Frankston South, VIC 3199

Frankston South has two main areas. The area nearer Frankston and parts of Nepean Hwy have standard old style large house blocks, while the area bounded by Mooroduc Road, Humphries Road and parts of Nepean Hwy have larger blocks with a minimum size of 2/3rds of an acre. We live in the latter area near Humphries Road.

My wife is an avid bird watcher, and has in the last year identified 30 species of birds in our large back yard. We put some wild bird seed out on our balcony. In the morning the Lorikeets are there chirping away for us to come out and feed them, and the Easter Rosellas are waiting their turn as well. More recently, when the weather is drizzly, a family of King Parrots hangs around waiting for our seed too. Crimson Rosellas like to put in an occasional appearance also. During the warmer months, it is not unusual to have eight Kookaburras on our banister, happily waiting to be hand fed meat scraps. The Magpies, Mudlarks, Little Ravens, Bronzewing Pigeon and doves we consider our pets too. And there is always the flittering of elusive wrens, thornbills and fantails in our bushes and trees.

When we moved here, we had expected to be doing lots of long nature walks in the numerous reserves in the area to photograph birds with my DSLR and long lens, like we used to where we lived. Well, we haven't done that as they all come to us on our balcony or around the house. I even get to use flash on the bigger birds, as they are so close.

In summer, we also have the amusing croaking of bullfrogs all along the little creek that runs through our property

Humphries Road is the boundary between Mt.Eliza and Frankston South. When we were looking to buy, the houses on the Mt.Eliza side were about the same price as on the Frankston South side, but they were older and often around 23 squares in area. While those on the Frankston South side were generally a bit newer and over 30 squares in area. We opted for house size rather than for the place name.

For grocery shopping we mostly drive to Mt.Eliza some six minutes away, but the supermarkets there are relatively small. When I want a bigger range, I drive 9 minutes to the Woolworths in Baxter. The Frankston shopping centre is about 10 minutes away, and Mornington shops 15 minutes away. And there are plenty of restaurants in the area to cater to all tastes and budgets.

Our area is very quiet and the neighbours we've met are all retirees like us, and all are very amiable and helpful.

The Mt. Eliza beaches are the closest to us, but while pleasant enough, the Frankston and Mornington beaches a little further away have more sand on them.

We love living in our part of Frankston South. It's like living in the country, but with all the convenience of city living and of beach living.

I love my city and it's only improved! Close to the beach, plenty of parks and great schools! But on the downside it's expensive to buy and rent small houses here.

We moved from Balwyn to enjoy a better lifestyle and wow Frankston South does not disappoint. Sweet water creek, beaches, cafes, the list goes on...this suburb has it all!
I cannot wait to enjoy the next 30 plus years in our new home and our new area.

We lived in Brighton for eight years, but got sick to death of the stupid property prices in Bayside. For our budget, we'd be looking at an apartment, or a small 2-3 bed house in Brighton, with a tiny back yard and on a bland and dreary street.

We therefore decided to look further down the bay, and quickly all the stars aligned on Frankston South. It's an amazing place. Absolutely beautiful beaches, stunning nature, quiet, upmarket and has fantastic schools (Derinya Primary and Frankston High School). It's also extremely safe, we often don't bother locking our doors as it's so quiet and has such low crime.

Probably the best way to think of it is as "Mount Eliza North". The Frankston name comes with a lot of prejudice from some people, but I can tell you it's completely not the case. In my humble opinion this is a far nicer suburb to raise a family than Brighton is.

As for property, we ended up with a beautiful four bed house, a pool, half an acre block bordering on to a nature reserve on one side and Parks Victoria on the other. It's a little slice of paradise, and I'm confident this will be a fantastic investment as well as the perfect home for us.

As for the suburb itself, we have beautiful parks like Overport Park, nature reserves, beaches and loads of wildlife including koalas. It's close enough to Frankston for shopping, but far enough away from it to avoid the less salubrious aspects. We're 20 mins drive from vinyards, and about an hour away from Melbourne CBD. That sounds a lot, but compared to living in places like London it's nothing, just a short commute.

Are there any downsides? Not so many. There's still a few people who are a bit rough round the edges if you go in to Frankston itself, and Frankston South doesn't have as many amenities like cafes as some places. These are minor gripes though.

So in summary, if you have a family and want the outdoor lifestyle, great schools, good transport links, peace and quiet and beautiful nature, then come and have a look. I guarantee it'll not be what you were expecting.

I have lived in South Frankston since May 2019 and have known of the area since the 80s. It is wonderful and quite with so much greenery and wildlife. the land sizes are large and relatively untouched by cookie cutter developers and their horrible townhouse builds and therefore the area still has character. I have 3 teenagers who find endless things to do from bowling at Strike, the beach, mall which has a Myers, Country Road and other high end stores and independent boutiques as well as a new Holey Moley and a General Public opening up soon too. The area is becoming a urban gem with new bars, cafes and beach side eateries and the beaches themselves are gorgeous, clear and clean.
I can't fault the area and I have lived around a lot of areas of Melbourne and in the UK for 23 years and this place is beautiful!

Frankston South is one of Melbourne's most beautiful areas. There are many parks throughout including Sweetwater Creek which is found in the heart of Frankston South and is a great place to walk the dog or go for a run. Oliver’s Hill lookout on a sunset is a must, there’s not many views better. Frankston South is also close to great shops, cafes and restaurants and with the train line starting at Frankston it's an easy journey to places like the city by public transport. We have lived here for about four years and out of all the places I have lived including Rye, Tootgarook, Sth Yarra, Yarraville and Mulgrave I think Frankston South is a hidden gem of Melbourne.

Whats not to like quiet, trees, wildlife, beaches, schools, shopping and pretty much in the middle of everything from the city to the peninsula to Westernport. Awesome infrastructure, transport options, freeways and most of all happy friendly people. I had an idea about Frankston before we moved and boy was I blown away. The reputation it has certainly is not deserved. A wonderful place to bring up kids with awesome schools etc. I just love it and would not live anywhere else.

And as for its reputation in four years I have seen so many changes and I only wonder what this fantastic suburb will be like in the future. Do yourself a favour drive here on a warm sunny day, drive around the streets of Frankston South then park on top of Olivers Hill and be blown away!

Frankston South is wonderful. We moved here recently with our 2 young kids, the people are so friendly, the streets are clean and quiet, the school is great... the list goes on. It is removed from Frankston, so it doesn't have the same issues with safety around the train station or Frankston Nth, but it is close enough to the beach, shops and other activities for kids. I hesitated to move here because of the association with Frankston, but it was a complete misconception of what the area and people are really like. Even the ones who are struggling in Frankston/Frankston Nth, they're not 'bad' people, they've had a tough life. It's up to the people of Frankston Sth and Mt.Eliza to help bridge the gap! And if you want to avoid trouble then don't go near the station at night.

We have purchased a 1 acre property walking distance to a beautiful beach. Plenty of birdlife, parks, walking tracks, reserves, creeks and sporting facilities. We can travel to the footy at Docklands in 45 mins. We can be in Sorrento in 40 mins. A great place to call home.

We love the fact that we are so close to safe and clean beaches, can be in the city within 35 minutes and be on the Peninsula in 10 minutes. There are great walking tracks, plenty of birds and trees. Prices are still relatively affordable and 2/3 acre blocks are still available for well under $1 million and the kids love the space compared to our previous place in Albert Park. Doesn't have the same prestigious name as Mt Eliza if your self esteem requires that!

We moved here 6 months ago. It has nice schools, lovely beaches and a great atmosphere. happy with the move from Port Melbourne which we enjoyed but ran out of space.

We came here in 2011 and were surprised how green it is. The Baden Powell Kinder is great and Frankston High School is also wonderful. A great place to raise a family.

Frankston South has lovely streets, lots of trees, nice beaches, and positioned between Mount Eliza and Frankston but really is a separate suburb to Frankston. It has large blocks and is very hilly, has nice local shops and great schools and kinders. It is close to Monash Univesity and Frankston TAFE. And wonderful value so close to the beach - hard to go past.

Lovely place with large blocks, creeks, hills, walking tracks, lovely beaches and overall great value for money. Only 35 mins to city on Eastlink and minutes to the Peninsula.

We have lived in Frankston South for six years and we love it. Neighbours are wonderful, never experienced any problems with noisy behaviour or hoons. We have the beach and the bush close by and easy access to the Mornington Peninsula and the city. There's an excellent hospital and a university close by. There's beautiful parks for recreation and walking tracks to maintain fitness. All said and done we believe Frankston South is a great place to live.

Frankston South is such a lovely spot with great schools and properties. It is accessible to the Mornington Peninsula, the city and has wonderful large blocks that are great for families. Where else could you get a 2/3 acre block with views, so close to the beach for less than 1million dollars?

So convenient to Melbourne, yet so removed from the 'madding crowd'. Full of life and variety.

I find Frankston South a lovely peaceful place to live. I grew up in Frankston South and then moved away when I married. But, 3 years ago we moved back again. I really missed the area and I'm so glad we are back again.
From growing up here I know its a great place for kids to grow up there are great primary and secondary schools. Monash uni is only 5 minutes away and Chisholm is 5 minutes away as well. We are within walking distance of the beach and have great parks for children and leash free areas for dogs. The Public transport is very reliable and I find there is a very neighbourly spirit. I find the local facilities for shopping and medical centres are excellent . Plus we are so close to Frankston town centre which has many very good shops and restaurants. The facilities for the aged are great as well. Places like Sweet water creek reserve and the Botanical gardens are a lovely place to stroll through to get amongst the flora and fauna.

With an undeserved undervaluing, this is the place to look if you are after amazing value. Places with this level of convenience and vibrance in NSW and Qld are much more expensive especially when situated so close to the beach. Excellent hospital, University campus and so close to many lovely tourist areas, what more could you want for the money?? Oliver's Hill more specifically has the benefit of elevation offering cooling breezes on hot summer days.
Not surprising it's won the award for the "Friendliest Beach in Victoria" and was named Victoria's most sustainable city.

I have been a resident of Frankston South for 9 years. I live in Liddesdale Ave which is a quiet ,beautiful tree lined street. The neighbours are great and we are only a short 5 minute stroll to the foreshore and beach. The Sweetwater Creek reserve is close by with walking tracks and an abundance of birds and wildlife. Beautiful old style homes set on rare large allotments. Homes in this area are sought after and sell quickly. The wineries on the peninsula are just minutes away. With the completion of the bypass access to the city will be a breeze. The Frankston High School is a high achieving school with excellent teachers, cirriculum and facilities. Shopping is good with a large variety of shops. Medical centres and hospital are nearby.I would highly reccommend the neighbourhood to families, retirees and business couples looking for coastal living in a city that has everything.

Frankston South has great kinders, primary and high schools and it is close to a beautiful beach and has other treasures such as sweetwater creek (and trails), Overport park, Norman avenue shops and plenty of houses on very large blocks and or beautiful views of the bay and city. Nowhere else along the bay can you get 2/3 acre alotments unless you go further out from the city or are willing to go inland. It is great value, peacful and quiet in the most part and has a good community feel.

Frankston South is wonderful, the people a great and there are a variety of places to go. The beath is close and the people are very friendly. A wonderful quiet place to live

If you are lucky enough to have quiet, keep-to-themselves, employed neighbours, then you have done well. Nice and leafy. Not much in the way of shopping, a choice of two very expensive milkbar type shops, some average "take away" shops and not a lot else. Public transport is terrible so i would not rely on that if choosing to move to this area. Young hoon men speeding around at night. The whole suburb could do with a re-vamp!

Frankston South is a nice enough place to live in. Public transport isn't that good and so you need to rely on your own car. Not much in the way of shops (even though it has got better). You need either to drive into Mornington or Frankston 'city'. The new peninsula link should improve driving and take alot of the through traffice off the Moorooduc Highway.
Be aware that most homes in the area are at least 25 years old. Check exterior timber (most homes would have oregon timber for decking and verandahs). Oregon by now would have decayed at its joints, were it is difficult to see. Most homes still have original kitchens, bathrooms and heaters. All very expensive to replace. Some homes in this area have been relisted severval times, as new listings but have actually being on the market a long time. It isn't a bad place to live but be aware of the age of the homes and what your could end up spending (possible $100,000 if you have to get tradesmen in to do the renovations).

Moved here 8 years ago after looking in Aspendale, the agent suggested Frankston South and I will always remember my reply, "I wouldnt let my dog in Frankston". We came here, looked and fell in love with the place. Firstly the good, university, TAFE, hospital and specialists, good schools, it has lots of trees, wildlife (I have seen an owl, kookaburras, parrots a plently even saw a fox the other day, possums well thats another story) sea breeze, close to the beach, quiet, good neighbours, old fashioned wide streets, eastlink and soon the peninsula freeway, good community spirit, lots of great parks, good restaurants, arts centre, library, shopping, plenty of bus routes if you need it, lots of work happening by council, I can honestly say I and my family absolutely love it here.
The bad, still trouble in CBD with nitelife, Bayside shopping centre and near the station seems to attract undesirables, police station undermanned and overworked, strip club in prime position on nepean hwy, parts of CBD very tired looking, traffic is congested over summer (peninsula link will fix that) lots of kamikaze pilot hoons on the road (I know I sound like my dad)
Overall there is a big demographic here, its a big suburb with some good and bad bits to it, its always the way that the minority affect the majority, one thing I will say is it does not deserve the bagging it gets, I have made a lot of friends here that vary from tradies, to legal, police, proffesional services and business owners so its a bit of a mixed bag, and thats the way I like it!
