Reviews of Mosman, NSW

Editors Choice

"Located only eight kilometres from the CBD, the hilly streets of Mosman are studded with premium properties. With coastline on three sides, opportunities for water glimpses (and more) are plentiful."

One of Sydneys grandest suburbs, Mosman is located just 8kms from the CBD over the Sydney Harbour Bridge. Its a suburb many aspire to live in and once youre there, theres little real reason to leave, with plenty of shops along Military Road, stunning scenery and even the iconic Taronga Zoo to keep you amused. Balmoral Beach offers a more relaxed atmosphere, with parks, swimming and beachside cafes.

The baby boomers quite rightly had their eye on Mosman, and theyre not in a hurry to leave. Youre likely to meet mature folk who have left having children until later in life. Thats not to say that there arent plenty of younger folk frolicking on Balmoral beach or tacking their sailboat along Middle Harbour, but generally speaking theyre in the minority.

Its tempting to stay at home and get lost in the harbour view from your balcony, but at some point its important to leave the house. A walk through Mosman is an excellent workout due to the inevitable hill-climbing challenges. Theres a community bus for short trips and plenty of buses into the CBD; or the ferry if you prefer a water crossing. Small clumps of village shops include delicatessens, bakeries and specialty gift stores, while the major shopping precinct is located on Military Road. Theres an array of eateries, with a curious overrepresentation of Thai restaurants. In neighbouring Cremorne youll find a cinema which is popular with locals.

Taronga Zoo is set on some of Mosmans most enchanting real estate, with the giraffes enjoying a spectacular harbour view. Sydney Harbour National Park encloses the Eastern side of Mosman and is excellent for walks and picnics. Boat sports are popular and sailing, rowing and yacht clubs are found towards Spit Junction. Swimmers are spoilt for choice with plenty of beaches, an enclosed shark net swimming area with boardwalk at Balmoral Beach and a heated indoor 25m swimming pool at Mosman Swim Centre. There are several schools in Mosman including well-regarded public and private institutions.

Most commonly known for well-preserved Federation homes, Mosman also has state-of-the-art modern townhouses together with blocks of simple units. Many properties boast spectacular views, together with the unmistakable (and often welcome) breeze off the water.

Mosman is home to some of Australias most beautiful Federation houses. With beaches, parks and plenty of shopping, this suburb boasts one of Sydneys most coveted lifestyles. Encompassing Balmoral and Spit Junction and boasting beaches, several water sports clubs and the famous Taronga Zoo, Mosman is a truly unique suburb. The locals don't have to go far for everything they need, with shops, restaurants and more lined up along Military Road or studded along the coastline. The meandering hilly streets show off heritage-listed mansions alongside architecturally designed townhouses. Mosman has a home for each discerning buyer.

"A great place to raise a family"

Mosman is where I grew up and holds many happy memories for me. It is a family friendly suburb that offers a myriad of outdoor parks, beaches and spots of natural beauty overlooking the harbours of Sydney. Mosman is safe, peaceful and a wonderful place to live for families. Good public and private schools are within the suburbs and surrounds. The city is a 10-15 minutes drive outside peak periods and there are excellent express buses and ferries servicing commuters. The streets of Mosman are generally tree lined and single to double leveled dwellings. Natural bushland areas and foreshore parklands complement busy shopping strips and suburban neighbourhoods.

"Best Suburb in the World as Rated by Me"

I have lived in Cremorne Point and Mosman for over 20 years and in that time I found it to be safe, clean and it has everything. Lovely nature walks along the foreshore, cafes, restaurants, beaches, great public transport with ferries and buses.
If you want to buy in Mosman I suggest using www.househunters.com.au.

"Good access to CBD"

Lived in Mosman several years due to its safety for single women. You have so many nosy neighbours that you are more likely to be falsely accused of a crime like the poor swim school teacher. Overrated shops and Military Road is one of the biggest polluters in Sydney with residents living within 200m having to clean black dust from open windows. Sydney Water releases sewage in water do best not to swim in any of the water even the Harbour. Best thing about the place is heading to the top of Awaba Street and the view of Balmoral. It’s cafes have deteriorated and you get sycophantic service in cafes. Would choose Rozelle or Bondi to live if you require convenient access to CBD.

"Once you arrive you'll never want to leave."

Since moving to Mosman my eyes have been opened to just how glorious this suburb actually is. The street scapes, beautiful houses, walking trails, leafy parks, cafe culture, village-type community and a great local pub are all things that I adore about Mosman. Can't fault it.

"Absolutely amazing"

Mosman is huge. I live in Mosman bay.
Neighbours are amazing and it’s been great 4 years...
Sadly now I have to move to next suburbs but looking over Sydney harbour was the greatest thing alongside the best neighbours.
Would love to come back to live in Mosman when we buy a house for extended family.
Most ideal suburbs for me in Australia.

"The Crown Jewel of the Lower North Shore"

It features four national parks, pristine beaches including Balmoral and Chinamans Beach and many historical sites such as the old military forts at Georges Heights. There are six highly-regarded primary and secondary schools in Mosman, a fantastic caf scene and of course the famous Taronga Zoo.

"Position perfect"

Mosman is a rare gem, not only is it visually superb and only 15 mins by bus or ferry to the city, you have the worlds most beautiful harbour as your playground. I recently hired a surf ski from The Spit, and we paddled around to Balmoral Beach for a coffee, swim and pleasant paddle back via Chinamans beach (itself a hidden treasure, where is everyone??). When it comes to running Mosman is the place to be, enjoy the beauty and challenge of the twisty tracks through Sydney Harbour National Park, Bradleys Head through to Chowder Bay, no pounding the boring pavement here! So much to offer on our doorstep, next month, I will share some culinary delights!

"Not all you'd think"

I grew up in Mosman for 20 years. Now I've moved back, it's not what it was. If you like wide streets with lots of leaves, then it's good. Romantic period houses are alluring. There's not much opportunity to practice your street art. Transport into the city is pretty convenient on the bus or ferry. Schools of course are good as well, but the private ones require you saw off your own leg to pay for the fees.

Unfortunately the suburb is much less friendly than 20 years ago. Because real estate here has become so expensive proportionate to the average income, there is a bit of a plague of swanning rich types. Should you wish to emulate, you'll need a fluffy pooch, designer sunnies, 4WD drive Audi and a massive blind spot!

It's hard to park at the shops, all to find out the people who are there are not super friendly. Then again, would you be smiling if you'd just paid $23 for a packet of biscuits? There aren't actually that many people around in the middle of a week day anyway. Off elsewhere paying the mortgage. Needless to say, child care centres are supposedly good. There are lots of nannies around as well - or live in helpers if you're lucky.

Poor old Military Road is a pollution hazard and traffic snarl. The parks and Balmoral Beach are good, except everyone is apparently too posh to pick up their own dog's sh*t so bring a big stick. First you can use it ward off wayward mutts too precious for a lead, then you can clean the muck off your shoe. It's pretty safe on the streets - statistically your house might be robbed for your jewelery but you're less likely to get mugged. Then again, there's not that many places to go at night time so that could explain it.

This gives you the basic idea! It's not all paradise in millionaire's row!
PS To be fair, I have found one good coffee shop - although technically it is in Cremorne,

"Awsome suburb for young families."

For most people, particulalry young families, Mosman ticks all the boxes. The biggest hurdle is the cost - housing, food and lifestyle in Mosman are very expensive. My first stint in Mosman was when I was first married. At that time good public transport and proximity to the city (via Rangers and Kurraba Roads) was a major plus. Nightlife was a major negative. When I returned from overseas, with a family, I saw Mosman in a completely different light. An absolutely fantastic place to bring up children. Safe, beautiful, lots of beaches, parks and child friendly facilities, lots of excellent schools and close to the City. The Village area where I live is in my view the best because of its central location and hence convenience to shops, beaches and other facilities - mostly walking distance. Whilst the area certainly does attract singles and young couples the nightlife is notoriously absent - at least the Cafes are abundant and excellent and the number and quality of good restaurants is slowly increasing.

"A great suburb"

Awesome place for 30,40 & 50 somethings if you can afford it...
Balmoral is lovely for a 30 minute walk, a day or for 50 years
Cafes and Restaurants are well worth frequenting
Getting to-from city is easy by ferry but even the drive isn't too bad
Negatives - Parking is hellish around the beach, and with the and Military Rd on weekends is a crawl.

"Exclusive in parts, and not far from the CBD"

Lovely Mosman is about 8 kilometres to the north of Sydney's CBD. It is quite a varied suburb. There are some incredibly exclusive clifftop villas and great sea views. On the other hand, there are some pockets of very high density living, with apartment blocks and townhouses.

The area has a relaxed coastal feel, and has a number of beautiful beaches nearby such as Balmoral.

The region is quite a commercial hub, and the main shopping precinct is located on Military Road.

There are buses, trains and also ferries available to the CBD.

"Nice convenient suburb"

Mosman is a suburb located to the north of Sydney next to Cremorne. On a day without traffic, Mosman is only a twenty to thirty minutes' bus ride into the city via Military Road. However, during peak hours, Military Road gets extremely congested and it is advisable to give yourself more travel time during those periods. Another way of getting to the city from Mosman will be via the Ferry.

Mosman is very densely populated due to its proximity to the harbour and the city. There are many residential units here and a handful of houses. People who live here are usually young working professionals. Mosman is also a a very convenient location with plenty of shops, boutiques, cafes, restaurants, banks and furniture shops around the area. Prices here do tend to be more expensive as rental does cost more here as compared to the Western suburbs of Sydney.
