Templestowe -top suburb in maningham

Personally I think it will crack the million median next year. You can already see some new large homes going in (prestige homes always boost the area), new developments (Anderson St). Also with the added attention from the new Westfield Shoppingtown which draws new people to the Doncaster/Templestowe area it wont take long. Templestowe will always remain the most valuable suburb - acre properties plus more prestigious homes. You could spend >$5 million in Templestowe, doubtful in Doncaster.

I'm actually surprised it hasn't with this manic, overheated property market at the moment.

Templestowe will always be the more prestige area over Doncaster because of one major factor...land size. Doncaster is fantastic, I used to live there, but I also used to live in Templestowe. Unfortunately for Doncaster, all the cons just are not there in Templestowe (it's busier that Templestowe, less parks and of course, smaller land size). The only thing that Doncaster may have over Templestowe is the proximity to Doncaster Shoppingtown and the Eastern Freeway. HOWEVER Templestowe is just too close to Doncaster for that to be a factor.

What's really interesting are these supply and demand graphs.

Templestowe has shot right above the 1mil mark, and looks to be increasing:
