"Eastern End or The Bluff"
Edgecliffe Esplanade has two distinct parts, The Eastern End (Super Valuable Premium Property) or the Bluff (western End more affordable every man's territory).
Great for

- Little or no through traffic
- Great homes to renovate many with outstanding views
Not great for
- Five min drive to shops
- Local bus services only until you get to the Seaforth Roundabout
- Southerly Aspects dominate

Edgecliffe Esplanade

I'm an Edgecliffe Esplanade resident and I enjoy the cooling north easterly breezes in the heat of summer as well as a gorgeous easterly view out the heads over the Spit Bridge. Land parcels on the northern side of Edgecliffe Esplanade were originally subdivided as half acre (give or take) blocks. Not many still exist as the Manly Council development code allows subdivision to
600 m2 minimum lot sizes, provided a minimum 3 m wide access driveway to a main street frontage can be provided. The land on the southern side has 750 m2 minimum lot sizes and is fairly steep in the main. The Bluff end (my end) of Edgecliffe Esplanade, although not the most expensive part of the street is very friendly and safe for children as the traffic is local only with hardly any thru traffic to the North. My neighbours love to say hello and we have a street party each year in November.
