Nothing more to say than its overpriced. Yes you are in the city but are you willing to pay the price tag for being closed in on small blocks?

To be honest I think Melville is overpriced for the suburb it is. And its next to some dodgy suburbs that doesn't help either such as Palmyra and Willagee. Avoid.
I am 5 mins walk to river and live in Melville.
Love the suburb. I am right next to Attadale. Which is more expensive.
Well I have never heard anyone say that before. Definitely not so any shape or form Bogan side. Mostly professionals. Quite the opposite
"Tiny blocks"
There's nothing in Wellard and the houses are on tiny blocks. Don't know why it's rated so high, it's boring to me.
"DODGY SUBURB AVOID!!!"
The houses in this suburb are cheap to purchase for a reason. Its dodgy with crime, people and hoons thats why. And the roads to the shopping centre is confusing and chaotic. AVOID!
"It's still Rockingham"
Honestly I think this suburb is overrated. It's still in the City of Rockingham which means you still get the 'not so nice' people and hoons driving around. I know this as I've been abused in Rockingham a few times before for no reason!

Where are you living now? Not experienced anything like that. Is the best suburb in Rockingham area!
My car has been broken into there recently is that enough evidence!

"Close to everything!"
St James is located in a little pocket in the Victoria Park area. It's next to everything including the city, airport, shopping centers, the Albany highway coffee strip, the river, beautiful parks and Curtin University. It's quite a pretty suburb. I think being in the location that it is in it will only go up in value.

Coogee is amazing and has it all! Including a great beach, restaurants, cafes, and coffee. Also the locals are all very friendly as well, I know as I live here.

No I disagree. Its underpriced iff anything. Such a safe pretty suburb.
Lived here 12 yrs and myself and neighbours never had any issues.
We have a whatsapp group where we all communicate. Friendly suburb
