Reviews of North Lakes, QLD
"North Lakes"
North Lakes, modern, master-planned suburb built for your convenience
North Lakes is one of the Moreton Bay regions most established master-planned communities, known for its balance of lifestyle convenience, family appeal, and strong long-term fundamentals.
As a Moreton Bay buyers agent, North Lakes is my sweet spot for clients who value newer housing, having everything within close reach, and a family-friendly streetscape. I know it, I love it, and thats why Ive set up LJBAs second headquarters in the heart of the suburb along Flinders Parade.
OVERVIEW AND LOCATION
Located around 26 kilometres north of the Brisbane CBD, North Lakes has grown rapidly since its development in the early 2000s, transforming from pine forest into a highly structured and well-serviced residential hub.
From a buyers perspective, it sits in a strategic corridor with direct access to the Bruce Highway for commuting to both Brisbane and the Sunshine Coast, while also being surrounded by key suburbs like Mango Hill, Kallangur and Rothwell.
The buyer profile here is broad. I regularly see:
Young families upgrading into modern homes
First home buyers entering through townhouses or smaller houses
Investors targeting consistent rental demand
Downsizers drawn to low-maintenance living
Compared to nearby suburbs, North Lakes often feels more structured and polished, with a stronger emphasis on planning and amenity rather than organic growth.
LIFESTYLE AND AMENITIES
One of North Lakes biggest strengths is how easy daily life feels.
Westfield North Lakes anchors the suburb, with over 200 retailers, dining options, cinemas and services all in one location. The addition of Costco and IKEA add another layer of convenience that you dont typically see in suburban Brisbane.
The suburb has been designed around accessibility, so most residents are within a short drive (or even walking distance) of:
Supermarkets and retail
Cafes and casual dining
Medical services and gyms
Parks, playgrounds and walking tracks
Lake Eden and the surrounding parklands are central to the suburbs lifestyle appeal, offering leafy green space, tranquil boardwalks and a place for families to gather and enjoy the outdoors.
While it doesnt have the cafe culture or character of inner Brisbane suburbs, it makes up for it with sheer convenience and liveability.
TRADE-OFFS TO CONSIDER
North Lakes is very much a planned suburb, and that comes with some trade-offs.
The housing stock is predominantly modern, which appeals to many buyers, but can feel uniform compared to older, Queensland heritage and character-filled suburbs. Streetscapes are neat and consistent yet lack the variation some buyers look for.
Block sizes are generally smaller, particularly in newer estates, with homes often positioned close together. For buyers prioritising generous land size or privacy, this may feel like being in a pack of sardines!
Traffic can also build up during peak times, particularly around major retail precincts and school zones. While the infrastructure is strong, the suburbs popularity means congestion is something to factor in.
TRANSPORT AND COMMUTE
Connectivity is a key reason buyers flock to North Lakes.
The Bruce Highway provides direct access south to Brisbane and north to the Sunshine Coast, making it a practical option for commuters or those working across multiple locations. Public transport is reliable, with regular bus services throughout the suburb and train access via nearby Mango Hill and Mango Hill East stations.
Driving is also generally straightforward outside peak hours, though congestion can and WILL occur around key intersections and shopping precincts during busy periods.
SAFETY AND COMMUNITY FEEL
North Lakes has a strong reputation for being a safe, family-oriented suburb. The demographic skews towards young families and professionals, which contributes to a sense of community and activity. Well-lit streets, maintained public spaces, and regular community events like trivia nights and exhibitions all reinforce this feeling.
From both personal experience and client feedback, its a suburb where people feel comfortable raising families and spending time outdoors.
PROPERTY PRICES AND GROWTH
North Lakes sits in a price bracket that is more accessible compared to inner Brisbane, but has shown strong and consistent growth. Days on market are relatively tight, typically around 1-3 weeks, reflecting steady demand and good liquidity.
The appeal lies in the balancebuyers are getting modern, low maintenance homes, healthy infrastructure, and competitive lifestyle convenience at a price point that still offers upside.
PROPERTY SUPPLY AND COMPETITION
North Lakes has a diverse mix of properties, including:
Modern family homes
Townhouses and duplexes
Low-maintenance units
Because it is still a developing area, supply continues to come online, particularly in newer estates. However, well-positioned homesespecially those near parks, schools or waterstill attract strong competition.
Buyers often need to move quickly when quality stock becomes available, particularly in the more competitive, family-friendly pockets.
RENTAL DEMAND
Rental demand in North Lakes is consistently strong, supported by population growth, family buyer appeal, and proximity to employment hubs. Ultimately, having all this at their fingertips, residents of North Lakes lack the necessity to travel to inner city Brisbane often.
Vacancy rates tend to remain tight, and the suburb appeals to a broad tenant base, including families, young professionals and couples.
DEMOGRAPHICS AND VIBE
North Lakes has a relatively young and diverse population, with a median age of 35 and a high proportion of professionals, managers and skilled workers.
There is a strong family presence, but also a growing mix of downsizers and investors. The community feels active and social, with local events, markets and shared public spaces contributing to a neighbourhood atmosphere.
It doesnt have the grittiness or edge of older suburbs; its clean, structured and designed for ease of living.
SCHOOLS, CHILDCARE AND HEALTHCARE
Education is a major drawcard. North Lakes is well serviced by a mix of public and private schools, including North Lakes State College, The Lakes College and St Benedicts, alongside several nearby options in Mango Hill.
Childcare is widely available, which is a key factor for young families moving into the area.
Healthcare access is also strong, with local medical centres, allied health providers and the North Lakes Day Hospital, plus easy access to Redcliffe and Caboolture hospitals.
FUTURE DEVELOPMENT
North Lakes continues to evolve, with significant investment reinforcing its long-term appeal. One of the most notable upcoming projects is the approved $180 million tourism and dining precinct, often described as a mini James Street, which will introduce a five-star hotel featuring a lagoon pool and wellness offerings, as well as boutique fashion retail and high-end hospitality.
Combined with ongoing infrastructure upgrades across the Moreton Bay region and the lead-up to the 2032 Olympic Games, this positions North Lakes for continued growth and demand, while injecting a predicted $538 million into the local economy.
ENVIRONMENTAL AND PLANNING CONSIDERATIONS
As with many newer estates, buyers should still complete due diligence around:
Flood overlays (particularly near water systems)
Estate-specific covenants
Building quality across different developers
The suburb itself is generally well planned, but variations can exist between pockets.
WHO IT SUITS BEST
North Lakes is best suited to:
Families wanting convenience, schools and lifestyle in one place
First home buyers looking for a structured, easy-entry suburb
Investors seeking steady rental demand and long-term growth
Downsizers wanting low-maintenance living close to amenities
It may be less suited to buyers chasing:
Large blocks of land
Character homes
A walkable cafe or nightlife scene
FINAL THOUGHTS
North Lakes continues to stand out as one of the Moreton Bay regions most complete and appealing suburbs.
Its combination of infrastructure, accessibility, strong demographics and ongoing investment supports both owner occupier appeal and long-term performance. While it lacks the character and variation of older suburbs, for many buyers the trade-off is worth it for the ease, convenience and lifestyle it offers.

"Family Friendly"
I have lived in North Lakes for over 10 years. Being a master planned suburb, it has grown somewhat over those years.
Seeing a Roo is a rare sight indeed here now.
Prices have risen considerably here mainly due to the facilities/shops. The Primary schools are good however the state high school does not have the best reputation.
Unfortunately this ‘golfing’ suburb has lost its Golf Course leaving just a high density, small block community. Lots of rentals.

"It's getting expensive for a reason"
We bought in North Lakes three years ago, we love it. Only 20 mins to Brisbane Airport, close to the City, great transport options, every convenience is on your doorstep. We can walk to Westfield, Bunnings and so many shopping options are a short drive away. Can't fault it. Some say crime has increased, we have Crimsafe doors and lock our gate, so never had any issues.

"Great place to live. Excellent infrastructure, clean and calm"
North Lakes is a great place to live. The infrastructure is amazing. You will have everything you need close and easily accessible - malls, shopping, IKEA, Bunnings, many eat outs, movie theatre, services, plenty of great parks, bike tracks with beautiful views around the lakes and the green areas. The infrastructure is soo good that it is a pleasure walking or riding around. Reminds about the stylish European cities. Parks are amazing! The people who live here are professionals and families who enjoy the place. It is safe, close to the airport and to the highway. Pleasant and short train-ride to the CBD. Only 20 minutes to the beach at Redcliff or 40 minutes to the great choice of beaches on the amazing Sunshine Coast, avoiding the city traffic. I love the area!

"Nothing is too far away"
I only briefly lived here in between moves but I did enjoy being able to drive in either direction to something close by - Westfield of course is now an amazing centre with everything you want. Redcliffe beaches aren't far away. I'm not really needing to go into the city but it is just a 35 minute or so drive so that is a nice drawcard. Obviously its drawbacks are traffic, Anzac Ave & Bruce Highway can be terribly busy at times, so getting to said places can be a little bit of a headache.
