Easy, no homeswest houses, no catchment zone for ESC possibly the worst school in Perth, newer houses kept in better condition due to strict rules, we have more parks per capita. Higher average income, is a private estate and therefore is a world of difference to ellenbronx
"Oh no way, Butler is just plain awful, far north ghetto of Perth"
Crime, run down housing stock, violent local schools and miles away. Seriously, get down to Greenwood or further south if you can. If you love Craigie, you'll love Butler but if you haven't experienced a poor suburb, avoid.
What a disrespectful and one sided comment! You obviously have some kind of agenda. I have lived in Butler for nine years and love it. It is not 'miles away' particularly now that the Mitchell highway extension and the Butler station are up and running.
There are so many more accurate and insightful comments which will help prospective buyers or renter's make a informed choice.
There are challenges in any suburb anywhere in Perth and Butler in no exception.
The whole area around Butler is rapidly developing and we will eventually be a sort after suburb
It irritates me when keyboard cowards post comments that are ill informed and inaccurate .
andrews59's, you should do the right thing and withdraw your comment.
It's "sought after" not "sort" firstly, but with reference to Butler and anywhere north, the distance is just too great. Weekends with no traffic it's still a solid half an hour to reach the centre of Perth, it's the land developers who've popped folk out so far away yet live in Peppermint Grove. It's indeed a challenge to send kids to the local school and wander the neighbourhood at night so I retract nothing... folk can take it as read.
Its a awful suburb!
You are as astute and you are brief...
andrews59 You make absolutely no sense. And btw, if youre so interested in what I have to say you can read my other comments.
A brief but astute comment... is clearly what I meant. Although it was a compliment, I am sorry that you are uneducated, however I do agree with you wholeheartly about Butler.
andrews59, you are an uneducated bullying prick!
Karenj4, I absolutely agree with you about andrews59.
Because you can't afford to leave
Those interested in unbiased views you can check the crime statistics for yourself and compare. Nothing out of ordinary for a populated suburb. Comparable the most well developed suburbs in Perth.

"You know, that they know... it ain't Subiaco"
Blocks just too slim and it just ain't Subi... blocks in Subi are not much different, but it's Subiaco not Shenton Park. People will think you live next to their nana in Shenton, in Subi they'll know you're cool. Toss a coin, then ignore it and choose the better option.

"Every night you'll lie in bed and know it's second best to Winthrop"
If only you'd spent the extra 100k, you'd be on the right side of the suburb. Winthrop is just OK, and passes with a push for an OK suburb, and Murdoch is the poor cousin, hosting mostly uni students and people who've saved a few bucks. Move to Winthrop, then at night you'll know Ardross and Applecross are looking down on you... it never ends, till you reach the Golden Triangle of course. Save your pennies...

"For 20 years, it's been called Up and Coming, but it never quite arrives..."
It's close to the city, but so is Subiaco, it's only the price difference that would make this the option to choose. It's all duplexes, etc., so why not plant 340k in an apartment on the other side of Perth, and enjoy safe well maintained parks, shopping districts. Belmont Forum is a worry at nights, and walking after dark is not on the cards here, look elsewhere, it's cheap for a reason...
"End of the line suburb, anything closer to the Fremantle is a better choice"
Sure, 1.2m here would cost 3.6m in Cottesloe, and it's understandable. Jindalee will have you sitting on the freeway for 40min each way even midnight weekends to get to Perth, try any other time and you'll see just how far 40km is... surrounded by such charming suburbs as Butler, Jindalee will make you feel superior to them, till you realise that you're only comparing yourself to Perth's worst... Save you dollars, or go for a smaller house, and enjoy Perth within 10km from the centre, you'll save thousands on fuel and days a year in the car. The ocean is great, but not this far away, just ain't worth it. If it were, move to Lancelin. Eating out, your choice, McDonalds, KFC or Hungry Jacks, just like every out stretched over stressed suburb...

"It's a starter suburb, that's all, don't aim to stay folks..."
Born here and moved out sixteen years later, it's a poor suburb but with a great primary school. It was majority pommie new arrivals in the 1970s with those moving on to the outskirts in the 1980s, with next generation migrants replacing the first wave. Facilities are run down, local shopping centre just depressing with even more depressing Carousel a few km away. If you can't afford Willetton, or even Ferndale, then Lynwood is for you. High school is a rough one, but that's all the more reason to work hard and get outta Lynwood. The best thing about Lynwood, without question... is it ain't Langford..! But it's right next door.
Yes, your review is spot on. Living here will certainly motivate you to work hard to get the hell out as soon as possible! Area is rough as guts, but as you say, it ain't Langford LOL
"It's a suburb, that's all... it's sure not awesome anymore!"
In the 80s Winthrop was right up there with Booragoon, Ardross and even Mt Pleasant, houses were new and the suburb was high end. It's all tradies, lock and leave international visitors, heaps of block subdivisions, dated old housing stock now is 30 years on with poor maintenance and one green lawn in ten. The high end was reaching 1.8 million just 10 years ago and now, the top street with dated big family homes hardly fetch 1.1 as anyone with 1.2 onwards would go elsewhere! It's just heading down further, and I'd give it a miss big time.
"It's a top Western Suburbs location (if you're seriously cashed up) of course!"
Got a lazy 1.5m, then get a 1960's cottage and enjoy all that Perth city, Fremantle, Subiaco, Northbridge have to offer. Parks, bush land, open space, lakes and recreation centres such as HBF Stadium, Bendat Centre, UWA and Christchurch Playing Fields, there's far more public space than there is suburb! Want a nice new house, on a large block, then 2.0m will get your toe just in, but having said that, send your kids to Shenton College for nearly FREE, and rent for less than you're paying in school fees at outer private schools in rough Perth suburbs. The local public school outperforms most of the 30k per year private schools surrounding. Save your bucks...

"If you're here, you ain't found success yet"
Traffic, impossible to use the freeway from 6am to 10am and even harder to get home. Run down housing stock, typical end of the line suburb (yep I know Baldivis is further) but really folks, get up to Leeming and onwards, being closer to the city, Fremantle, etc., makes life just that much better. If you haven't moved in already, keep looking.
Leeming and etc is not affordable due to price, don't you ever think of this? A lot of people lrefer to live in such suburbs like Mount Plrasant, Apple cross,Leeming, Winthrop er, but the prices for houses are horrible, especially tacking into consideration thar it is mostly very old houses need in a huge renovation
Less Homewest than the Bronx
