Why is land value in traralgon decreased so much in last year?

Traralgon, VIC 3844 is located within the Latrobe local government area, part of the Gippsland Region in Victoria.

Hi guys, I am looking into buying a house in Traralgon, but I was shocked to find out the land value has decrease 20% in 2019 compare to last year. Anyone know the reason why?

Well I haven't been in the area long but the crime rate is high, so is unemployment, air pollution is also a big problem.

I'm absolutely sure you could find some great land or a house somewhere but you'd have to do some real digging.

Is the air pollution bad from the loy yang power station? I've been looking at houses at the south end of Traralgon or is it just the paper mill that smells?
