with a huge range of shops. I love being able to get in and get out without having to do the circle around the car park trying to find a spot!
The lakes are lovely and full of massive fish, eels, turtles, ducks and other birds.
We absolutely love living here and are so very happy we made the move.

The Pubjab curry club has the taste of frozen and reheated. I'd suggest that the food is pretty similar to the Woollies plastic take away containers of Indian food that you can get in the deli. It tastes like old frozen food reheated. Thai Boupha is slightly better fare however the beef is so chewy that it is like little strips of leather and the rice is crunchy - I think they stopped caring.
Beach house, Grilled Burgers, Yumcha Cuisine, Eat Sushi, Coffee club, Orion hotel, Thai, Raman, Hog`s Breath and many many others in the Orion shopping centre. The Merlo coffee is my favourite coffee.

There is a Mc Donalds and there is the usual Mc Donalds problem of takeaway containers being thrown out windows onto the street. The shopping complex there has a huge problem keeping tenants and the shop owners go broke all of the time. There was supposed to be a block of units overlooking the lake built next to the shops there but the developer went bust. Every two years there is a little surge in tenancy - this means that the current bankrupt owner/manager of the shopping centre is trying to sell up. The shops disappear again after they sell on because no one seems to be able to make a living there.
The shops nearest the 7/11 seem to be stable at the moment.
Both sets of shops seem designed to fail ....because it is really hard to get your car in and out of them. '
For entertainment value pack a picnic lunch by the lake and watch the cars try to get out of the shopping centre with Mc Donalds in it...they get trapped and can't get out. It is hillarious watching their faces as they get really p*ed off.

Springfield Central is be the smart new future City in the Greater Springfield Develepment. Now still developing, the Springfield Land Coorperation is doing a great job. Springfield Central boasts easy access to Orion Springfield Town Centre, Robelle Domain Parklands, Springfield Central Train Station, Centenary Highway as well as being in close proximity to the lakes and golf course.
Residents are spoilt for choice when it comes to education with the Springfield Central State School, Good Shepherd Catholic Primary School, Bremer Institute of Tafe, The University of Southern Queensland, St Peters Lutheran College and a kindergaten all located in the one suburb.

Lot's of things in the future.....2001's future promises were the largest shopping centre in southern queensland and the nbn...neither of which has eventuated. Take care with the whole future promises thing....they don't eventuate or they are misleading.
Moved here 3 weeks ago. Bought a house. The place has an enormous amount of infrastructure going in. 3 hospitals, another university, along with a massive expansion of the shops.
Shopping centre is expended, looks like they are going to expend again. A new shopping complex near Brookwater. Train line, hospital, university, schools, NBN etc all come true. You never see any other suburb with these much facility added within years.
"Moved here from Chapel Hill"
Absolutely love it! Value for money with everything you need in the way of shopping, good schools and lots to do.
Great family area and perfect place to retire to. Our children are moving here too with their family because the schools are good. They are selling up in Graceville. It is an easy commute to the city and if you have to catch the train there are plenty of easy options within 10 mins drive...i.e. Richlands modern new train station opening up, or Goodna or Wacol ...it is as near or as far as you want it to be :)
My wife works in the city and I work in Salisbury and we both find it an easy commute.

Which schools are good? Don't just take my word for it - look them up on the MySchools website and find out just exactly how they compare to schools ( in Chapel Hill for instance LOL).
"Listen to the birds!"
We moved here in 2007 after looking at other areas like Edenbrook, Brookwater, Sinnamon Park, Fig Tree Pocket, Chapel Hill, Graceville and Corinda.
We have found the perfect house overlooking the Billabong with easy walks round the lakes. We can walk over the road and sit on the picnic tables and watch the sunset. When family visit the kids can go off and play on the many playgrounds, or ride their bikes in a safe environment. The shopping is actually sometimes better than other areas as you can get everything anyway, and it is not so far to go. It takes me 15 mins to work in Chelmer and my husband the same to Ipswich. The internet was a nuisance at first, but we have got that sorted out with a satellite dish courtesy of the broadband guarantee. Other areas like Seventeen Mile Rocks, Kenmore also had problems believe it or not and friends of ours in Indooroopilly have a worse connection if any!
Traffic early in the morning when they first opened up the highway from Ipswich was slow, but it has eased now, anyway, it is slower once you hit Oxley road...that can take 3 times as long to do 4 km there! Train has not been a problem, you have a choice of places to pick up from which is not a hardship. Buses go there anyway. It takes us 40 mins to the airport. Our block is 640m2 and the house is new and we have lovely neighbours. Most of the people we have met are happy here. The fireworks displays and classical music or pop rock evenings that are free by the Lakes are fantastic...we walk down with our picnic and a bottle of wine and enjoy a lovely evening without driving anywhere....what more could you ask for?
I must say as I drive those last few km home through the trees I feel a feeling of satisfaction that I can relax and enjoy the rest of my day.....away from the hassle of traffic and noise and pollution

I find it hard to believe that people could find fault living here, .....life is what you make it and compared to other exclusive suburbs that we have lived in over the past 30 years, this has been one of the best!

They don't give you satellite dishes for the net anymore. You get a wireless modem or the option of dial-up. Unless of course you live right next door to Orion shopping town.
"Not As Great As I Had Hoped!"
Lived in Springfield Lakes for a year (creekside). I was absolutely thrilled beforehand as we thought springfield lakes would be our "ideal" neighbour hood to live in. Unfortunately after 12months I had, had enough. I found the area to be very claustrophobic thanks to the small sections of land&houses & homes being built so close to eachother. It felt like I was living with my neighbours most of the time because we could hear EVERYTHING that was going on in their house when any of their windows or doors were open. Roads seem to be getting more narrow as they build more & more houses. The lack of "backyard" space is just that. Developers are trying to squeeze more houses into a space that is only fit for half the amount. Also the "shortcut/walkway" at the end of "Freesia CL" that takes you to the roundabout outside of Orion shopping centre - is always full of rubbish. Sometimes it looks like the person who is delivering the "catalog mail" just chucks it all in the bushes in that area. I also noticed there are alot of people moving into springfield lakes but there are also alot of people moving out of springfield lakes. Although Springfield Lakes is not our "ideal livable location" we do still visit the lakes for family picnics which unfortunately is the only thing we love about the area. I'd really only recommend springfield lakes for those who need to live in the area due to work, schooling or the university or for retirees. There's plenty of better places to live outside of springfield lakes.

If you choose to buy a small block then of course you will be close to your neighbours! Go figure!
Do you sit at the entrance and ask people where they are going? How can you know how many people come and go? Get real! Why not rather be proactive and if the catalog mail is being delivered in the wrong place...phone the circular distributors and complain...you will get this wherever you go to in the world as you are dealing with children most probably who want to get the job done quickly!
Good luck in your next neighbourhood, I am sure you will find that there will be some Circulars that find their way to miss your postbox there too.

friends live there, they want out as well for similar reasons. As mentioned earlier, plenty of nicer areas for similar price and closer to the CBD.

I've left the Lakes now, but, wow... Some of the anger about it. I miss a lot about Springfield Lakes. I'm miles away now - not in Brisbane - but I wouldn't live in any of the suburbs more than 5 minutes drive from Orion. They might be cheaper or have larger blocks, but they tend to be run down... Plus, of course, they're undersupplied in infrastructure, they feel isolated, they're slower to get around (you could lose half a lifetime down the road at Goodna's main roundabout or Redbank's Jones/Keidges/Redbank Plains Rd intersection)... Narrow streets are only used in the Lakes where traffic is only supposed to be local - all the main thoroughfares are generally wider and free-flowing.
Dalithak, you might consider it an idiot's paradise, I considered it a little paradise isolated from idiots. I didn't have that attitude when we moved there, I don't tend to judge people on where they come from (it's not like I come from Toorak), but some things that happened on trips to neighbouring suburbs... Like when friends were attacked in a nearby Plaza by kids, whose parents then defended them for the unprovoked attack! If you don't get it, fine, you can join the idiot local member and live elsewhere. I'd rather live in a suburb where 10 year olds aren't aggressive, and where the neighbours might be close but they don't make life difficult for you, as can be the case in many suburbs nearby.

I'm moving to Brisbane in the next few weeks and because my brother lives close by I started looking at S/Lakes. Compared to Sydney, the houses are very affordable. I would be interested if there are any known areas/streets I should avoid? every suburb has them (depending on who you ask). Also, commuting to the CBD each day, what train station does everyone park at? is it secure parking? Thanks, Katz
Every day...and I have a huge brick postbox...my postbox is filled to overflowing with catalogues so that I couldn't possibly get something as tiny as a letter or bill delivered to me. Usually the postie just puts the letters on top of the letter box. This suburb gets a ridiculous amount of junk mail. I usually just wheel the bin up next to the postbox and chuck them in the bin every two days without even glancing at them. It would appear that Ipswich sees Springfield as it's bottomless money bucket.
Council land rates are high for Ipswich.
And Ipswich decided to remove Springfield from the nbn and put Goodna in it's place.
With support like that it is no wonder that Springfield Lakes hasn't been able to live up to all the wonderful plans.
The Ipswich councillors and mps seems hellbent on making sure Springfield Lakes doesn't succeed.

the narrow winding streets and ever decreasing block sizes are making the suberb feel very clostraphobic.
hearing your neighbers toilet habits due to them being so close is pretty bad

Its a really nice place with all the lakes and parks - Delfin does a really good job considering there is no body corporate.
Plenty of good spots to have a picnic BBQ and a bottle of red while watching the sunset.
Shops are good - cinema would be nice, but apparently they are already organised.
Better than North Lakes in my opinion - easier access to city and Gold Coast as well

"Its overwhelming... until you visit this place you have no idea of its potential!"
I thought that this was just another 'out in the burbs' estate - how wrong I was.
Springfield Lakes is absolutely amazing... there is a hospital (planned), the largest shopping centre in the southern hemisphere, a few different corner shops, Brisbane's best golf course, future rail line, a CBD (not a town centre - a CBD - its twice as big as Brisbane!), not to mention an amazing network of parks! On top of this, there is already a university, about 5 schools (primary, high, state and private), 3 beautiful lakes and the motorway is literally round the corner!
I bought here 6 months ago - I dont regret a cent - it is absolutely wonderful!

all of the things panned have been 8 years in the making, by the time they all arrive, the older parts will be gettos.
The early morning graffitti cleaners, will move on to the newer parts, leaving the older established areas to get run down. (visit the older areas of forest lake to see for yourself, the nice picket fences taken down after so much graffitti)

I cant say that I agree with you on that one. I havent had any issues with 'hearing' my neighbours. Having said that - I would much rather live on a smaller block than in an even smaller apartment. I live on the smallest type of block available and I can happily say that I have no issue with it.
I would say that the area is the same as everywhere else and has its fair share of nuisance makers, but I think we should be thankful that for now, Delfin fixes things up. I would much rather that than no one at all!

I have lived here for thr past two years and have witnessed such change in that time. Springfield Lakes is well on its way to becoming an awesome self suffiecient city. The schools are exellent and it has a great family vibe. We love the parks and open spaces and regulary use the hike and bike trails also the orienteering courses that are set out. There reallly is no excuse to stay indoors when you live here!

Springfield lakes has so many things to be proud of! There are so many parks, 3 great lakes, great shops, a great shopping centre, room for the train in the next few years, and it's just so peaceful and friendly! Love it!

"THE PLACE TO BUY"
I have lived in Springfield Lakes for 5 years - not only is it growing at a fantastic rate, Delfin is doing a good job at including lovely green space. Not just one park, but many, large and small all around the place - I have two parks and 2 walkways just in my street. Shops are close, restaurants are great, surroundings are beautiful and the value of my house has more than doubled. I also have an investment home here as well - good returns and better growth. I will never sell my houses here as things are only going from strength to strength - I LOVE 'THE LAKES' !

"The Lakes"
If you live on the other side of the lake there is no ADSL internet you have to have wireless which is really expensive if you have kids, the park near the lake is always noisy , late night drunks etc , getting to work if using the Centenary Hwy allow an extra 30 min of a morning as the traffic banks backs from the Motorway exit back to the roundabout at McDonald's at 650 am to 740am week days, Trian is not coming until 2013 it at all

Jamie, wireless can be expensive, but there are a few cheaper options around. Don't buy 3G-based wireless - it's either slow (congested network) or, as you've said, expensive. There are two non-3G operators in the area, check them out on Whirlpool (search for Springfield Lakes). They're cheaper than 3G - certainly if you want more than 6GB/month.
And there is ADSL everywhere - on the Greenbank side, it's pretty decent, on the Delfin side, not so good. The problem isn't that it's not there, it's that there's only 50% coverage provided by the network builder (starts with Tel...). People buying a house in the area which is already connected (again, about 50% of them) will be able to get it.
"Fantastic For The Family!"
Having lived in the surrounding area for around 17 years I have seen Springfield and Springfield Lakes emerge as a fantastic area built and designed for families. As with all new upcoming areas it always takes time to get the backing of all local, state and federal governments to provide much needed services to the area. With the backing of the developers and the relevant governments 2010 will be an exciting year for the area with the opening of a state of the art Police Station and also the construction of a 24hr Ambulance Station.
Growing at a rapid pace Springfield Lakes will welcome 2 new state schools with construction starting on a much needed State High School, scheduled to take enrollments for the 2011 school year and with Springfield Lakes State School bursting at the seams there will also be another State Primary School for the area.
Living with our family in Springfield Lakes and also owning businesses in the area it is very exciting to see the vision of Maha Sinnathamby take shape each year. I couldn't think of a better place to raise our family with the way the area is set up and maintained!

I think the police presance is pretty good now
so wow with the new station
will it be where it is now, it was a fanastic night on Saturday, we had the grankids over they loved the fire works

The Police Station is across the road from Tournamant Dr, Brookwater. Right next to "The Corner" and Caltex.
Increased presence will be good although I believe there has been a fair presence in the last couple of years,

and i feel very safe walking our dog along the second lake,
every one is so friendly ,. i have noticed a lot of mums dad and kids enjoying time together on the lake in their boats,

"The place to be!"
Springfield Lakes... My family has been here for 3.5 years now. We love it. In that time, it's grown, and improved from a good base to an extremely liveable community.
There were a couple of frustrations we did have when we first moved here. The first was facilities. This improved with the opening of the Orion shopping centre, which is about to be further expanded. Medical facilities have improved, though they aren't yet as good as they could be - this will happen when 'Health City' is eventually completed (it's scheduled to include a hospital). That said, with the Centenary Highway extension completed, hospital access has been improved. Public transport is being improved, and will continue to be improved. The roads are constantly being improved. And Diezel's concerns about policing should be eased with the soon-to-be-opened Brookwater Police Station to provide a closer back-up to the local Police Beat. Not that I've ever noticed hoons and trash...
The other frustration we had was internet. It's true that there aren't enough wired/ADSL connections for most of Springfield Lakes. There was also a shortage of 3G coverage, given anyone who couldn't get ADSL used 3G. But there are now wireless options - Cirrus has a wireless option (it was built 3 years ago), and there is now at least one Wireless Mesh which provides better than ADSL speeds - I suggest anyone interested visit the Whirlpool Forums and search for 'Springfield Lakes Wireless Mesh'.
All in all, it's just a great place to live. Constant growth, it never feels busy, even the council does a good job round here! I can't think of anywhere better in the Western Suburbs of Brisbane. Or perhaps SEQ. Certainly not in the same price range.

I came to Springfield Lakes in 2004 (When it was first opened), I couldn't fault the place. Designed around families Delfin have catered for everyone here (First home buyers- Villa style homes..Small Families in Mid size homes..And large familes in modern traditional style homes) + therew are heaps of Parks, HUGE lakes, and local shopping villages. Since moving here, the one thing I have noticed is the community spirit. For such a large suburb the sense of belonging and spirit is amazing.....You won't find it anywhere else! + Try and find another community in South East Queensland as well maintained and 'pretty' as this one!!!
I live and work here, and couldn't possibly see myself anywhere else.
There is one sporting hub in Springfield Lakes (ovals, tennis courts, and basketball courts) Heaps and heaps of parks and "hike and bike trails" Orion Town Centre has a BIG W, Woolworths, ALDI, and over 100 speciality stores, and there are 3 private schools and 3 State schools in the district. There is a new police station on Augusta Parkway, proposed tarin lines and major highway upgrades......Greater Springfield is BOOMING!
If I had one negative comment about Springfield Lakes (ONLY ONE COMMENT) it would be the pockets rentals (not as well maintained as owner occupied homes).
Overall I would recommened this suburb to anyone! Singles, Couples, Retireees and Families.... ITS JUST A GREAT PLACE TO LIVE!!!

If you don't need the internet for work...and you don't need the internet for your children (they're not academic and couldn't be bothered and you don't care about kids misbehaving at the schools) then you're fine. If you have lived in flats, then you won't be bothered by the closeness of your neighbours. It is probably best if you work in Ipswich or don't work at all because of the highway congestion or perhaps if you work part time. It will suit you if you aren't into gardening or house proud because no one else is either. If you want a new estate and a bit more infrastructure try Northlakes instead. They have a westfield shopping centre, nbn and all the stuff springfield lakes doesn't have and their local council doesn't stuff up any opportunities that come their way.
"Great up & coming area!"
Lived here 3 years and starting to notice no police control in Springfield Lakes... This area is growing so fast, yet all you here and see Fri & Sat night is trash and hoons all around the main streets...Im really starting to get over Springfield Lakes very fast...
Also Delfin is letting its older areas(not that they are old) releases get very untidy very fast! Parks in older areas over-grown, rubbish and broken trees..

The very first park made (Springlake Park) is immaculately kept, and all parks in all villages are very well kept, always mowed/weeded etc....
Police station is about to open in the next month or two and like most areas it is the minority that ruin it for the other 98%.
Well come see ESCARPMENT PARK....then drive down to greenbank art...its disgusting how they let it go...and makes this part of springfield hideous....

I just pray and hope that it will not turn into another Forest Lakes just down the road ridden with crime and violence. Without police governance and community watch patrol from the beginning it will surely turn into lakeside slump just like Forest Lakes and residents will be looking for the nearest exit.
is this a real safe place to live for a family? I heard a lot of property crime...
