"Between the devil and the deep blue sea"

Mindarie is perfectly located far enough away from the city to forget about work, yet close enough to major shopping hubs so that no convenience is out of reach. The crowning glory is of course the ocean side location with beautiful parks, beaches and amenities (such as the marina) from which to enjoy it from. From Mindarie and the surrounding area there is no shortage of places to eat. From fine dining to takeaway and a large number of delivery options, as well as a famous specialty gourmet shopping experience that has to be seen to believed (Basils), Mindarie has got you covered and then some. Easy to get an Uber? Check. Easy to get public transport? Check. And easy access to the freeway is just a few short kilometers away. For me though, it's all about those amazing sunsets over that never ending ocean.

"Good location"

I was drawn into the location and the house prices have dropped a lot so some great deals available. House we liked at was near Marmion so traffic noise was constant especially at peak time. The biggest problem for us was the high school option.......check into it first. If we brought we would have to pay private school fees. Safe for adults but would be worried about my high school children walking about.

"Peaceful haven with lots of ameneties"

We have lived here for 6 months now and love it. We have lived in many places around the world over the last 10 years and now we are back in Perth. Mindarie is world class. It is close to good shopping, pubs, restaurants and the train to the city is about a 30 mins journey. The freeway will be here soon too which will make Mindarie even more well connected. There are Beautiful walks along the coast, lovely little secluded beaches, a marina and the residents are so friendly and easy going too.. Not many places in Perth that you can access the coast without crossing a major road. For a lot of Mindarie residents, the ocean or bay is just a short stroll. Brilliant place to live.

We have lived in Mindarie for fourteen years now, and the time has flown by. Having lived in Bayswater, and Wanneroo, Mindarie drew us to build our forever home. It's just far enough from the city, but close enough on the train. There's little road noise, only the sound of the waves overnight during the weekdays. Weekends are very busy with many folk visiting the Marina complex, then parking is limited. If you enjoy your own family life and are not needing to live your neighbours lives, and theirs yours, Mindarie is a very lovely suburb, especially the Wharf precinct, close to water. The local schools have good reputations, while the schools utilise Quinns beach and the Marina for paddle boarding, swimming, and beach sports. There is also a swimming enclosure at Quinns. The suburb is well kept and the Marina Hotel complex provides good venues for casual dining and entertaining.

Rentals in Mindarie

"Stunning coastline just not a very diverse culture."

Beautiful natural coastline of some of the most stunning endless beaches. This is great if you dont work as Mindarie is too far from the city and other commercial areas for professionals, The people are very nice however this suburb is not diverse culturally and does not depict a true Australia with not many different nationalities like you see in other areas.
The high school options are limited somewhat with most parents sending their children to third rate private schools costing $$$$ for what many good public school offer for free....I lived here for 12 years and chose to move closer to the city, love coming back to see that gorgeous sunsets, although not much good if it takes you an hour or more to get home from work as you will never see the sunset. Maybe a good place to retire .

"Coastal suburb with all amenities"

Coastal suburb about 50 kms north of Perth. Good quality homes, schools. Lovely beaches and coastal walks. Only 5 mins to train station and Freeway access. It has a lovely Marina that has 2 pubs, restaurants and a small hotel. Have been living here for 17 years and love it. Everything you need and all within 5 mins. Main hospital located in Joondalup about 10 mins away.

Fantastic place to live with everything on your doorstep. Houses are a little pricey but then you get what you pay for. A beautiful location with fantastic schools, beaches, marina and perfect for family life.

Clearly didn't spend enough time there! Some great schools both public and private, good restaurants with top bars. Also close to the shopping centre and train station. Freeway only 10 minutes away.

"Family heaven"

Nice, clean, family and pet friendly, very low crime rate. Good schools, shopping facilities, easy travel to Joondalup. Not so bad access to train and freeway, however I think it will improve more once the freeway is extended north.

"Top suburb"

Great houses, beaches, community facilities, parks and schools. Every Friday night I visit Mindarie Marina and head to the Indi Brewhaus pub/microbrewery with friends and enjoy Indi's home brew looking out to the marina. Afterwards, we all go to get a curry at Maya Masala right next door. This is Mindarie for you- a casual, easy-going relaxing lifestyle awaits anyone who is smart enough to live in this top-notch suburb.

"Sophisticated living"

Mindarie is a beautiful residential suburb. Away from the hustle and bustle of near-CBD locations, Mindarie is a quiet haven in a beachside location. Houses in Mindarie (particularly ones 10 years old or younger) are luxurious and quality-made. There are lots of nearby shops including Ocean Keys shopping center, 2 medical centers, numerous parks and lots of schools available. Being able to live here is amazing, it took a while to save up the money, but it was worth every cent. You definetely reap in the rewards here, it is one of the best suburbs in the Perth metro area.

"Fantastic beachside suburb"

My sister and her family moved to Mindarie approximately 2 years ago now, and I was amazed the first time I visited the area. I'm currently looking for a property in this suburb, and have shortlisted 2 huge 5 bedroom double-storey houses. I love everything about Mindarie: the houses, beaches, schools, excellent neighbourly spirit, everything! If you want a quiet, safe, and overall quality suburb to live in, I strongly recommend Mindarie - you won't be disappointed. I just hope I can live here with my family one day soon!

"Love Mindarie"

I've lived in a lot of WA suburbs throughout my life, and I fell in love with Mindarie right from the word go. I've lived here for 5 years now and do not want to move house ever again. Mindarie is a classy suburb filled with excellent facilities. The houses are high quality, there are shops around, the beach can be a few minutes walk away or a 2 minute drive away, and there are plentiful schools. It's excellent for young families to retirees. Mindarie is 30 minute drive away from Perth CBD (without traffic), so it's not too far away. The only con I can think of about Mindarie is that it takes 1hr to get to the CBD in peak traffic.

Overall, I'm extremely happy living here, and would encourage anyone to take a look at this beautiful suburb.

"Excellent suburb!"

I moved to Mindarie a year ago from Stirling. My family and I have noticed a HUGE difference in the quality of the suburbs. Mindarie is a friendly, quiet and safe neighbourhood - when you go out for a walk to the beach, strangers who walk by are friendly and always say "hello". There are 4 schools in Mindarie: Mindarie Primary School (public), Peter Moyes Anglican Community (private K-12), Quinns Baptist College (private K-12) and Mindarie Senior College (public 10-12).

As Mindarie is a coastal suburb, the beach is right on our doorstep, with Portofinos restaurant on the beachfront. Mindarie Marina is also a great spot to go to, day or night, with good eating places and pubs. There are a lot of beautiful parks around to chill out on or head to with the kids.

The average price of a home in Mindarie is above average - but rightly so! The closeness to the beach, ocean views possible in a lot of streets, newness of homes (built from scratch on land blocks), blocks with beautiful swimming pools, safety, schools, parks, medical facilities, good neighbourly spirit, as well as peace and quiet make Mindarie an excellent suburb to live in. Overall, I highly recommend!!

"I love living here"

I have lived in several locations within WA and visited loads of others, and we believe this suburb is the best. Walk to the beach, marina,through the many parks, very short drive to the shops, and excellent schools. I for one will never move from here

"A great community"

Having lived in Mindarie for 11 years we have seen it develop into a great community based around a delightful Marina. We have a son at the Peter Moyes Anglican school and it is a fantastic Educational facility. Our Marina is relaxed with just enough Cafes and shops to make it interesting.

"Great place to live"

I have lived in Mindarie for the past 17 years and its a great suburb
My family & friends think that Mindarie is "south of geraldton' which I think is rubbish because where else can you live so close to the marina and still be 30 minutes from Perth city on the freeway.
Mindarie would have to be the most underated suburb in Perth comparing it to Mandurah which is an hour & a half drive and the silly prices people are paying is beyond me, where for around 1.5 mill you can purchase a large 2 storey home on the marina precinct with magnificent ocean views.
Also I would like some comments or feedback about the suburb Mindarie which about 15 to 20 yrs ago was called "Mindarie Keys" so I put this up for people to comment.
Why dont we start organising for the residents that live on the western side of Anchorage Drive closest to the marina name our suburb "Mindarie Keys" and the people who live on the eastern side of Anchorage Drive going towards Marmion Ave be called just "Mindarie.
That will certainly seperate the nice homes on the marina with the standard homes going all the way back to Marmion Ave.
So the new suburb "Mindarie Keys" will have a higher average price because lots of the other homes on the "other side" is bringing the value to our homes down.
That way the true value of "Mindarie Keys" can be distinguished against "Mindarie"

What an awful snob! I live in Mindarie and it's become too busy and excessive building. The proposed building of flats at Clayton beach will ruin what used to be a lovely, tranquil beach suburb. Greedy developers fattening the dunes and bushland for horrid big box houses for Catalina. Plus the suburb is filling up with foreign snobs. This is Australia not Europe! And I'm of English heritage.

"All the comforts of home"

Mindarie is one of those suburbs that are comprised of an eclectic collection of people who make it an interesting place to live. There are multimillion dollar waterfront mansions with private boat moorings all the way to very affordable homes located further back from the ocean. The suburb is generally well maintained and the significant plantings of street trees and planned open spaces removes the “sand dune” feel attributed to many modern seaside suburbs.

The Marina provides a focal point, with many locals catching up for a coffee at the Dome or perhaps a pint at the Indian Ocean Brewery. There are excellent swimming beaches within walking distance, major shopping centres within a 10 minute drive and the city only a 30 odd minute train ride away. Local specialty shops provide excellent quality produce at very reasonable prices, plus there’s a plethora of restaurants and cafes nearby to cater for those warm summer nights when it’s just nicer to be out. All in all, there’s not much that Mindarie doesn’t offer, and at a price more affordable than some beachside suburbs.

"A very expensive place to live"

Whether your renting or buying, Real estates think that due to location , they can push fo higher rent prices ans purchase prices.

Some houses to buy are over priced by more than $150K in some areas of mindarie, where the houses are small and need alot of attention.

For rentals, owners think that due to its location they can ask extreme amounts for rent, due to location...
Owners need to wake up to the fact that location isnt everything and thats why the house hasnt sold , or hasnt been rented out,- its not due to no,one not wanting it , its because the owners are greedy, and are wanting far too much money for it ...drop your prices to a realistic value and you will sell it and or rent bthe property out ...

Greedy owners.... are you sure. If you were to rent a house for say 500pw and someone bought the house next door for 600k which is about the medium price at the moment, their mortgage repayments @ 7% would be roughly $800pw. So do the math, who is better off, the renter for sure. Owners actually subsidise the renters housing needs, and thats without taking into account for land rates, water rates, maintenence and land tax. I have just sold two investment propertys because it just cost me a fortune to prop up other peoples familys. They instead, can go cap in hand the the goverment and see how they go, because most private investors are getting out.And who can blame them!

Private investment in rental properties, are one of the main reasons the property market ballooned in the first place. The government gives all sorts of tax rebates to private investors to encourage them to invest, Private investment also saves the government building public housiing. This is all good and well when the market is rising, but when it falls ( as it inevitably does) private investors want out and they expect a big return because they hav e been told that property is infallble. We need to change our attitude to housing and our expectations when buying an investment property.

I think people need to get their facts right regarding private investment within the rental market. Along with many positives, without them where would people look to establish themselves within an area! I'm sick of hearing how people feel about people being greedy in investors. No one would harp on about investing within a pension would they!!! Many people decide to leave their pension in a property not a private pension fund...
