rental advise..we're desperate

does anyone know of an agent that helps out of towners find and assess rental accomodation?

Not sure what you mean by find and assess?
Agents do not find and assess property’s for tenants it will be up to you to find a property and then make application to be approved.
What you need to do is pick an area you would like to live in and walk into all the local agents and ask for a rental list.
Peruse the lists and ask to inspect the property’s that meet your requirements for size and price, after you have found one you would like to live in you will need to fill in an application and the owners will make a decision on whether or not they want you to move into there home.
It can be very frustrating to rent in some markets (Depending on which area you want to live) as there seems to be a shortage of rental accommodation at present and unless you are a 5 star rated tenant you might find you will be knocked back a few times before you are approved for one as the owners usually have numerous applications and have the comfort of picking and choosing who they believe will be best for themselves in the long run according to there own circumstances.
To improve your chances of being approved for rental accommodation in this market I highly recommend you walk into the agents and deal with them face to face rather than through the internet web sites.

try western suburbs like tarneit and truganina....as rentals are pretty good on this side....new houses wih affordable rents
