"Carlisle - A Hidden Gem in Perth’s Crown"

Carlisle - A Hidden Gem in Perth’s Crown
Carlisle, Western Australia rests just 6 kilometres southeast of Perth's bustling CBD. This tranquil suburb presents a serene escape from city life while maintaining convenient accessibility. I embarked on a delightful exploration of this cozy suburb, and here’s my take.
One of Carlisle's most enticing offerings is its resplendent parks. Parnham Park offers wide-open spaces that beckon for a weekend picnic or an impromptu game of cricket. Fletcher Park, another local favourite, is a verdant retreat perfect for family gatherings or solitary rambles.
Walking through the streets of Carlisle, you’ll feel the tight-knit community vibe. Neighbours greet each other by name, local baristas remember your order, and there's a palpable sense of belonging. The Carlisle Community Centre serves as the suburb's heart with events that cater to all ages – from toddler reading groups to senior bingo nights.
Food lovers, rejoice! Carlisle doesn’t disappoint. The Archer Street strip is an unassuming food haven boasting global cuisines. Whether it's a craving for Italian, Turkey, Thai or a good old Aussie pie, Carlisle's culinary scene punches well above its weight.
Carlisle’s strategic location comes with excellent transport links. The Carlisle train station, serviced by the Armadale Line, means you can be in the city within minutes. Numerous buses ply the area, and with Great Eastern Highway bordering the suburb, road connectivity is a breeze.
Real estate in Carlisle is as varied as its residents. From charming post-war bungalows to sleek new townhouses, there’s something for everyone. Its appealing price point compared to neighbouring vicinities makes Carlisle an attractive prospect for first-home buyers and savvy investors alike.
Carlisle is the distilled essence of suburban bliss. A haven for families, young professionals, and retirees alike, it upholds the quaint charm of Perth's older suburbs while adapting to contemporary lifestyles. So, whether your house-hunting or simply passing through, Carlisle, WA, is worth a pause – to live, eat, and play.
Whether this paints the picture of your perfect suburb or piques your interest for a visit, Carlisle, WA is a locale with a vibrant character that's hard to ignore.

"The 10 Minute Miracle"

Carlisle is a great base from where in 10 minutes you could be in the city via train from Oats street station, or cheering on your team at Optus or sipping a cocktail at the casino or enjoying a meal out at one of Vic Parks myriad of restaurant options. Give me 10 minutes and Carlisle will be the springboard for a wealth of entertainment options on your doorstep.

"For 20 years, it's been called Up and Coming, but it never quite arrives..."

It's close to the city, but so is Subiaco, it's only the price difference that would make this the option to choose. It's all duplexes, etc., so why not plant 340k in an apartment on the other side of Perth, and enjoy safe well maintained parks, shopping districts. Belmont Forum is a worry at nights, and walking after dark is not on the cards here, look elsewhere, it's cheap for a reason...

"Hidden gem"

Carlisle can be split into two areas. The more affluent area is North of Archer street and tends to be a bit quieter. There are lot's of students / rentals in the area as well as a large proportion of home owners.

Great for

  • Close to everything
  • Fantastic shopping close by
  • Great public transport
  • Close to airport without the noise, close to industrial area without the dull look

Not great for

  • Crime depends on what street your in (so I'm told)
  • Traffic on main roads can be quite excessive at peak times.

"Ultra convenient location - well situated"

Close to everywhere, belmont forum, vic park cafe, airport, less than 10 mins drive to CBD.

Cant go wrong with this suburb as it is still reasonably well priced around $500k - $600k median price in 2014!

"Seems quite ok...definetely has a good future"

After 4 years living in South Perth, Carlisle could be seen as a "step down". In many ways it is. I notice when it rains, every hoon seems to live nearby and jumps in their car to demonstrate their sideways prowess. Fair bit of traffic at peak times on the busier roads. A fair few ragged looking homes that I hope will eventually be bought up and renovated/demolished for something better. Otherwise though, it's a nice area that's perfectly located close to the city, nice mix of homes, units and villas and is well priced. Brilliantly located for freeways, highways, city access and public transport. Still has a few small businesses operating (hire place, local post offices etc) so you don't have to find the local big shopping center/servo just to grab small items. Nice little strip on Archer st with newsagent, restaurants, cafe etc. Hopefully this will grow to be a nice little cafe strip in the future. Overall, happy with my move and recommended.

"Carlisle, WA - an undervalued place, strategic locations, with many facilities nearby"

We live in Carlisle for more than 4 years, it is really a great place in term of investment price and nearby facilities. Not to far North is Orrong road, with tomato lake nearby. close by is Carlisle and Oats street train station. South of it is Vic park for shopping and eating out. 15 minutes drive to International Airport, and 15 minutes drive to city.

Perfect location, close to city without city expensive price, close to shopping without the traffics and noise, close to airport without the airplane noise, close to industrial workplace without blunt and boring look.

Great for

  • Close to airport without the noise, close to industrial area without the dull look
  • Close to everything
  • Fantastic shopping close by
  • Great public transport

Not great for

  • The oats street train line is not the best line to take since it is quite long line and can be busy

"Everything is at your doorstep"

Carlisle is close to the city at only 6km from the CBD and it has a good mix of young working couples and families. Oats St Station is a major rail and bus junction with public transport branching out directly in many directions. You also forget sometimes just how close it is to the Domestic Airport for fly-in-and-out workers and the Swan and Canning Rivers for a paddle.

The Scools are many and varied with East Vic Park Primary, Lathlain Primary and Carlisle Primary Schools a short walk or drive away from all points in Carlisle and Kent St High School with specialst courses available having direct bus access from the Oats St Station.

Shopping depends on what your after. You can put on your daggy trackies and drive 5 mins to Belmont Forum and fit right in, or dress up and hop on the train to Subi or the City. The buses will head directly to Fremante and Morley Galleria from the Oats St Station as well. Carousel is less than a 10 min drive away and with The Heart of the Park's late night trading, Carlisle IGA's 7-day trading and The Park Centre less than a 5 min drive away, the options are once more- many and varied.

The Aqua Life Centre offers a quality health club/gym and public pool, once more just a few hundred metres walk from the Oats St Station and the Archer St strip is fast becoming a central point for fine food in the suburb offering a smaller scaled more convenient alternative to the Albany Hwy cafe strip.

Friends from Sydney often comment on how affordable the real estate is in Carlisle and state that properties this close to Sydney and on the rail link would be 'twice as expensive' as what they are asking in Carlisle today.

I have lived in Carlisle for 13 years at three separate addresses, renting and then buying. I worked in Carlisle some 18 years ago and attended the Carlisle Tafe 23 years ago whilst living North of the River. Over that time I have seen a major shift in the class and type of resident living in Carlisle as more and more young professional couples and families stream into the area, attracted by the million dollar amenities, without the million dollar price tag.
