"A great place for young families"

It is a friendly, family neighbourhood. There is a great public school, which is really good.

It has alot of beautifully kept parks, which are great for kids .. the only down side to the parks is that they have no toilet facilities.

There is the pub, shops, train and buses. The only down side is the powerlines, which are massive and run right through the centre of the area.

"An overpriced suburb with a high level of vandalism"

It has alot of undesirable people living in the area. The shops are dated. There are bars on all the windows of the shops, the chemist has a sign that says, "We do not store pseudoethedrine products due to frequent breakins". The roads have lots of divets in them, which have been filled in with temporary plugs which makes it like driving thru a bush track.

There is a government school, which no-one sends their kids too, as there is a high level of lower socioecomonic people in the area. There is a high level of Homeswest (government housing). Most people with any sense send their kids to Mater Christi Primary School, which is Catholic.

There is a lake in the area, which has absolutely no facitilies. It is just bushland with one very old and dated playground. There are alot of mosquitos due to the lake.

The lawns are often dead and full of weeds, there are cars outside peoples houses like wrecking yards (on the main road of Yangebup too). There is plenty of graffiti, which attests to the fact that there are teenages roaming the streets with nothing better to do than cause trouble. Any Weekend, and you are bound to find police arresting someone for offenses.

Overall, I would never buy here. The only thing good about the area is that the beach is close.

I have lived here for 8 months, and can't wait to get out.

I grew up in Wembley and have a university education and managerial background and still bought my first house in Yangebup 7 years ago. We lived one street back from the main road and I loved the area and the location. Lots of shops are close by, the daycare centres are awesome, the local Chinese is the best in Perth and access to transport and the beach are excellent. We never locked our cars and our house was never broken into.

There are lots of young people buying their first homes and having their first children. Heaps of parks and parkland along with established trees and gardens give this suburb a lovely green and lush feeling and make it a perfect place to raise kids.

The majority of the adults in the area are responsible and respectable and any trouble we had in the area came from several youths living outside the Yangebup area. Trouble makers are in EVERY suburb including the exclusive and expensive area I grew up in.

Since the purchase of our first house, we bought the one next door too and unfortunately, had to move down south for work so we rented these houses out along with another property we have in Stirling. The tenants we have had over the years have been of a better quality than the tenants we have in had in Stirling. Stirling is another Expensive and upmarket area and we have considered selling this rental and buying more in Yangebup as we receive a premium rent in this area and the tenants respect and look after the properties.

All in all, I would suggest people give this understated and underappreciated suburb a try. Don’t listen to the negative people who still believe this suburb is a low socioeconomic area and not an up and coming area. Just think of the opportunity of owning or renting a property in such close proximity to the new Marina that is being built in Coogee. (5 min drive down the road) Cha-Ching!!

I could not agree more with the original comment more. My family and I moved to to the suburb two years ago thinking that it was nice, close to the train station, close to the beach and local shopping centre (no to mention affordable) have three kids so like most want to live somewhere that is reasonably priced with the facilities.

I do not have one nice word to say about the place, we had people constantly trying to break into our house, we had neighbours who had their place ransacked whilst they were home. I never felt safe in the area and would never suggest any friends to live there. It is not a nice place and I could not even go for a walk during the day and feel safe.

I agree that there is a lot of young people buying their first homes which is great, but, there is still a lot of petty crime and at this stage it is not a safe and comfortable place to live. To be honest I could not wait to get out of there.

Moral of the story is, if you don't mind staying in doors and have a great alarm system then go for it, if you prefer to feel safe in your own home then I would suggest that you look somewhere else

I too have to agree with Zev and noway 123. We've lived in the area for the past 18months and have had problems with Homes West tennants. They all hang out in packs, get drunk or drugged out of their brains and abuse people. Sadly, I hate going out the front of my house. Luckily we have roller shutters, an expensive security door (which we installed after a few months of living in the area!) and dogs.

I agree that it is an up and coming area, but until such a time as Homes West start moving out the bad tennants and people who have lived in the area for the past 20 years start taking some pride in their houses and get rid of all the junk out the front and do something with their lawns, I wouldn't recommend living here. It's a shame that the majority of bad people living in the area bring down the neighbourhood for the good ones.

Hopefully in a couple of years time once the Coogee Marina is up and running with shops, cafes etc the area will improve. In the meantime however, be prepared to live in the Bronx!

Well....we have lived here for 11 years raised 2 children and could not think of a better place to live...we have lived in several places in different states and i have to say Yangebup has been the best by far...alot of work has gone into the suburb and its looking great..yes there graffiti as there is also in every other suburb in the country...as for the schools both our children attended a local school and have excelled in thier secondary education...Shopping...gateways shopping centre and cockburn central are 5 mins away and have everything you would ever need...Yangebup is a great place to live and to invest

Moved my daughters from the country to attend University, they moved into a lovely little house in Yangebup and have been there for almost 6 months. there are always young teenagers walking the streets at all hours of the day and night and my daughters scooter was stolen, wrecked and incinerated on the Thursday. their lease runs out December 21 and Icant wait to get them out of there!
