Moving to QLD.

I have lived in Forest Lake since 2001. I am now 21. Schools are very new and the people are pleasant in this family orientated community located about 25 minutes south west of Brisbane. If you like that area or surrounding areas Inala, Durack, Camira, Doolandella (some nice turnkey house land packages available in that area) I might be able to assist you.

I agree with Dacey, that the Forest Lake area is a beautiful part of Brisbane. However, have you considered the Wynnum, TIngalpa and Manly areas. You can get some great homes in that area, close to schools and public transport and if you don't mind doing a little bit of work you can find a great bargin. Also they give you easy access to the Gateway if you want to escape to teh Coast.

Have you considered the Port Douglas area? Only an hour's drive from Cairns international and domestic airports, secure and great for kids and family activities, affordable houses in Port Douglas itself and neighbouring villages such as Cooya Beach and Newell. As well as residential properties, Cote Nord Property Port Douglas has businesses for sale if you are looking for that sea/tree change.

The eastern side of the Pacific Motorway between Springwood and Loganholme is not bad. Easy access to all the major arterial roads, great schools - primary, secondary and private - great shopping, great facilities. Affordable. Major developments in road infrastructure and employment facilites. Still able to get to Gold Coast within 40 minutes, on a good run - into the city in 20 minutes...I like its versatility.

You will get "great bang for your buck" if you look at Toowoonba. About 2 hours to Gold Coast but a fantastic town for growing families. Has greaqt schools and really laid back country feel.

It's defenitely dependant on budget, I would suggest looking at how much you can buy/borrow or rent for then get opinions. Some nice north western suburbs are Upper Kedron and Mitchelton although if you are on a budget you can buy around Keperra (which is close) with access to great schools, shops, transport, etc. Also Nundah could be a good option as you are close to the airport, North and South Highways for access to the beach, schools, shops, transport, etc.

I agree with Zarcomau, definitely depends on your budget and also what type of work you are looking for. There are some great places on the Gold Coast, both North and South, that are very affordable though depending on your work you may have to travel to Brisbane, which is not a very nice drive in peak hour traffic and the trains are a nightmare.

There are also some nice suburbs in the Southern Brisbane area which can provide you an alternate that is close to the Gold Coast, Brisbane, Airports and the highway to get to places such as the Sunshine Coast or south to Byron Bay.

There are some good and bad schools every where but your budget will help determine your price range and then you can start limiting areas you want to do more research on.

Once you get up here I dont think you will be happy with an hour or two away, its funny how the QLD lifestyle grows on you and you just want to be closer to the water, even if it is not the beach.

The Bayside area around Victoria Point is very nice. We are about 1 hour from the Gold Coast, and about the same from Brisbane City. But it is a nice quiet area, although well supplied with Shopping and Schools.

How how did you go finding where to live? my husband and I moved to Bribie Island 10 years ago in 2000 and because we owned our own Real Estate business in Blaxland the Blue mountains we thought a Sea change and a thaw out would be a geat idea. Our two children were just at the right age and we love the Island life style! With an Internationally Accredited High School and two primary schools where I also help out as a casual teacher Aide the kids should find it an easy transition - I know my kids loved the beach carnivals! and enjoy the surf beach at Woorim - first surf beach from Brisbane only 45 minutes away and now attend the Univeristy of Sunshine Coast. At times there are situations where people need expert’s help and don’t personally know what to do. My friend needs some help regarding moving to QLD. He is living in Melbourne but not ready to do a sea change with his family. He doesn’t know in which area he should move. Personally he likes the Gold coast but isn’t able to afford it. Thinking of moving to QLD from Melbourne, We love so far all the area that have got views of the water Like Clear Island Waters, Runaway Bay, Hoping some information will be great about these areas. do they have any problems with an odour of these canals where the houses go straight down to the water, and can you swim in the canals.Thanks Kathy

Want to relocate the family to QLD from Adelaide. Keen for somewhere between Brisbane and the Sunshine Coast. Need to consider transport to Brisbane for possible work for my wife. 4 bedroom rental for the first year. Beach access would be fantastic. Any suburb suggestions?

Hi Nat, reading the responses are not going to help you , as all the areas suggested have a median 3 bed house price well over 500k. Eastern Subs Bayside where I'm from is out as 800 thou won't get you much .I am actually Qld born and bred 5th gen diggy so know it pretty well. If price and proximics are if concern, head to Beaudesert Shire. You can get a nice home under 400k and it's 40 mins to Gold Coast Beaches and Airport. Council rates are cheaper than Logan, Redlands and Brisbane. Install solar power and tank as Power and Qld Urban Utilities are expensive up here. When buying ensure you get a good solicitor to do Qld Gov infrastructure searches as compulsory aquisitions are a constant thing with out of control population growth. Also remember with schooling Qlds very strict laws around living in school catchments and swim between the flags. Good luck

I agree fully with DMH comments above.
The wonderful part about qld and Beachside areas that lie north and south of Brisbane is that in Vic and NSW terms, there is a lot that is;
a- Affordable
B- a reasonable commute to centres of employment
c- located along our beautiful coast.

QLD has miles and miles of great coastal beaches.

So the consideration is really do you want the GC which is heavily built out and urban or a lower scale and laid back lifestyle which is where the sunshine coast comes in.

What is great about say Caloundra,Alex Heads Kings Beach etc on the Sunshine Coast is that it is possible to buy a 3 bedroom apartment near the water for less than 700 and direct ocean front apartments are still 7ook and up albiet probably smaller for you - 2 bedrooms

Slightly inland on the sunshine coast, with good schools are Nambour and Gympie all not more than 40 minute drive to the beach nd all with affordable free standing homes.

If you want closer to Brisbane but still in reach of our great beaches at Bribie / Caloundra Maroocy etc etc areas like Caboolture / Startpine/ Eatons Crossing/ mango hill and smaller villages like Beerwah are worth considering.
Places like Beerwah /caboolture / Nambour etc are a commute to brisbane by train so it is possible to park and ride, while some locals here think the commute is lengthy if you live outside of melbourne or sydney it wont feel like a big deal. Transinfo can provide commute details.

Our little has done nippers at Caloundra Kings Beach Surf Club two years running - we come from Brisbane and drive each weekend and we have found that so many members of the surf club are from Vic and NSW. Most have moved for the lifestyle and becasue it is pleastantly affordable.

our coastal areas are not too humid and the weather is really mild with the exception of December Jan and the best times for the great outdoors and camping etc is april.
