The entire town of yamba is considered a flood zone. All new dwellings must be raised.

I have to add a rebuttal to my last answer re flooding. I asked just asked about and found out that during our area's last largest flood last year 2022 there were some houses in Yamba where the water rose up through the ground and flooded houses. Sorry about the prev. misinformation. I don't believe that there was flooding in Yamba prior to that recent large flood. Again, if you can visit and ask the neighbours of properties you like would be my advice.

Yamba does not flood, though the road into town may get cut in major flooding. This is not a problem for most people as everything needed is in town. Years ago there used to be a good street/bad street thing. But with so many new people arriving I think this is probably mostly now a thing of the past. If in doubt, do ask the real estate agent. They will tell you I am sure.
