Mermaid Waters

"Very pricey. Lock your doors."

Mermaid Waters and Broadbeach Waters has a high level of wealth intermixed with some high density townhouse complexes (AKA Duet drive)

This wonderful combination yields a high crime rate and abominable traffic.

This is a place where dumb money gets sucked right in by the glitz and glamour but it's not good value for money.

Molendinar

"Extremely underrated"

Molendinar was originally quite a functional suburb but with the reduction in industry has opened up to become a truly central and great value place to live. The hospital, uni, Surfers, Broadwater Parklands, schools, HOTA - everything is fairly equidistant from Molendinar.

Very good community too and peaceful due to the hilly nature of the area.

"Agree with all reviews here, Bundall is #1 on the GC right now"

It has unbeatable access to all the hot areas and is a professional hub.

Property prices here are quite affordable for the quality of house you get.

Schooling is excellent and being next to HOTA is a huge plus now.

Labrador

"Amazing Value"

Labrador is an up and coming area of the coast. Represents amazing value for money and surrounded by beautiful waterways.

Significant investment has gone into urban planning, community facilities, school improvements.

This is the coast's best kept secret for now. In 20 years time this will be the part of the GC everyone is fighting over.

Mudgeeraba

"Backwater"

Mudgeeraba is nice enough, though prone to flooding as it is surrounded by floodplains and creeks. Traffic is a nightmare in morning commutes due to single lane roads and poor town planning (it's a very old suburb with old houses etc)

Schools are OK but definitely don't rate compared to Varsity, Robina etc.

Does offer some cheap property though, with the proviso that it doesn't really appreciate much compared to everywhere else on the coast.

I cannot edit this post but Mudgeeraba has definitely improved a LOT. The schools are excellent and the lack of traffic and nice greenery is great.

The caravan park is moving on too!!
