"Big Little town"

Absolutely love living in Moe, have all the amenities of a big town yet, quiet enough to be a small town. I've lived in Traralgon which I like and would live in Traralgon again however, for me, Moe is now and will always be HOME

"I’ve finally found an affordable home in a safe town"

I’ve spent 18 months trying to find an affordable home (house, not a unit) on a train line (I don’t drive) within 2 hours of Melb CBD. I’ve found it - a very solid, high ceilinged, 3 bedder w 2 bathrooms for under $400k, 5 mins walk from everything. And when I need Melb (Vic) CBD, Flinders St station is faster by train from Moe (<2hrs) than Sydney (NSW) Central is from Katoomba (where prices are double those of Moe). The biggest driver of my stress is now gone. Moe is an incredibly safe, calming, open town, full of honest and reasonable people who support all of us in reducing housing stress and living more happily as a result. A friend grew up in Traralgon and he checked the location and house for me. If only more places in Australia were this affordable (and safe), more of us would get to be home owners and be less stressed. I am very grateful. Thanks to many locals who have helped me secure my future, in a town near enough to the CBD and which is also flood & bushfire free. Rural and Regional Victoria is incredibly affordable compared to other states. Moe (and Gippsland in general) also has brilliant soil & rainfall (great for garden lovers and foodies). The town itself is also fully provided (whatever is necessary) without any of the “add 40% costs because of postcode” we get subjected to elsewhere. It truly is a joy-maker for me, after many years of $ydney housing stress. I encourage everyone to put it on your “considering” radar ✅✅✅

"Everything you need"

I moved out of Melbourne for a tree-change and looked at Morewell, Tratalgon and Moe. Loved Moe as soon as I passed through. Everyone seems down to earth, respectful and consideration. The population is a great mix, a couple of older generations but plenty of younger families moving in. I'm looking forward to getting setup and becoming a local here.

I just got to see my place in Moe (& the town) last weekend. Such a joy! Bought it with my SMSF so not allowed by law to live in it until I turn 60 in 12 years (must rent it out), but Im sooooo happy I got it. I spoke with 6 complete strangers on the street & in town & everyone was friendly & incredibly helpful. Its a very kind place. As a single, old gay man, Ill feel very safe there, as will my women friends visiting alone - I wandered the streets all hours day & night & there wasnt any aggro anywhere - soooo much safer than the city. I wish I could move there now!

"Quiet community-orientated town. As for the rumours, nobody sees a peep of the ones they believe exist here in the lower scale the believe of."

I love it here. Peaceful for me. I prefer to live away from the commission area, although when I do walk near there, not an issue. Everybody keeps to themselves if they are struggling with any drug issues etc, etc. very rare that I have seen that. And I was shocked to hear of any deaths. Things like,t hat are only between those involved considering I’ve never witnessed a negative experience in my 10 years of being here.
I love walking at dusk seeing horses, farms, cows, friendly neighbours. There are some very affluent parts of Moe closer to town where I live. Love it.
Lovely dining, a few pubs, gold course, scenic, walking tracks, gardens, gourmet cafes, families, elderly people gathering local spots for years constant respect never an issue. Mimics Hawera NZ

Rentals in Moe

"Moe - A Gentrifying Town"

Having had the opportunity to spend time in Moe, Morewell and Traralgon, all for my work, I have chosen Moe for the purchase of my families home. The park lands around Apex gardens are always full of young families with children in the playground. The town also appears to be going through gentrification with new greenfield development sites to the east and west in Newborough. There also appears to be a number of new industrial/ commercial builds to the north of the town centre. I feel the increased continued uplift from these developments will improve the economic opportunity throughout Moe for a lot of citizens. Property values have been increasing and having spoken to a number of local agents, properties don't last long on the market before they are snatched up. The entry price is still highly affordable compared to Traralgon.

As I understand from research online, the Latrobe City Council wants to focus on new investment into the region through advanced manufacturing, industry-led skills and training, a circular economy and a regional health innovation hub.

"Small country town with big town amenities"

Moe gets a bit of a hard time at times but those people are just jealous I think it’s great here. Got all the big stores a town that’s built for the locals. Nice library in the middle of town, great sporting amenities. It’s affordable living I was able to break into the housing market which would have not have been possible 30 mins closer to Melbourne. Moe town itself is nothing to write home about (just a country town) but the areas around Moe are some of the best in the country.

I moved to Moe from NSW over ten years ago. Great place, everything at your doorstep, THEN we moved to other areas, even to Wangaratta, BUT we eventually came back to Moe because it was home. Yes Moe does have a crime rate, but what suburb doesn't. There are more murders in other suburbs than here. Give Moe a go, before you comment please.

"Moe's ranking"

Moe (2nd) ranked higher than Warragul (9th) in Gippsland is ridiculous. Moe (and the Latrobe Valley more generally) is a low socio-economic area, further away from Melbourne, with higher crime rates.

And Moe has gone down, and Warragul has gone up!
The ranking is not based on crime data,
Try getting a car park in Warragul!
Maybe thats whats dropping Warragul rating!

Hi Matt, I think you might be slightly biased towards Warragul instead of comparing each regional town at a high level. I've spent quite a bit of time in both Moe and Warragul for my work and I would choose Moe anyday. Warragul is becoming too congested with traffic and general untidyness.

"Hidden Gem"

Living in Moe on and off my whole life, I have seen it really transform, growing up in Moe as a kid I was lucky to have the dream kid lifestyle of bike riding, tree climbing, swimming, motor bike riding etc
The country people of Moe are so friendly that when I moved away i was shocked that every where was not the same

- Erica, which has paint ball, great meals at the pubs, many mountain bike track, even more motorbike and 4x4 tracks,
- Many many place to go camping and exploring


The Cons
- quiet, not much to do if you don't like the out doors

The houses are still cheap for now, but prices are going up, there is a lot of people moving from Melbourne to the area because of its cheap living but only 1.5 hours on the train
So if you are looking for a place to move to that is cheap but still has it all, then Moe is the place to be

"Small town with potential"

Moe is the place most people call the poor cousin of towns, however it is certainly under appreciated.

Moe has a lot to offer people from all walks of life it just has to be weighed up carefully, the main street during the day is always bustling with people, the streets are well kept and the community has a friendly country town spirit.

Close to the Freeway,
1.5 hours from Melbourne CBD
Nice local shops
Kmart
Very Reasonable house prices medium house price being $210,000 with medium rent price of $260 per week for a house and the average return on investment being about 6.4%
Excellent sporting facility's good choice of schools
Lovely parks, play grounds and walking tracks.

Cons
Slightly elevated Crime Rate
Listed as one of the most disadvantaged towns in Victoria
Not a lot of work opportunities
Not a lot for teenagers to do
Elevated Crime rate

"Friendliness Plus"

We moved here July 18.After such a shoert time here we wouldn't want to live anywhere else.Used to live on the Mornington Peninsula.Apart from not having a beach Moe has everything else and more.Regular train service to the city.Bus services, taxi service.All the stores one needs--Woolies, Aldi, Coles,Supercheap Auto, Repco--the list goes on

Hi Bruce, couldn't agree more, we also came from the peninsula and we absolutely love it here, people are so friendly and has everything you need and only less than a hour too the beach and snow and had a local lake for water sports and train to Melbourne.

"Country Town Feel with access to everywhere."

We live in a wonderfully convenient location with access to some of Victorias finest attributes at our doorstep (so to speak)......90 mins drive to Melbourne, Snow fields & High Country, Gippsland lakes to the east and the beach areas to the south. Very affordable housing is seeing an influx of "out of town" people relocating and settling here and services all within a reasonable commute if not in town. People are amazed at how good this place really is....... walk down the street and people actually say g'day to you!!
Public transport services are regular suiting those that don't drive or prefer to ride the train for longer journeys.
We live here by choice not by necessity and enjoy driving "home" from anywhere around Australia after a holiday or business trip.

"Awesome town, Very friendly people, Hidden Gem, Bargain Buying :) couldn't ask for a better lifestyle"

Love this Town, such nice people and always friendly, Moe has Beautiful sight seeing and a great country feel, the Town has everything you need and close to everything, has it's own lake for water sports, speed boat racing, fishing, snow , heaps of camping sites, motorbike riding, horse riding, and more and less than a hour too the beach and a train ride to Melbourne, and Can't believe how cheap the House prices still are for such a great Town and the , Such a relaxed place without the hustle of the city, great for anyone wanting a fantastic lifestyle change.

Yes people say a lot of things and I've heard Similar also before I moved here and realised a lot of the people saying these rumours don't even live here and never visited here either or if they did it's a personnel reason that's enough to shame a whole town based on there one opinion, I have lived in Melbourne my whole life and see a lot more of those things there than here for sure, but sometimes you have too be the judge of your own decisions as often other peoples opinions are based on another persons facts and usually are wrong or misinterpreted , remember everywhere you go there will be drugs, crime etc
unless you live on a deserted island you won't eliminate this issue, but then I find the people that associate with drugs, crime etc tend to attract that no matter where they move as it follows them, but don't associate with it and you'll most likely wont even know its there.
People here are Really down too earth, friendly and make the time too say hello, my kids love it and my wife, I wish I had of moved here way before but I'm glad I made my own judgment as If had listened too other people i still would be in Melbourne :(

I bought in Moe 20 years ago, and have seen it mature and gentrify. If you are thinking of Moe as the "Moccasins On Everyone" of days gone by, your attitude is about 5 years out of date. Prices are catching up quickly with 20% growth over the past 12 months for the average house, with a sizeable lot of 600m2. People there are great, and it a great community. I think I just myself out of selling. = )

"Investor potential. Great location."

For the house prices you get so much value for money, and a sure investment for the future. Close to city by train/car. All of the local ammenities you need. Beautiful scenery. Close to mountains.

"Great little community"

Only an hour to everywhere, not the hustle and bustle of the bigger towns in the area and beautiful old homes that are very affordable. Good freeway access and trains and no peak hour traffic to speak of.

"A great place to invest or live"

Moe is very well located within a area that has plenty of work.
Only 1.5 hours from the heart of Melbourne by train or freeway.
Moe has great acess to snow, mountains, beach, national parks, fishing, all within a easy drive
4 golf courses to choose from two 18 hole courses in Moe and two others 10 minutes either side.
Property is cheap ...damn cheap .. no where else will you find property this well priced in such a major town and area with so many facilities and employment nearby.
Moe south is probably one of the prettiest areas to live east of Melbourne.
All Moe needs now is people with vision to help it out of its rut

"Great to Live & Great Investment"

Moe is a beautiful regional town in Gippsland Victoria. It has all the major facilities, shopping and transport required and most parts of the area has views of the Baw Baw mountains - very picturesque.. Proberbly one of the best and most reasonable prices for property in Vic with great rental demand..
