Reviews of Seven Hills, NSW

2nd March 2022

"Friendly neighbourhood, peaceful suburb convinience and accessibility."

We bought our house in Seven Hills in the ‘Musical Bowl’, this place is a true hidden gem that overlooked by many buyers. I would rate this place same level, if not better, than many other suburbs in Baulkam Hills, Winston Hills, Castle Hills, and other Hills district.
This small area of Seven Hills boasted 3 beautiful parks, a peaceful and friendly neighbourhood, annual Santa Claus parade organise by the neighbours and best of all the house price is not over-value.
Another benefit is the transportation, minutes to M2, M7, Old Windsor Road, Seven Hills, and public transport is convenient with T-Way bus to Westmead station, or express bus via M2 Motorway or and express via train from Seven Hills station, so many options available to reach the city in less or within an hour of travel. Both Westmead and Seven Hills station are major stop, and hence, one can catch the express train rather than the local, which is faster to the city.
In addition, shopping centre are abundant and very convenient, and all within 5km radius: Kings Langley Shopping Centre (Woolworth and Coles), Winston Hills Shopping Centre (Woolworth, Coles and Aldi), and Seven Hills Shopping Centre (Woolworth and Aldi)
We love Seven Hills, for the beautiful parks, friendly neighbourhood, peaceful environment, ease of public transportation and convenience of shopping centre within short driving distance.

"Best Kept Secret!"

We moved from Lower North Shore. We were faced the same predicament like most with young children. We were used to usual North Shore education and standard of living. We wanted a suburb that was easy to commute but also had great schools. We were not too keen on Seven Hills initially but then we discovered 'music bowl'. The best kept secret of Sydney. This wonderful area of Seven Hills is next to M2 and you will be in Maq Park in 20 odd minutes. Seven Hills station has one of biggest parking and you will be in CBD in 35 minutes. Houses are on large lots. Music Bowl is quiet, safe and Seven Hills North Public School is highly rated with less then 300 children. Music Bowl is one road away from Winston Hills but still far cheaper than Winston Hills. What more one can ask for?

"Great Area wouldn’t look back"

I lived in the st George areas all these years and now I have been living in the Seven hills area for around 7 years , and really like the place .Seven hills is a lot cheaper than the hills area but is also better connected by transport .You are surrounded by the m4,m2and m7 and the train station has like 2000 parking spots which would make it one of the biggest in Sydney in terms of parking .You can get a train in the peak hour to Parramatta 1st stop Parramatta. It takes 6 minutes and have done it many times .For shopping in close proximity to seven hills plaza ,Winston hills and Blacktown West Point for more variety.NBN has been around for over 2 years.Restaurants and cafes are close by Blacktown piazza up top has a good choice and Lilly’s in seven hills is a beautiful place. If you like walking with a creek view not far from seven hills station ,a nice walk with ducks in the creek and parks surrounding it.To sum it up Seven hills is quiet with nice bike and walking tracks ,Lovely families around ,Big blocks of land around 600sqmtrs.Well situated geographically.Pools close by also if you like to swim .Great value for money. It would be hard to beat anywhere in Sydney ,for bang for your buck .

Rentals in Seven Hills

"Excellent Suburb."

My partner and I recently purchased here in Seven Hills North. Although we have only been here 2 months, we are both very happy with the area that we have purchased in. Our street is very quiet, the neighbours are very welcoming and take pride with their homes and gardens. It's nice seeing the mix of retirees that have lived here 30-40+ years socialising with the new young families that are making their own fresh start. We love the leafy feel of the place and knowing that the front door can be left unlocked without being worried.

We searched for properties within Seven Hills (North/South) area for approx 1 year and decided we prefered the North side (although the homes on this side are older) as it seems less busy and is close to Kings Langley and Baulkham Hills borders. We also have an assortment of local shops surrounding us including Kings Langley Shopping Centre, Winston Hills Shopping Centre, Seven Hills Shopping Centre. The new train station at Norwest and Bella Vista are not much further away then Seven Hills Station, giving further options along with the T-way and the option of the M2 on ramp is only minutes away, making transport very convenient.

Our local schools are Seven Hills North Public School, Vardy Road Public School (Both are fantastic). Closest secondary school is Seven Hills High, one negative is this school caters only years 7-10. (Does anyone have feedback regarding this High School)?

The only negatives I can think of is the area needs more local Restaurants the closest to us is in Kings Langley and Lalor Thai( We have so many Shopping Centres surrounding us but lack of dine in restaurants) Would be nice if an Indian Restaurant opens up. Also I find the internet (NBN) is not as stable of a connection compared to my previous address in Blacktown during windy weather.

To sum it up, We are very happy with Seven Hills North and will recommend it to others.

"Best transport ever! Big green lawns and quiet streets"

Seven Hills is seriously underrated as a suburb. The place is a beautiful, green oasis of calm with amazing connectivity. Seven Hills is essentially Castle Hill or Baulkham Hills with an excellent train line and easy motorway access. We were looking at new estates literally in the middle of nowhere for more $$$ until we stumbled across our place in Mozart St. We are more interested in access than a giant mass produced street of identical houses on tiny blocks. We are surrounded by excellent schools and so close to everything. We will never leave this place!

"Moving to Seven Hills was the best decision we've ever made!"

Our small family had been renting in Denistone and decided that we wanted our own home. We really loved the idea of Baulkham Hills and Castle Hill although the poor transport and traffic gridlock were concerning. Originally we were planning on purchasing a 3 bedroom duplex near Stockland mall. After many research we bought an older 4 bedroom house in Seven Hills with lots of lawn for our son and we haven't looked back. My husband travels to Central every day in under 35 minutes. We didn't realise that we could afford a house with a great train service in such a nice area for our budget. We send our son to Seven Hills North and although the student population is quite low the teaching quality is excellent. We live on Seven Hills Rd and definitely recommend this area for young families like us :-)

"Seven Hills North = Best Value Suburb in Sydney - 30 Minute Train Ride to Central"

Seven Hills North represents exceptional value in comparison to the surrounding suburbs, many with inferior infrastructure (e.g Baulkham Hills or Winston Hills). You’re literally getting a house on a great size block 26KM from the CBD for the price of an questionably built apartment. In particular, the ‘Music Bowl' area bordered by Abbott Rd + Seven Hills Rd + Old Windsor Rd is a steal at $900k-1M for a house on a large block (600sqm.) The area has three amazing transport options: Sydney Trains provides express services from Seven Hills to the City in 33 minutes!! OR the new Metro is almost the same distance away as Seven Hills Station (not much parking though) OR my favourite option the 611 bus from Abbott Rd to Macquarie Park every 5 mins yes EVERY 5 minutes (takes about 20 mins to arrive.) We also love Seven Hills North Primary School and their great NAPLAN results. We've lived in Epping, Baulkham Hills and the North Shore. However, we much prefer Seven Hills North for the combination of green lawns, trees, quiet and convenience. We looked at surrounding suburbs like Kellyville then quickly realised that Seven Hills was in a much better location with superior infrastructure. If location is important Seven Hills is an absolute bargain and I would highly recommend it to anyone looking for a home in the Hills.

"Convenient with great connectivity via public transport"

I am a local real estate agent who has been selling in the area for 16 years, My local knowledge is quite broad. Most of the buyers we find coming to the area are either first home buyers, or second home (selling a unit or townhouse locally) to upgrade into a home. Some have children or are considering to have children thus why having their own yard is nice. There are also great primary schools, parts of South Seven Hills fall into the sort after Metella Road Catchment, Catholic domination have of Our Lady of Lourdes and the ever popular Toongabbie Christian school.
There are plenty of local parks, with a recently installed walking path around Lucretia Road field showing amazing signs of community with its being meeting places for evening walking groups.
Public transport is serviced well with fast trains to the city CBD taking around 45 minutes, all stops around about 55 minutes, the are two choices of T-Way buses one being on the North side via Old Windsor road (CBD bus available as well) servicing Rouse Hill or Westmead, or the Blacktown Road T- Way servicing Blacktown station or Great Western Highway to Parramatta. Seven Hills Station offer Buses to Castle Hills or Maquarie Uni as a bonus almost unknown extra.
Car wise, it have multiple access points to M4, M2 or M7 motorways, Great Western Highway, Old Windsor Road, Sunnyholt road and a myriad of back streets to avoid any congestion.
Seven Hills is a lovey suburb, culturally diverse and centrally located, its worthwhile consideration for any family.

"Very convenience for transport and shopping. Affordable houses around Hills area, great potential!!!"

Been here for 1.5 yrs and it's been a great suburb to live in. Very close to M4, M2 and M7. Main train station with lots of parking spaces with express trains to city. The Seven Hills Centro shopping centre has everything including Woolworths, Coles and Aldi, as well as medical centre and discount stores. Blacktown Westpoint shopping centre is only 10 mins away and Castle Towers or Rouse Hills Town Centre are close by.

Although it's an old suburb, there are many new families moving in. Perfect for expanding families which are looking for the space of a house and do not want to pay strata. Do not expect luxury for that price but decent practical and peaceful environment is what you would expect in Seven Hills.

So true and not to mention nice little cafes starting to pop up everywhere. I believe Seven Hills is set to boom because of the location to job possibilities and the improved infrastructure around Seven Hills. It has no choice but to grow. I have just written an article about this on our blog http://www.realestatesevenhillsnews.com.au/2013/06/blacktowns-infrastructure-will-it-keep-up-with-its-property-growth/

"A small town centre with good transport"

I have lived in Seven Hills since one year. I have lived in inner city and western Suburbs as North Shore is quite expensive for first generation of migrant. I find it nice and peaceful Suburbs with good neighbourhood.

"A Green Town - Open Spaces and Friendly Neighbours"

Great first home buy - Affordable and liveable around Parramatta/Blacktown. Trasportation is excellent with easy access to motoways and fast trains (not stopping tongabbie/pendell hill /wenty/) to city. New Parking facility underway. High potential for further building and construction.

"A perfect suburb to live in. I find it close to the hills and motorways and hospitals"

We have been in seven hills for more than 4 years now and we are loving it. Transport to city is 45 minutes by train. Close to the Hills districts and M2, M7 and M4. Westmead Hospital is nearby, plenty of good schools around us. The neighborhoud is fantastic, and lots of fresh air. We live in a very quiet street at the top of the hill (Haynes Ave) and all you can hear is birds in trees...

"A good suburb to raise family"

Seven Hills is a very good suburb to raise the family with more houses and less villas and flats. Why would you need night life in a suburb when you want to raise family along the Christian values.
The property values are affordable and that what you need when buying.

"Excellent place to live with a family"

Seven Hills is close to a perfect suburb for rasing a family. The house are affordable and availble on independent blocks. Good primary schools and excellent Selective Schools are near by in Baulkham Hills and Girraween. 3 Freeways (M2, M7 and M4) are within 5 minutes. Train service is excellent taking 40 minutes to reach city. Groceries are relatively cheaper since Woolies, Coles and Aldi in the Centro shopping centre are next to each other. Blacktown Gospital and Westmead Hosiptals are close by.

"Convenient and nice suburb"

Seven Hills lies in Western Sydney and is a commercial centre with a lot of industrial and commercial developments. It is about a forty minutes' drive to Sydney City and it has it’s own shopping centre called Centro. Seven Hills has a good train station with many trains passing through per hour, hence making the commute to work really easy if you work in the city. A lot of people in Seven Hills own the houses that they live in so the houses are very presentable. Since it is not exactly new development, you still see a lot of fibro houses in the area, but many are being redeveloped into townhouses or apartment blocks.
