"Great place to live"

I am a local resident. born and raised here and also work in Guildford. It offers so much for families. There are plenty of schools, shops, cafes, and public transport both bus and trains. You are only a short 15 min drive to Parramatta CBD, Liverpool, Merrylands, Fairfield and Bankstown.

"Family Friendly and Convenient Location."

I am a local real estate agent and have also lived in Guildford for 30+ years. Growing up, Guildford was always a tight-knit community and always quite a family orientated area.
It's also a very convenient location. Jump onto Woodville Rd and you can head to Parramatta one way and Liverpool in the other, close to M4 and also public transport, schools and shops.
Guildford is not only what you hear about on the news, unfortunately the media tend to highlight the negatives.

"Trades People"

After the last heavy rain we now have a cracked or broken tile in the roof.
I've tried various ways to get a roofer - forget it. I spoke to 2 local men who promised to turn up & fix the problem - did they turn up? NOT LIKELY. If anybody out ther knows a reliable roofer my email is [email protected]
We have lived here for at least 30 years & it's the first time we have had this problem. I for one am disappointed.

"Beauty is in the community spirit"

Guildford is an amazing suburb which I have grown up in and where I am raising my family.
The neighbour's are very friendly and helpful, the streets and park are always filled with families and are spotless. It is in close proximity to major surrounding business and shopping suburbs like Paramatta, Merrylands and the airport and Sydney CBD are 30+ min which is not alot considering people take longer showers than that. All in all there is a great community spirit with the majority of the residents and it is all round convenient!

"Transformed suburb becoming better"

Guildford is a transformed suburb really giving a spectacular name for its self. It is extremely diverse and multi cultural. The homes are becoming mansions, the residents are becoming unified and all races, religions and people support each other and businesses.

"Its a great community"

Its a great suburb filled with a variety of different things an individual can do. It is family orientated with loads of parks and walking spaces for kids and families. There are plenty of schools around all of add to making it a better place. I feel like Guildford is located in a very convenient location within Sydney. It is only a footstep away from all the major motorways which provide it access with easy travel to places like Sydney CBD, being around 35-45 min drive away, Paramatta being around a 10 min drive and so on. Guildford is surrounded by various major shopping centres like Paramatta Westfields, Merrylands Stocklands, Chester Hill square and more. The homes in Guildford are extravagant and in recent times has seen loads of infrastructure taking place. No suburb is perfect however I have realised through the train station, alot of weird people situate there. Another positive of Guildford is the views you get from the Paramatta skyline which is unmissable and Sydney CBD if your in the right spot.

"Great Community Spirit"

Guildford was regarded as a controversial suburb in the past however in recent times it has changed. The community spirit is extraordinary with everyone contributing their part in maintaining the streets as well as their homes. Local businesses are flourishing, homes are becoming extravagant, mosques and churches operate side by side without a problem and all this play a large role in contributing to Guildfords success in the past couple of years. It is conveniently located in Sydney less than 10 mins from Parramatta Westfield and Merrylands Stocklands and around 30 mins from Central Sydney CBD.
The locals are friendly and willing to help. You find a wide array of nationalities ranging from the Middle East, China, Italy, Greek and more. There is plenty of well maintained parks and greenery convenient for young children and parents as well as public transport. Plenty of schools around and although house prices are abit expensive it comes with well attached facilities surrounding your home contributing to building your perfect family home. Crime is not a problem however no suburb is perfect in which there is always a few trouble makers. I personally previously lived in Chullora and although it was a great time spent encompassing many memories I prefer the choice I made to move to Guildford and there is no regrets. Cumberland council weekly are seen out on the streets cleaning and maintaining streets. I am glad to say that Guildford will be moving in a positive direction in the future.

"Diversity equals Positivity"

Its a beautiful community filled with a diverse range of people. Its metroscape is changing dramatically and thus has been a magnet for development and construction however its a beautiful community enjoyed by many and is moving forward drastically to be a hidden jewel in south west sydney. It holds beautiful skylines of the Parramatta CBD in all corners and Sydney CBD if ur in the right spot. The council is looking after it with constant maintenance in the streets and is doing a good job.

"Better than expected"

Moved to Guildford 4 years ago from Melbourne. Really enjoy the suburb and the diversity. Council constantly cleaning the streets, locals are friendly and really take care of their homes. I love how Guildford is home to numerous historic heritage homes on almost all streets however it is infused with the modern luxury of newly built homes. Only problem is homes getting abit too expensive and alot of development has been taking place which can be abit noisy for local residents.

In recent times Guildford has grown into a South Western Sydney jewel with stunnimg homes, diverse communties, beautiful parks and greenery and spectacular views of the Paramatta CBD from all corners of Guildford and the Sydney CBD from Woodville Road. Intense development has taken plave and really transformed this Suburb into a magnet for developers and investors.

I have been investigating in property for the better part of 10 years now, throughout this period I have closely monitored market statistics for the Parramatta CBD region, I have personally owned 3 investment properties within Guildford and still currently have 1.
Over the past 3 years Guildford has made a steady incline in market value and from all information available still looks to be continuing this trend.
This is great news for the residents/investors of Guildford

"Great area with booming investment"

Guildford is a suburb that has increased incredibly over the past 10 years with many individuals investing and contributing to its ever growing vast economy.
It is home to some of Sydenys largest construction companies worth over $500 million and over time housing investments and property have sky rocketed and is set to beat neighbouring neighbourhood's such as Greenacre and Condell park. As a property analyst I have been astonished by the increase of profitability guildford has to offer and works even better with its close proximity to Parramatta Cbd being less than a 10 min drive and about 35 min drive from Sydney Cbd.
As such, the array of beautiful homes and a buzzing town shopping strip all accommodate for its positive growth. Throughout all of Guildford the spectacular view of the ever changing Parramatta CBD skyline and sports lights of Sydney Olympic park once again reiterates the potential Guildford has for the future and soon will be like Redfern an area in which was once neglected to being on all peoples list for the place to raise their family and call home.

Crime is generally not a problem and the majority of the area is safe and family friendly with beautiful parks and well known community.
As such, INVESTORS keep an eye out for Guildford as in the next 10 years it will be a transformed metropolitan area filled with much room for investment.

"Community spirit somewhat lacking, but it still has a great deal to offer"

I've lived in Guildford 35+ years. I've stayed here because the amenities are very good. In the last 15 years, however, the cohesive community spirit that was once strong has waned bit, by bit, by bit most likely due to the dichotomy of religious vs. secular and perceptions of lowering community safety (though the stats don'r reflect that at all). The community has largely become a culturally and socially divided one and apart from a few exceptions street by street, different groups prefer not to associate. As a result there is a little bit of palpable tension in the air at times but nothing to worry about if you keep your head down and are polite, but not too friendly with just anyone. It is sad to notice that Guildford isn't as cheery and easy-going as it used to be, but what it has gained is a bold multicultural "urban buzz" that gives the place great energy. The ethnic food options, fresh food shopping, two dollar shops, car mechanics and medical services are FIERCE, of course.

There are indeed bored and antagonistic teens (they like to shoulder charge depending on the season) and groups of 20-something single men that hang about, make lots of noise (there's plenty of loud music, speeding, revving and burnouts) but they're not formally "gangs" (so nineties...) and always on the move so most of the time you'd be mistaken for thinking that Guildford is as sleepy as it ever was. I notice all the noise because I'm studying at the moment so am spending more time at home when not at work rather than going out with friends, etc. I'm seriously considering some soundproofing measures!

The proximity to all essential amenities including shopping is fantastic, and I've been waiting for Guildford to be discovered by young families who can't afford housing in the inner West, but I guess having to travel an extra 20-30min on a train or in a car to inner-City workplaces is a stretch too far. Maybe they see the reports of shootings and terror raids which makes them think "no way!"? To be honest, it's all pretty minor. The media always make one or a few incidents seem like dozens and dozens. In a suburb of around 20k population, probably only hundreds of people would be actively involved in crime and far less are into religious zealotry (but it's still a shame and a worry). Many of those arrested for criminal activity are either from other suburbs or have only just moved into the area anyway and aren't long term residents at all. Everyone else just gets on with life. It's the same story in almost every other suburb in Sydney.

I am however considering moving in a few years, particularly if the sporadic noise becomes almost constant and if the multicultural mix gives way to majority religious-conservative groups and a minority of everyone else (which could be on the cards). As I get older I appreciate peace and quiet more than I used to and I don't appreciate others' religious adherence (whatever faith) being up in my face. I also like the idea of living in a community where I can say hello to anyone in the street or initiate a conversation about the weather without being treated with suspicion or like it's a threat to their very honour and soul. Nearly everywhere in Sydney is becoming more populous. It's a fact of life. Communities change, cultures change. Everything hybridises. That's both good and bad. You roll with whatever makes you happy and content.

Guildford's good. The undulating to hilly geography, its streetscapes and its amenities hold it up and carry it, but overall it's not amazing because its people aren't particularly amazing in their attitude towards the place (me included - I lost the magic feeling about 6 or 7 years ago, I guess). It's a great place to start and to simply get along, though. Even as a kid, I knew of people who were moving through Guildford (living here for 1-2 years) on the way to somewhere else, and it's in this capacity that Guildford has been good to a great many people. It's also been good to people who've lived here a very long time, like me. I appreciate this place and what it has to offer. It's a terrible place for those who want to hit the ground whingeing and complaining, and who want to take rather than nurture and give back (and are the main reason why Guildford isn't better). It's such a Sydney place in that regard as it is what it is and so far has had a great capacity to accommodate difference without too great a detriment to the whole. So ultimately I have a healthy respect for Guildford and its folk, whatever it is and for whomever choose to call it home.

  • Lower cost of living compared to other suburbs
  • A growing urban "buzz"
  • Close to Parramatta CBD.
  • Great for families.

Not great for

  • House prices have broken $1m and rents increasing
  • Can feel a little anonymous and lacking in community feel
  • Noise a little excessive at times (weddings/parties/hoons/bikies)

"Perfect for future property investment"

Great potential for property investment. Guildford had similar reputation as Redferm before 10 years. Nobody wanted to live in Redfern before 10 years, however, property prices boomed, good people moved in and now Redfern is good suburb to live in. Similarly, Guildford will be booming in future. It is near Parramatta CBD, good facilities, good parks and rapidly changing demographics.

Safe and sound = did not feel it. Abusive youth at times and loiterers are present along the trainline

Dont diss or stereotype people or areas just because they have it better off!!!! "Great for families"

I have lived here for over 20 years now and I am very happy with Guildford. The train station has regular trains running to the city and down towards the Liverpool direction. It is also a very close drive to Parramatta CBD and Merrylands Stocklands Shopping Mall. A very convenient place that is great for families as there are really quiet streets with good quality homes. The facilities are great as well, with a good range of local shops, a library, swimming pool and Guildford Leagues Club. Definitely a great place.

Nope. It's the Leagues Club, silly. If you want an R-y, the nearest is Merrylands near the station (seen from the train).
You'll find on your side of the line it's quieter and more culturally diverse than the mid-Eastern pow-wow that is central Guildford. A little leafier too. You should enjoy it. Welcome.

"A mix of Apartments, Modern and Period Homes"

Guildford Shopping Centre is very inner-Sydney cafe's, coffee and mixed business. If you want big department stores there is Merrylands Stockland Mall close by which is newly expanded to take in all the big retail stores with great parking.
The streets are tree-lined and clean with plenty of keep fit walkers. There is a bike path running through Guildford linking many suburbs. There are apartments new and old around the railway station also good bus routes.
The houses are a mix of large very modern and pretty period homes. Gardens are well kept and some are large which have been sub-divided so that there are now town houses and duplexes here and there. Real estate prices are still very reasonable.

Nope, the very inner-Sydney feeling isn't there, I'm afraid. It's kinda hard to hang around places where potty-mouthed high-vis labourers slobber all over their greasy lunches while hollering with their workmates and young unemployed single men sit around all day smoking and scowling at passers-by. Not really Newtown or Surry Hills, is it? I prefer the cafes in Parramatta, actually. Still very easy to get to from Guildford... but the cycleway is my preference.

Stockland is a bit of a bunfight. Lots of people buying and shoving their faces full of stuff they don't need and more. Parking? Stockland built it, and EVERYONE came. Forget about parking in Merrylands in 2015.

The residents of Guildford are competing for the world record in tree removal, but that's being won by residents of the North Shore and Eastern Suburbs, apparently. Less residents are tending to their gardens; down dome the trees and out come the flower beds and in go the shoddiest granny flats and those dodgy DIY concrete jobs to fit those extra few cars.

The apartments have come to town in a BIG way and real estate prices have punched through the $1m mark for houses and $600k for units.

Let's not sugar-coat reality.

I think given time and a good council (pity about the amalgamation) Guildford will become something like Wigram St, Harris Park, only Middle Eastern. Can't deny it is amazing food and if they keep things secular it'll be a destination spot like Crown and Elizabeth St in the city.

"Great for first home buyers"

I have lived on the corner of Fowler & Guildford Rds for the last 4years & this end of Guildford Road is not busy at all. It is a very quiet area with lots of young friendly families & I would recommend it too any young first home buyer. I found this area a cheap & easy way to get into the property market.

Guildford has always been different depending on which side of the line you live on. I live on the "bad" side of the line. Now its just the "busy" side. Lol. I still remember the level crossing next to the station! That's how old I am and how long I've been here.

"Typical suburbia in Western Sydney"

Guildford is a suburb in the western suburbs. It is characteristic of urban sprawl with a lot of different nationalities living there. There are a fair few Lebanese pizza bakeries on the Guildford Road stretch of shops along with a library and supermarket. Guildford West seems to be actually quite a nice lower middle to mid middle-income area. Quite a few of the houses there have boats in the driveway so everybody seems to do quite well. Guildford sports club has a lot of entertainment going on so for a quiet suburb in the western suburbs of Sydney, there is everything available and it is quite convenient in that sense.

Typical? Really? I wouldn't describe it as characteristic of urban sprawl anymore. It's decidedly urban. Boats in the driveway? hahaha.
You can't seriously think that those people are wealthy? Most have been sold by now. They hardly ever get used. They're a pipe dream, really.
