Ingle Farm

"Good value, Family Friendly and close to everything!"

After 10 years I still believe this is one of the best value suburbs in Adelaide - close to everything - shops, schools, child care, restaurants, transport, parks - but without the fuss and the price tag!

"Close to the City with everything at hand."

Rose Park is such a tightly held suburb that, while Grant Avenue may not be the best or most quietest street, most people don't care!

Rose Park is a Historical Conservation Zone (HC1) so there's no longer any subdivisions allowed or demolishing of old houses. Because of this, the streets haven't changed much and there is an air of the old, green leafy suburb that has been lost elsewhere.

Grant Avenue is the collector road for Rose Park and as such, carries a lot of cut through traffic from the local area as locals try and avoid the Brittania roundabout. It also has a bus route - 143 - which goes from Beumont to the City and generally changes to the 155 and heads out to Port Adelaide. The City end of Grant Avenue is restricted to Residential Permit parking only due to the Clipsal 500 and the restaurant (Urban) located in the old Queen Victoria Hospital (now a high rise apartment complex).

Grant Avenue has the Rose Park Primary School located on it. This is a nice, small Public school. Loreto Girls School is located at the top of Grant Avenue on Portrush Road and there is easy access to other Private Schools such as Prince Alfred College, St Peters College, CBC in the City and many others. There are a few local High Schools including Marryatville HS and Glenunga International High School.

Shopping is varied around the place. Locally, the Dulwich shops are a short walk around the corner. The Parade Norwood is also within walking distance as well as Burnside Shopping Village. Both of these later locations are generally the main shopping options (although Foodland is located at Frewville).

Just down the road is the Victoria Park Race Course - this is the major park area near Rose Park - it's the place to walk your dog, jog, ride your bike or play sport. About a 30-40 minute walk is the City and many locals prefer to walk or bus it into the City for work.

Recently, there has been an increase in 'young' families moving into the area as the traditional older population move on. This is injecting a more vibrant feeling into the area but Grant Avenue has generally always had a good mix of population.

The local Council is Burnside and rates are not cheap - $2000 plus pa. This also sees high utilities in general and the overall cost of living is quite high. This has caused issues in the past for those that have been living in the area before the property boom and many 'locals' have moved to other areas in search of more affordable living.

Grant Avenue is wired with Telstra Cable - this gives you access to BigPond Cable internet and FOXTEL. Mains Gas is available also.

It is a beautiful place to live. Generally quite and so convenient to everything. Regrettably, it's difficult to manage living in the area on the average income that once was enough - it's fast becoming elitist and restricted to executive residences.

"A Great Location!"

If you ever wondered when the term 'Location, Location, Location' would apply - this is it! Luprena Avenue is within walking distance to almost everything! Within a short walk are:

Walkley Heights Shops (Foodland, Takeaway, Hair Dresser, Dentist, Child Care, Postbox).
O Bahn bus stop (34 A - 500, 501, 502 - gives you access to the City, Mawson Lakes and Elizabeth).
Standard bus (209 - all days) on Beovich Road and now the new 202 on Wright Road (all days, very handy!)
Ingle Farm Shopping Centre - over 90 specialty shops including 2 Coles, KMart, Bowling, Food Court, Hungry Jacks and Red Rooster.
Ingle Farm Community Kindergarten - located on the corner of Nurrowin Drive and Beovich Road.
Ingle Farm Primary School and Ingle Farm East Primary School within a slightly further walking distance.
AFL Field and multiple Soccer pitches located on Beovich Road - including Ingle Farm Football Club.

A short drive gets you to the restaurants of Mawson Lakes and the Mawson Lakes Interchange (including Rail). Also, Westfield Tea Tree Plaza, Modbury Hospital, Paradise Interchange. More shops are nearby at Valley View, Northgate, Gilles Plains and Para Hills.

More and more houses are being demolished and subdivided (approximately 6 blocks now in the street) with some just being replaced with new houses on the larger block. Houses are generally well maintained and many are being renovated, extended etc.

Previous issues with traffic and noise have all but gone with rentals being demolished for new houses which is seeing a change in residents. The area has a nice blend of all family types as there is something for everyone.

Council rates are relatively average with the minimum payable being approximately $750.00 pa. Council has successfully implemented a hard waste and voucher system and weekly services are excellent. Council also regularly maintains verges and trees. The street was resealed and upgraded in 09/10 and looks fantastic!

Luprena Avenue is wired with Telstra Cable - this gives you access to BigPond Cable internet and FOXTEL. Mains Gas is available also. Currently, Ingle Farm is not in reach of the Modbury NBN roll out (first stage).

Ingle Farm is located within the Playford State Electorate and the Makin Federal Electorate.
