"Amazing for kids"

Wembley is wonderful for kids. It has many playgrounds, and its leafy green streets make you feel relaxed. The only thing is that it is expensive to buy but usually all good suburbs re expensive because everyone wants to live there.

Looking for a home in Wembley?

"Wembley is everything we hoped for in a neighbourhood for our family"

We’ve lived in Wembley for nearly 2 years we love how close it is to the city, the beach, Lake Monger, Subiaco and Leederville cafe strips. The community spirit is very much alive with many street events throughout the year for locals and day to day kindness and generosity across the community pages on social media. Where we are is also in the catchment for wonderful primary and high schools. We know we will be happy here for many years to come and our children will grow up in this wonderful environment.

"Everyone wants to live in Wembley"

Demand will never wane for this beautiful leafy suburb. If you want great schools, easy access to transport, and close proximity to the CBD, beach and Lake Monger then Wembley is it. Sales prices from about $900K to $1.8Mill depending on the block size, new or renovated vs old, and Harborne Street location will drag prices down.

"Great Vibe!"

Wembley is situated next to two beautiful lakes, is close to the beach, and the streets are tree-lined and peaceful. Very nice!

"A lovely family suburb"

Been living in Wembley for a couple of years, me and my partner brought a character house to renovate. Love the greenery of this suburb and the older character homes. Great public schools, very family friendly. Very close to both Subiaco and Leederville for entertainment, restaurants , and boutique shops. Very safe suburb, with mostly professionals with families and some older couples. Apartment areas in the suburb have mostly single/young couples. Close to Perth city (5mins) and not to far from the beach.

Great for

  • Leafy green suburb, nice well kept wetlands nearby
  • Quality residents, not many incidents with neighbourly disputes
  • Clean well kept suburb
  • Close proximity ot all amenities
  • Easy to get to the city
  • Feels safe
  • Opportunities to renovate
  • Excellent value for money

Not great for

  • Some traffic congestion during peak times on main streets - Harborne Street, Cambridge Street, Grantham Street, and Selby Street.

  • Few places to eat out at

"Making the move North to Wembley from East Victoria Park"

For 5 years I lived in East Victoria Park with my wife. We would call the police once or twice a week to move on drunken fools fighting in the street. We are 35 and 41 respectively. We made the move because we had a baby girl and wanted a safe suburb to live in. After 10 months living here, we will never look back! Its safe, great parks and lakes, quiet and a family appeal only 5ks from the city. Wembley is a traditional leafy suburb where you aren't always checking to make sure you have locked the doors whilst inside. It doesn't have any nightlife and you will need to travel 2ks to Subi or into town, but that's ok. Easy walking distance and save a cab ride home. Public transport is adequate. Overall Wembley is a great suburb and my favourite in all the 8 cities I have lived in.

"I enjoyed my time here."

i live here for a bit more than a year. stayed in a 2 bedroom unit. in general, wembley is a nice area, close to subiaca, leederville, and innaloo. you've got the herdsman lake on one side and lake monger on the other side. one thing i don't like about wembley is the public transport, only one bus going through the suburb. however if you have a car, you can probably drive to the gelndalough train station.
wembley is pretty much divided into those affordable units and not so affordable houses. the property prices around wembley is either very expensive or somewhat affordable.
to me, i did enjoy my time in wembley.

"Love living here, but a bit expensive for me"

I've rented here for around 4 years, and love it here. It is close to Subiaco and Leederville for restaurants and nightlife, but relatively quiet. Cambridge Street and the Hersdman Lake (Herdsman Parage, Moondine Drive etc.) has a lot of affordable appartments, then off the main road are more expensive, generally older homes. Some subdivision of larger blocks, but still a lot of big old houses.

However, as a young couple, there isn't a lot in terms of affordable but slightly bigger accommodation (ie. we are in a 1 bed appartment, but to find a reasonable sized 2-3 bed, it is too expensive for us). There are appartments, there are houses, but not really many villa/townhouses in the under $500-600k range. So we are now looking to buy elsewhere.

  • Halfway between the city and the beach

Not great for

  • Expensive to buy

"A great community"

Close to schools, public transport, parks, the "Herdies Markets", shops, the beach, the City and much more. Wembley is a true neighbourhood, you'll make plenty of firends, you and old. And, it's dynamic - lots of opportunities to renovate the older 'California Bungalow' style homes or do a re-build. The laneways are progressivley being sealed, so rear park access is an option. That's not much that can be faulted in this excellent suburb.

"Great central suburb - 5 mins to everything!"

Fantastic lifestyle suburb, close to great shopping, eating and parkland/sporting facilities. If you love getting out and about, then Wembley provides all the options within reach. Great primary school and local parks. Only downside is that it is a drive thru suburb for many (making it busy), a car is still needed to get to most of the local options, and local eateries are expensive for the quality of food.

"Wembley"

Love wembley.. safe.. green.. close enough to the city to be convinient, far enough away not to get the crime or noise. Lawley baker is a hidden treasure.. and the indian place across the road is divine!
