St James, WA 6102

St James is located in a little pocket in the Victoria Park area. It's next to everything including the city, airport, shopping centers, the Albany highway coffee strip, the river, beautiful parks and Curtin University. It's quite a pretty suburb. I think being in the location that it is in it will only go up in value.

I am biased as I grew up around here. Having said that I have chosen to stay. Heres why. St James has some lovely old houses on full size blocks, at a reasonable price. Newer homes tend to be good quality. Many people moving here are taking pride in keeping their gardens neat. Yes there are rentals which are not maintained but you get them everywhere. The new Bentley 360 promises a new look at public housing and the parklands are a great start. Like everywhere it really depends on the street but from my experience I couldnt be happier with my neighbourhood. I walk most days and very rarely encounter any antisocial behaviour. There are a lot of international students so its a youthful vibe. Im just 5 mins drive from the East Vic Pk strip, Waterford Plaza, Bentley Plaza (24/7 Spud Shed), Aldi, Bunnings and within a 10 min drive of South Perth shops and Westfield Carousel. I am walking distance to 2 IGAs (Hillview Terrace and Chapman Road). There is a cheap and cheerful Japanese restaurant and hairdresser open all weekend on Chapman Rd and a new pizza place at Hillview shops with delicious freshly made pizzas. What I really like is it is only about a 15 min drive to the city. I can take a number of options, Berwick St, Albany Hwy, Orrong Rd or the Freeway from this super convenient location. It is much cheaper than East Vic Park but with the same proximity to everything. If you love mid century houses / cottages and are a tradie wanting a project or can afford to pay for a reno I think you would be hard pressed to beat it!

St James - This evolving area is the suburb to watch! Within close proximity to Perth CBD, Curtin University, the ever-popular Victoria Park Cafe Strip, Curtin University, Optus Stadium, Crown Casino, Airport it has got a lot to offer with many properties at entry-level!

We have lived in St James for nearly 12 years and have seen the transformation from dodgy to desirable. We bought when the housing boom was on the rise with a few statewest homes around but since the redevelopment of the Brownleigh Towers (Bentley) the undesirable element has moved on and our home has seen a great improvement in value. Their are pockets of homes that could be considered unsafe but they are more in Canning Council area where it could be improved but the Vic Park zone is leafy clean and family friendly. Anything north of Boundary Road is worth it (vic park council area). The parks such as Houghton Park is a great hub for local dog lovers, basketballers and young families wanting to play on the swings. The council have organized functions at the park with food trucks, games and even a little market last year which brought the neighbors together with pride. Recommend it for anyone looking for bang for their buck that love local restaurants, work in the city and love parks to run with other dog lovers. Hey

We moved in 2 years ago. We're young professionals renovating a 1960's brick and tile home. Some parts of the neighborhood (around 7% in my opinion) are a little rough, but that general perception has allowed us to buy at a reasonable price. We have a massive block near the city, with plenty of space for the children and close to the family events, festivals Perth and surrounds have to offer. With Town of Victoria Park and South Perth merging in future, and Curtin university's strong growth this suburb can only go upwards.

Ive lived here for about 4 years, yes we have been burgled (we left the back door open) and yes there are some homes west houses that need selling etc...but other than that, we are ten mins from the CBD, close to the river, have a good cafe strip, and the house prices are cheaper than most other suburbs this close to the City....Even Queens Park is about the same price, and I know where I would rather live.....the prices will fly up in the next property boom cycle....it reminds me very much of Karrinyup 17 years ago, with a mix of state and private housing, and then sub divisions etc.... The Cafe strip needs attention but that will come, and if you wait until everything is done then you wont find it cheap to buy, I think because people see aboriginal people, they then expect trouble, well this is not the case as most people black or white are decent, we love St James, and so do many many many other people

the Best fish n chip shop ever on cnr of Boundary & Shepparton - green trees, well maintained streets - sure it is in the pocket near to EVP but I believe if it can be good there it can spread.....

We have lived in St James for 12 months now and cant believe how cheap the housing is compared to Vic Park. Its quite literally 2-3 hundred grand less for the same property / location etc. St James is a great little suburb located next to Victoria Park with the same proximity to the great things Perth offers without the associated price tags of South Perth / Est Vic Park / Vic Park. We love it here after moving 12 months ago.

We brought our first home in Walpole St after moving from a rental in East Vic Park in 2001. We had great neighbours and raised our two daughters there until we moved a few blocks away into a larger home (still in St James). We chose to stay in St James as we had no reason to leave, the kids are happy at school, we have a nice home, our new neighbours are friendly, the location is ideaI. I would recommend St James to anyone thinking of moving in. There does seem to be a lot less run down State Housing than what there was ten years ago with a lot more renovations and new housing being built. The relatively high entry price for modern homes in St James compared with mortgage belt suburbs proves its desirable location.

You need to REALIZE that St James is split between TWO local Councils, The border mostly being Boundary Road. The section that most people enjoy is under the Victoria Park Council. The section that people mostly complain about lies with the City of Canning. You can see the difference as soon as you step over the border line from one council plot to the other. Of course there are exceptions, like the area between Berwick/Chapman and Al H/Way around Walpole street. (It only takes some pride in your house to make a difference.) Canning City's encouragement of higher density and obvious no-care attitde to the street scape will always bring that side of the suburb down. Which is a shame.
