"Bayside Living with a Village Vibe"

As a buyers agent who lives locally and works extensively across Melbournes Bayside, Ive helped many clients successfully purchase in Mordialloc. From my experience, its one of the most appealing bayside suburbs for buyers seeking lifestyle, community, convenience and long term property fundamentals.

OVERVIEW AND LOCATION
Mordialloc is a well established bayside suburb that offers a rare mix of coastal living, strong community spirit and urban convenience. It sits roughly 23kms south east of the Melbourne CBD, hugging the banks of the Mordialloc Creek and Port Phillip Bay.

Buyers I work with here are usually owner occupiers families, professionals and downsizers attracted by the relaxed vibe, village like shopping strips, easy access to transport and abundant outdoor spaces. I recommend Mordialloc to a lot of Investors who are looking for solid rental demand and long term growth potential.

Compared with nearby bayside suburbs like Chelsea, Parkdale and Aspendale, Mordialloc often stands out for a few key reasons:
A more vibrant retail and dining strip than its immediate neighbours
Better direct beach access and foreshore amenity
A strong community feel without feeling too quiet or isolated

Core Market Prices (approx):
Median house price: around $1.75million
Median unit/townhouse price: around $900,000

LIFESTYLE AND AMENITIES
Life in Mordialloc is all about bayside leisure, community and convenience. Main Street has emerged as one of the suburbs busiest precincts and not by accident, but because of the quality and variety of dining, cafs and bars now calling it home.

Local favourites include:
Main Street Caf, Upper Ground Espresso and Patch Caf
Mordi Brewing Co, The bridge Hotel and The Sporting Globe
Bang Bang, Tommy Ruff and Rococo
Ok Billy and Chiki Chan and of course the ever faithful The Epsom Hotel

The foreshore, with its walking and cycling paths, picnic spots and beach access, is a major drawcard perfect for weekend relaxation or family outings.
Different parts of Mordialloc appeal to different buyers:
Properties near the creek and beach have a true coastal feel
Streets around Main Street and Nepean Highway offer convenience and walkability
Quieter interior pockets appeal to families seeking space and tranquillity

TRADE OFFS TO CONSIDER
Mordialloc isnt a high density, bustling entertainment hub like inner Melbourne suburbs and many locals like it that way. While Main Street is lively and growing, evenings can still be relatively low key compared with the city or inner north.

Traffic around Nepean Highway and local intersections can build up, especially at peak times, and buyers should always weigh street orientation, block size and close by uses before committing.

TRANSPORT AND COMMUTE
Mordialloc is well connected by train, road and bus. Mordialloc is getting a major rail upgrade with the level crossing removals at McDonald, Bear, and Station Streets and a new elevated Mordialloc Station featuring modern facilities and all abilities access. This will improve safety, reduce congestion, and make train travel to the CBD faster and more reliable. The project, set to complete around 2026, will enhance connectivity, local amenity, and the suburbs overall appeal to buyers.

Bus routes link local shopping strips and neighbouring suburbs. Driving is easy via Nepean Highway and the nearby EastLink, though peak traffic is a factor for commuters.

SAFETY AND COMMUNITY
Mordialloc feels welcoming and safe, with quiet residential streets and an active community presence. The owner occupier rate is solid, and local parks, schools and community groups help create a suburb thats engaging without feeling crowded.

PROPERTY PRICES AND GROWTH
Mordiallocs property market is defined by steady, long term growth rather than short term fluctuation. Houses remain highly sought after due to land size, coastal lifestyle and limited stock. Townhouses and units provide accessible entry points while still benefiting from the suburbs solid fundamentals.

PROPERTY SUPPLY AND BUILDING QUALITY
Traditional detached homes dominate, with many dating back to mid century builds, character cottages and newer renovated houses. Quality townhouse developments have become more common, especially near Main Street and transport links. Apartments remain limited, which helps preserve the suburbs low to medium density character.

RENTAL DEMAND AND YIELDS
Rental demand in Mordialloc is consistently healthy, driven by families, professionals, and downsizers attracted to the suburbs coastal lifestyle, cafes, bars, and improved connectivity via the train and local roads. Smaller townhouses and units are particularly appealing to tenants, offering low-maintenance living close to transport, Main Street shops, and the foreshore. As a result, these properties tend to deliver higher rental yields, typically in the 34% range, compared with larger houses, which usually yield around 22.5%.

DEMOGRAPHICS AND VIBE
Mordialloc has a welcoming, community focused feel with a mix of young families, established households and empty nesters. Many buyers choose to stay long term, attracted by the suburbs balance of lifestyle, amenity and calm coastal living.

SCHOOLS, CHILDCARE AND HEALTHCARE
Schooling is a major drawcard in Mordialloc. The suburb is served by quality local primary schools such as Mordialloc Primary School and St Brigids Catholic School, with easy access to secondary education including Mordialloc College, Parkdale Secondary College, and nearby Mentone Girls Secondary College. Well-regarded private options like Mentone Grammar and St Bedes College are also within a short commute. Childcare and early learning centres are plentiful across the suburb, making it very family-friendly. Healthcare access is strong, with local GP clinics and specialists, and convenient connections to larger hospitals in neighbouring areas.

OPEN SPACE AND DAILY LIVING
Mordialloc stands out for its generous open spaces and foreshore amenity. The Bay, creek foreshore trails, parks and reserves provide abundant options for outdoor living and family activities. Daily errands are easy from Main Street, with supermarkets, specialty stores and services close at hand.

FUTURE DEVELOPMENT
Development tends to be focused along transport and activity corridors while preserving quieter residential pockets. Continued interest in smaller townhouse sites and quality infill reflects ongoing demand for lifestyle oriented living close to the beach, transport and amenities.

LOCAL QUIRKS BUYERS ASK ABOUT
Traffic flow near Nepean Highway and local intersections
Variability in townhouse quality and design
Proximity to the creek and creek flooding considerations in some blocks
These arent deal breakers, but useful to understand before buying.

INVESTOR INSIGHTS
Mordialloc appeals to investors seeking stable, long term returns, strong tenant demand, and properties with lifestyle appeal. House yields are typically modest due to higher entry prices, while townhouses and units often perform slightly better from a yield perspective.

BUYER ADVICE
For owner occupiers, Mordialloc offers lifestyle, connectivity, community and long term confidence. Key decisions often come down to:
Proximity to beach versus transport convenience
Block size versus renovation potential
House versus townhouse preference
School network priorities
Mordiallocs variety of property types makes it accessible to a wide range of buyers.

FINAL ASSESSMENT
Mordialloc remains one of Melbournes most appealing bayside suburbs offering relaxed coastal living without sacrificing amenity, community and long term property fundamentals. It may not have inner city buzz, but for many buyers, what it does offer - lifestyle, space and quality matters most.

Great for:
Families, downsizers, professionals, first home buyers and investors who value lifestyle and long term stability.

Looking for a home in Mordialloc?

"Moved here two months ago - Loving it"

Recently moved here from the northern suburbs two months ago, regret not doing it sooner.

- Real close knit community, feel safe, secure and have no issues walking around at night.
- Restaurant, Bar and Cafe game in Mordialloc is top notch, with multiple places to get fantastic food. There are even a few places that specialise in desserts.
- There is a lot to do for those who are active, gold, multiple sporting clubs and gyms.
- Public transport options are aplenty trains run regularly and express trains from Mordi station are a privilege.
- Traffic really isn't bad (seem to remember it being far worse growing up), traffic and congestion up North is far far worse.
- Area is clean, well maintained and really lovely, love going for walks down to the beach.

Area is easily the nicest place I have lived in, genuinely could not recommend it any higher.

"Great Beachside Suburb"

We came from Sydney and rented in few Melbourne suburbs before buying a house in Mordy. What a great suburb it is with excellent beach, pier, great restaurants. It has everything from schools to parks, sea, entertainment. Great for families and great for party goers too. Its best after St Kilda when it comes to night life and pubs!! We love it, no wonders the house prices are sky rocketing here!!

"Mordialloc! It's a hell of a town!"

What I love about Mordialloc is the shopping and dining precinct in the centre of town. In the middle of Summer Mordialloc is the place to be. trendy eateries, boutique shopping and in general really good people. A stones throw from the water and with a train station close by. I would move to Mordi in a heartbeat!

"One of the best suburbs in Melbourne*"

*if you work in Melbourne's South East and/or don't mind a really long commute. Beside's being so far from Melbourne's CBD, and one incredibly frustrating level crossing, I can't fault the area at all. There is a ton of green spaces, and a bunch of fantastic cafe and restaurant options (I'm looking at you Hendrik's and BANG BANG!). The pier is absolutely stunning at sunset, and the beach is always clean - the sand is a little coarse, but still pleasant to walk on. A short drive further down the coast gives you access to more private beaches with finer sand.

The main strip has everything you could ever need, from bakeries to supermarkets (Woolies and ALDI), pubs and restaurants, op shops, florists and more. Train's run frequently (every 10 minutes), and there are a number of convenient buses also. I haven't been living here long enough (~6 months) to confidently comment on this, but it seems as though there are plenty of community activities too. There's currently a 3-week long fun fair down by the beach; the rides are primarily (or exclusively) targeted towards younger kids, but it creates an amazing atmosphere for all.

If not for the fact that all of my friends are inner city based, I would never leave Mordialloc, but unfortunately as it stands it feels somewhat socially isolated for a young professional like myself. So in sum: highly recommended for young families or those who work locally, but not those who regularly spend time within the inner city/CBD.

"Mordialloc is the place to be."

Lived in mordialloc for 7 years and we just love it. Everything you need is here and the beach is a 5 mins walk. There is only one problem and that's traffic. It needs the by pass built quickly as the streets can't handle the increase in traffic levels. Main Street, white street , boundary road , beach road are at breaking point and its effecting the environment of the area. It's been on the radar for years and it needs to happen quickly before the roads become grid locked. We see constant traffic jams not only on main roads but on the smaller roads like White street.

"Best kept secret!"

We moved to Melbourne from Sydney and look for the perfect Melbourne suburb to live. Thankfully we found it!
Mordialloc is the best kept secret of Melbourne, it is a gem! A great lifestyle suburb that has very limited shortcomings. The beach is sensational, cafes and restaurants are superb and proximate to city (both via car and train) is great.
There are great schools in the area as well as fantastic childcare. Moving from Sydney's north shore, Mordialloc seems to hold its own pretty well.

Thanks for that, that's exactly the choice we are thinking of making. How is the commute (assume you do commute to Melbourne CBD)? I understand it's a moot question at the moment but keen to understand what that could be at it's a bit far from the CBD.

"The best kept secret"

Mordialloc is a very old but beautiful suburb, which has an easy going feel of a small fishing village with a touch of horse racing history. Things are about to change fast, with all the apartments, new shops, and cafe's opening. It will lose its quite charm. I love this suburb, and looked for 3 years to find the perfect house. We could have bought in Brighton, but we wanted the laid back attitude, and the non pretentious people surrounding us. On a hot summers night, walking down in thongs to the wine bar, and meeting the locals. Moridalloc caters to people of all ages, from the young families making sand castles to the retirees out on their boats fishing. It has great schools, parks, restaurants, but needs more of a diversity in the shops. It also has fantastic transport with a train station, buses that travel to Sunshine and Heidelberg. In the past 5 years I have noticed house prices going up dramatically, and believe it will soon be out of reach for the average income.

"move to mordi"

What a great place to live!!! We have been here 5 years now and wouldn't live anywhere else in Melbourne. The beach is a beauty and the beach reserve is super for families with great play equiptment for the kids to spend hours on. The beach park is one of many parks, a bowling club, cricket club, football club and surf lifesaving club it's all here. The very best restaurants, cafe's and takeaway are at your doorstep. Everybody's starting to realize what a great place Mordialloc is for the whole family. The train station at your easy access by foot, bus and courtesy shuttle all help you get around. Better than Brighton with a family friendly price tag. Look forward to seeing you here soon!!!

Agree, Mordialloc is a great place to live. During my walks people always say hello. Found the youth to be very well behaved and well mannered. I also agree Mordialloc is not wanting for anything to make a person feel at home. Choices of Restaurants and cafes open during the day and evening.Everything is here. Mordialloc Secondary School and other schools in the area have good reviews. If a private school is what you are looking for, there is plenty in the area.
We have a good train to the city. Bus services take you as far as Altona, chadstone Southlands an much more. Houses and units are still affordable in this area but maybe not for too long once people see what we have.
