As a buyers agent who lives and works right next door in Beaumaris, I know Cheltenham intimately, and Ive helped countless clients buy here over the years. From my experience, its a suburb that truly delivers for families, with excellent schools, a welcoming community, and streets that just feel like home. Watching my clients settle in and thrive here has shown me why Cheltenham is such a reliable choice, not just for lifestyle, but for long-term growth too.

OVERVIEW AND LOCATION
A blue-chip middle-ring suburb offering lifestyle, liveability and strong owner-occupier demand. Cheltenham sits approximately 18 kilometres south-east of the Melbourne CBD, offering a relaxed residential feel while remaining highly connected via road, rail, and bus networks.

The buyer mix is predominantly owner-occupiers, including young families, upsizers, and established professionals. There is also solid interest from investors, particularly for townhouses, villas, and well-located homes.

When compared with nearby suburbs like Mentone, Moorabbin, and Highett, Cheltenham often hits the sweet spot:

There are some of the worlds best golf courses also on Cheltenhams door step like Royal Melbourne and Victoria GC

Looking for a home in Cheltenham?

"Fantastic place to bring up a family, we love it!"

We have lived in Barclay dr Cheltenham for over 4 years and absolutely love it. Our part of Cheltenham is quiet, safe and has such an old fashioned friendly atmosphere that you can't help but be happy. We are surrounded by neighbours that dont just say hello but help out when needed invite you around for a bbq look after your house when your away etc etc when do you hear of that happening in this day and age, we love the feel this area has its just such a great vibe.

The milkbar on Farm rd makes great coffee and in summer is a great place to catch up for a chat with the locals. Great parks, the park at the end of Farm rd is a nice place to take a stroll its well landscaped with a running creek bed and is a nice place to be on a sunny day. If you have kids the other end of the park (DFO side) has plenty of equipment and bbq's and is a great spot to meet other parents.

Plenty of child care places in and around Cheltenham, heaps of play centres too, the local schools have a very good reputation so the area is fantastic for anyone with kids.

If you love water the beach is a 5 minute drive away we also have heaps of pools near by if thats more your thing.

The city is 30 mins away by car and about the same by train Cheltenham is an express station so it takes no time to get to the city public transport is pretty good all round.

We don't seem to have many rentals in our part of Cheltenham many people have been here over 20 years which gives it a nice feel we don't seem to get any troubles which makes living here peaceful. No hoons down our way in fact we were surprised how quiet the back streets are considering you are in the middle of suburbia.

What we don't like the planes would be on top of that list but when you buy near an Airport what do you expect! It was the one thing we were worried about when we bought but after living here its nowhere near as bad as what some people would have you believe. Dingley Village and Parkdale/Mordialloc seem to cop the brunt of the aircraft noise but it is noticable during the day if you are home. Where we are we are lucky as the planes seem to use the golf course/soccer field as the flight path which leaves us with much less air traffic than what you would expect. You never here any planes at night so sleeping is never a problem but for a couple of hours during the day you will cop some noise we are usually at work so its never been an issue for us. The other thing we don't like is trying to get a car parking spot in Southland go anywhere near it in peak times and it will test your patience.

While its not perfect (where is?) overall though we love Cheltenham and would recommend it to anyone especially if you have kids.

  • Centrally located to lots of facilities
  • Central to lots of things

Not great for

  • Trying to get a park at Southland will do your head in.

I think the word "slum" is a bit harsh, but I admit the area has gone dramatically downhill in recent years. I have lived in cheltenham for 20 years. I'd say in the last 5 years there has been a huge increase in crime, vandalism and hooning. It is driving us to leave.

Having said that though i cant see how you guys think the crime is bad in Cheltenham, did your house get robbed maybe, hooning near the factories at knock off time occasionally but even that's not bad.

Really those posting this stuff need to go live in Frankston, Langwarrin, Chelsea, Seaford, Cranbourne, Doveton, Narre Warren among others and you'll see what crime and hooning is all about. Seriously go do it and get back to us then you might have a different view. I have lived else where before living here and in all honesty we find it safe and for the most part quiet.

While we are on this subject where has Rob gone with his post bagging Cheltenham? As soon as i attached the bad things about his suburb (Aspendale Gardens) his post disappeared. Ah well maybe the mossies have got to him down there or maybe his working double shifts to pay for his $5000 house insurance bill (its that much because most of that line of suburbs from Aspendale down has been giving a flood zone status which basically means if you want insurance your going to get a rather large shock when the bill comes in, not fair but that's insurance companies for you).

"An All-Round Amazing Suburb"

Whether you’re young or old, raising a family, downsizing, or somewhere in between, Cheltenham is one of those suburbs that seems to have a bit of everything.

One of the biggest positives is how easy it is to get around. There are plenty of bus routes through the area, two train stations, and the Suburban Rail Loop is set to add another transport option in the future. For a suburb that still feels comfortably removed from the city, you’re surprisingly well connected.

There’s also no shortage of green space. Parks, reserves and sporting grounds are scattered throughout Cheltenham, so you’re rarely far from somewhere to walk the dog, kick a footy or just get outside. Kingston Heath Reserve is a particular favourite and gives the area a bit of breathing room that you don’t always get in Melbourne’s suburbs.

If you’re into golf, you’re pretty spoilt around here. Cheltenham sits right in the middle of Melbourne’s famous Sandbelt, with some exceptional courses nearby, including Kingston Heath Golf Club, which is regularly recognised among the best golf courses in Australia and the world.

Sport in general is a big part of the area. Footy, cricket, soccer, tennis, golf—you name it, there’s a good chance you’ll find a local club or facility nearby. It’s one of the things I like about Cheltenham: there’s always something going on, but it still feels like a normal suburban community.

Shopping and everyday convenience are another big plus. Southland is right here, same with DFO Moorabbin, and Chadstone isn’t far away either. On top of the major shopping centres, there are plenty of local shops, cafés, supermarkets and businesses dotted around the suburb, so most things you need are close to home.

For families, there are plenty of schools, parks, sporting clubs and activities in and around Cheltenham. You’re also close to some highly regarded private schools across Bayside and the surrounding suburbs, which gives families plenty of options as their kids grow up.

What I probably like most about Cheltenham, though, is that despite everything it has going for it, it still feels pretty down to earth. You’ve got great transport, shopping, parks, sport, schools and some genuinely world-class facilities nearby, but it doesn’t feel flashy or pretentious.

If I had to sum Cheltenham up in a couple of words, I’d probably say “world class, without acting like it.”

Whether you’re buying your first home, raising a family, upgrading or downsizing, Cheltenham is simply a great place to call home.

"Amazing Suburb"

Myself and my partner run a cafe on Bay Road in Cheltenham, it's actually located a micro suburb of Cheltenham called Pennydale. The community vibe is sensational and the people are so friendly. I also work in residential real estate and focus on Cheltenham and surrounding areas. I'm yet to meet a vendor or buyer that isn't pleasant and easy to deal with. Feel free to visit us at Bay Road Bakery if you want an amazing coffee and service with a smile.

Cheltenham is an amazing suburb, with a friendly community and excellent amenities. There are 6 schools (plus close by private and grammar schools in Mentone), shopping centres (Southland and DFO), cafes and restaurants, 2 train stations and near by Brighton beach. Cheltenham is also home to prestigious golf courses and many sporting facilities. Only 18km from the CBD. Overall a 10/10 suburb.

"Sunny Cheltenham - Great for family living"

At 18km from the CBD and 28 minutes on the express train, it's an excellent family living - close to the CBD. There is everything to love about this suburb.
We have been living on Cameron St for the last 3 years and I am so glad we made the choice to buy in Cheltenham.

The station has just been upgraded and we are so close to:
1. Public transport: Newly upgraded Cheltenham station, bus stops, Southland station
2. Schools: Cheltenham primary, Beaumaris secondary, Mentone girls
3. Shopping: Westfield Southland, DFO, Costco
4. Amenities: Bunnings, Officeworks, gyms, Woolworth, Coles, Aldi
5. Play centres, Child care centres and Leisure centres/swimming pools
6. Beaches: 5-10 minutes drive to some of the best beaches in Melbourne
7. So many reserves and parks
8. Golf courses
9. Great cafe and restaurants on Charman and Station roads
10. Access to highways

Absolutely zero crime and nuisance in this suburb. The neighbours are super helpful and courteous.

With growing kids, there is absolutely no place else I would live!

"Beautiful suburb with all amenities"

Cheltenham is one of those suburbs that has it all-from train station, buses, schools, westside shopping center, local shops and cafes, Dfo Moorabbin and Costco, close by lovely beaches and great people.
I love this suburb for my kids as there are such great parks, cycling tracks, play centres , child care, Waves leisure center and more.
