I made 6-8% pa over two years, but only with the benefit of FHOG. There are lots of houses going up and lots being sold. It may be a good investment over a long period of time as the new suburb is developed with facilities, shops etc. but how desirable it would be to live there will be anyone's guess - could be like Sebastopol, could be like Black Hill.
