Which area of west footscray to invest??

Hi, we are looking to buy an investment property in footscray ( more so in west footscray). May i please get some advice which side of the rail track and specially which streets to choose and which ones to avoid. Howz stanhope street. What should be the maximum range for 5-600m2 old unrenovated house approximately. advice will be much appreciated as we live a bit further from Melbourne. Thanks .

Try around Essex st, Khartoum, Dongola, Argyle st (famous Dumbo cafe is there). These are the premium blue chip streeta and sort after streets with lovely neighbours, about 6 parks including a dog park, rec west nearby, whitten oval, library, community center, and also heaps of cafes and Sims supermarket and and post office all within an easy stroll.

I'd personally avoid the south side of the tracks like Indwe st, Roberts st, Hex St areas as they are not as desirable for renters if you're after an investment property particularly if your tenant doesn't have a car, you can only catch the local bus, or walk some distance to the train station. So transport options aren't as great as the north side, hence the houses etc are much cheaper as they're less desirable. If you want good solid tenants that will pay a slight premium then you're much better to opt for the north side to avoid the tears, and get a solid return on your investment and have it rented consistently. Saves you the headaches.

Also note council has just consulted with all the community to get feedback how to best utilise the parks and will be spending on upgrades to these areas and the sporting facilities
