"Mediocre overall"

Fact: The Ponds is in Blacktown, the worst council of Sydney for crime rates. Also it has a bad stigma so buying in here is no prestige.

It is placed very far away from basic transport facilities. All people travelling to CBD by public transport should take a note.

Mostly tradies live here who bought houses very cheap in 2004/5.

Schools are overrated and this is just a marketing gimmick by agents.

Newer houses are hideous and don’t get fooled to buy them for the price they don’t deserve.

Moved out from here recently to a nicer council.

"Suburb that defined cosy family living !"

We have been living here for more than 2 years and can't think of living anywhere else. It has great schools, beautiful bush walks,
numerous parks and big play grounds. A beautiful and lively shopping mall at the center of the suburb, community center, 3 GPs , excellent connectivity to City ,Parramattaand Blacktown and Rouse Hill through bus, metro and train ! By 2023 one can reach Town Hall in
45 mins through metro. Our kids go to soccer training , walk around the lake , week-end bush walksand Rouse Hill shopping center is just 5 mins drive.

A lovely, well planned , safe, green & clean, well connected suburb ! No wonder hose prices have gone through the roof here.

"Peaceful and well planned"

Perfect suburb for families. Great schools. Only concern is too many new houses built by same company and they’re making this area over populated. There should be a balance between parks and houses but right now too many houses.

Rentals in The Ponds

"Well planned and a beautiful suburb"

Very well planned suburb. You will see a lot of parks, playgrounds, bushland, wide roads etc.
It has good schools, quality houses and greenery. Very safe place to live and people are well educated and mostly working
professions in corporates.

Big concern is the quality (or the lack of it !) of new houses that are being constructed towards Hambeldon road.
These are being built on small chunks of land i.e 200 to 250 sq mtrs with questionable quality. This will
increase the population density and hence impact the existing infrastructure. I hope Blacktown council does something about it.

Thanks to the well planning, good schools and excellent connectivity, prices are only going up...another concern

"Well designed, peaceful and green"

We moved here 2 years ago. This is a good example of living away from the city but still living close to malls, trains stations , good schools and hospitals without paying a high premium. Ponds is very well located, close to Rouse Hill mall, it has good schools, train and metro stations are close by. Quiet and very safe place .Bush land, cycling tracks, a lake, many parks make it a great suburb for a growing family. It has wide roads, two big playgrounds, a gym, child play areas , good local shopping mall to name a few.

"Been a lovely experience"

We’ve been living in ponds for about 8 months and it has been a lovely experience. Everything is close by and has lovely parks and places you can go for a walk. Mostly families with kids and young working professionals. Safety hasn’t been an issue so far and we’re hoping it says the same. Haven’t heard or seen anything at all. We even asked our new neighbours and they’ve been living for more than 6 years. They’ve never had a scary concern.
The pricing are Increasing and only seems to be a suburb that will see immense growth in the near future.
The only con is that it falls in the Blacktown Council and we can only hope the council doesn’t end up trashing it.

"A boutique suburb for young families"

We have been living here for a while now and really love the suburb. It is green, safe, clean, lively and well maintained.

Pros:
1. Lot of parks , playgrounds , walking tracks, 6 km cycle track and a beautiful lake
2. Two highly ranked schools and a high school, a good school for special kids and 2-4 child care centres.
3. Tennis courts, cricket/rugby grounds , a swimming pool for kids.
4. Low crime rate and most residents are working professionals.
5. Close to Tallawong metro and 5 mins drive to Schofields train station and good bus connectivity to Blacktown,Schofields and Rouse Hill and on demand buses that connect to train and metro stations from all part of Ponds
6. Local Ponds mall is quite good and Rouse Hill town centre and Stanhope shopping centres are just 2-5 mins drive.

Cons:
1. Increasing house prices, slowly but steadily
2. Increasing traffic

"A suburb that had much promise but has gradually fallen to what you expect in the rest of Blacktown council"

The Ponds WAS a great up and coming suburb. Big plans for a big shopping centre, homes with modern design and high quality, a big bustling school and plenty of parks and greenery. Fast forward to now and it is rapidly becoming a suburb not much better than many other suburbs under Blacktown council. The shopping centre is always congested with cars always queued into the street. The houses are modern but the suburb is plagued with owner builders looking to build cheap and onsell for profit. The increasingly small land sizes in the newer parts have resulted in a lot of cheaper houses which have reduced the value of houses in the suburb. Alot of people are moving out and choosing to rent their house out rather than sell which brings in a mixed bag of people. As any investor will tell you, once a suburbs rental percentage reaches a point (Generally around 25%), property values will often drop as people perceive more problems by the rental population. Many houses are poorly maintained, especially landscaping with unmowed lawns, dead plants and weeds everywhere. We were increasingly surrounded over our years living there by obnoxious and noisy residents with little regard to those around them (Can't escape it when many land sizes are in the 300 metres squared). The school is huge but already overcrowded with substantial development happening to cater to numbers with the reputation of the school a mixed bag amongst residents. We loved our house but could not put up with the suburb any longer, hating watching it go further and further downhill. Unfortunately, there were very little indicators of it turning around any time soon and for those looking to move in there, I would seriously worry about house value if you did. There are much nicer suburbs to look at.

On the plus side there are plenty of parks around and the new metro train line is a positive (If you live at that end though, expect your street to be parked out all day by commuters). It is also a fairly safe suburb, although there have been a few more issues in that regard in recent times.

"New, Squeaky Clean, but overall, AMAZING!"

The Ponds is a new suburb in Sydney that was first founded in 2007. There are lots of green areas and there are hundreds of parks surrounding the area.

Great Schools, shopping Malls, Lake side Community center, Close to Public Transports, Parks etc. Most of the Occupied house are owned by educated Professionals. Loving here.

"Suburb that has almost everything"

Awesome Suburb. We moved to The Ponds 2 years ago and it's been amazing so far. We love the John Palmer school and our daughter love it very much. I am honestly surprised to see the quality of education in Public school much superior than the private school (which she used to go before). The suburb has heaps of nice parks and kids play grounds. Proximity to shopping malls, restaurants and Rouse Hill Shopping center. Over all it's one of the best suburb in this region.

"Problems with schools and gangs of teens"

We have moved from The Ponds due to a lack of good schools - the schools themselves are new but have terrible bullying and behavioral issues. We also did not think much of the lack of communication we experienced at both primary and high schools.
There are also groups of young teenagers roaming around damaging property and harrassing and threatening people who are out trying to enjoy the neighborhood facilities. This could stem from a lack of facilities for older kids and teenagers.
The facilities they have are great but there isn't much for teenagers to do.
We also had our house and our car broken into more than once as did our neighbor and have our car vandalized as well.
Over all we moved as we were worried about the education our children we getting and as we were very worried about the increase in crime in the area.

"Best Suburb in The Hills"

Beautiful, well manicured suburb. Parks, walking trails. New train station opening soon with direct links to Sydney CBD. Plenty of great schools nearby and shops - Rouse Hill Town centre is nearby, new The Ponds Shopping Centre open. Great family area where it's common to see kids and families having BBQ by the lake on the weekends.

"The best suburb in North West Sydney"

I have moved into The Ponds recently and have been very satisfied.
The locals are very friendly, great for families or young married couples, many parks, pets and people out and about enjoying this gorgeous suburb.
One of Sydney's best kept secret that is still affordable.

PROS:

It has brand new environmentally friendly constructed homes, shops, schools, never ending parks and ponds of course!, good public transport, right near North West Rail Link (Due 2019), right next to Rouse Hill Town Center, The Mean Fiddler, Ettamogah Pub, Stanhope Village Shopping, Stanhope Leisure center, The Ponds Shopping Center due mid 2015, Two new schools about to open, beautiful Blue Mountains scenery, right next to Parklea markets and very close to Bella Vista Business Park & Nirimba TAFE.
It has everything at your fingertips in this growing north-west area of Sydney.

CONS:

Distance from Sydney City about 45 minutes drive on a good day.
Property values seem to be increasing very rapidly.
