"One of the few nice livable suburbs in the West"
After having lived in Williams Landing for a year, we really like the neighbourhood we are in.
We find it centrally located and close to anywhere else in the South West (Point Cook, Seabrook, Altona Meadows, Truganina and Hoppers/ Werribee). Its also on the right side of M1 unlike Point Cook, and has a lot of arterial roads that are nearby and easy to access.
WL has a very diverse demographics, not really dominated by one ethnicity unlike some neighbouring suburbs like Tarneit and Truganina, with a stronger sense of community because it's a smaller suburb. In comparison from one end of Truganina (Arndell Park) to the other side (Mt Atkinson) is nearly 18 KMs in distance!
Has great cafes, restaurants and a nice bubble tea shop on Overton Road. We've found the area fairly safe walking home at night. The train station is a walking distance from our house and gets very frequent train services (every 10 mins during peak hour, 15-20 mins off peak). It takes around 25 minutes to get to Southern Cross and around 30 mins to Flinders on train
Lots of nice parks and green spaces throughout the suburb too.
Cons-
There are no primary or secondary school within the suburb itself and depending on where in WL you live you might have to travel far away (often opposite direction to the train station for school drop offs). This has been the biggest complaint from WL residents for 15+ years. But since the suburb is fully built up now there isn't much land left to allocate for a school.
I'd personally avoid parts of the suburb close to the RAAF base due to Laverton P-12 school zoning, which in my opinion is the worst possible school zoning you can get, best being Seabrook Primary.
Some neighbours don't mow their lawns and nature strips (specially tenants), which can be an eye sore. But most owner occupier houses have nicely maintained lawns.
In the past couple of years there has been an increase in break in attempts (just like anywhere else in Melbourne), if you are planning to move make sure to park your car inside the garage and keep your keys in a secure spot. Stay vigilant and join the community Facebook groups.

"Be careful of astroturfers and spruikers leaving positive reviews"
I've noticed an influx of suspicious looking 5 star reviews, endorsing all of the many new housing estates going up there. All these glowing reviews to me personally seems like a massive red flag about the suburb.
I've found many realestate agents, property developers have been leaving fake reviews about suburbs like Truganina on Homely. The stock photos they are using for their profile pictures and being one post wonders leaving reviews that read like marketing/ advertisement material is just a dead giveaway.
From my experience living in and
near Truganina- it feels very overcrowded with very little parks or an actual sense of community.
Public transportation is bad. For most the closest stations are Tarneit or Rockbank depending on which side of Truganina you are on, both are very unreliable and infrequent V/Line services to the point all my friends in Truganina have to drive 20+ mins to Williams Landing in peak hour traffic for more reliable metro services instead. The whole suburb is very car dependent, with very few bus services to any major train stations, some estates like Mt Atkinson does not get a bus service to Rockbank station, and if someone doesn't have a car they'll be left walking 60+ minutes to their homes. As a result of this many households here have 2-3 cars.
Lots of (arguably) good Indian restaurants, but if you are craving anything else your other food options are just KFC and McDonalds.
Most houses on these new estates are on smaller block sizes, with virtually no backyard and built wall to wall with neighbours (glorified townhouses at this point with their own distinctive street address). Parks are very few and far between and are always overcrowded with children.
Truganina and Tarneit from my experience are the poster childred of poor urban planning and disfunctional neighbourhoods. No real town centres or white collar employment hubs/ office jobs within the suburb so most people have to commute to the CBD for just about anything making it a "bed and breakfast" suburb. Lots of industrial areas/ blue collar jobs here though.
This is a shame especially because the suburb of Truganina is huge, almost 2.5 times the size of Melbourne CBD.
No big shopping prescint either, most recently Westfield pulled their plans to build a shopping centre in Mt Atkinson, so that's no longer happening now. You only get a handful of "shopping centres" which are just a Coles/ Woolies attached to a sushi kiosk and an Indian grocer. Very little tree coverage and greenery around here. The closest major shopping centre is Pac Werribee which is far from many parts of the suburb.
I personally like older pockets a bit more within Truganina, mainly around Arndell Park with the big block sizes, and big back yards and less cookie cutter mcmansions. This area has a lot more parks and walking tracks around Skeleton Creek, and is closest to Williams Landing train station/ Hoppers Crossing shops, Pac Werribee.
Predominant majority of this suburb are South Asians. I personally don't find newer estates withing Truganina to be culturally diverse at all, it feels like an ethnic enclave (I am a South Asian person just for the record).
