Mount Eliza

"One of the most underrated gems on the Mornington Peninsula"

Having lived here for almost a quarter of my lifetime, Mt Eliza will almost always be home to my schooling and childhood.

The suburb is quite underrated compared to the more notable big hitters Sorrento and Portsea. There are excellent schools within the area. I went to Mt Eliza Primary School and the state scedonary scool along Canadian Bay road. For girls, Toorak College is a consistent performer alongside the more notable Peninsula School. I went to the local kinder too- fond memories

The Village is very quiet and peaceful- perfect ofr a short stroll or a bite to eat.

People are friendly and delightful- although late last year at the local newsagent, for the very first time in my life, I met a woman who was quite, well, dare I say it, both inconsiderate and childish. But that was just only one person- 99% of the people within this area are lovely and delightful!

I still try to make up lost time with some old school chums every now and then- althought they have gone their seperate ways.

Houses are a mixture but for the very best one needs to drive down Kunyung Road, Canadian Bay Road and the streets off Old Mornington Road and Toorak College for panoramic ocean, bay views and grand mansions.

Oh and don't forget the Manyung Gallery! Haven't been there before but will give it a shot one day!

No matter where I move off to in either Melbourne or interstate- I will still refer to Mt Eliza as home

Have you noticed a big difference in traffic since Peninsula link went in. I can see more and more people looking to move to the Peninsula for the lifestyle benefits given you can be in the city very quickly now via Eastlink.

The new Mordialloc Freeway will also reduce the commute time and further attract new buyers to the area. It will reduce the commute by at least 10mins!

"Canterbury: arguably one of Melbourne's premier residential suburbs"

Located just 10km from the Melbourne CBD is an exclusive yet tranquil suburb in the name of Canterbury.

Canterbury is considered one of Melbourne's most expensive residential suburbs and rounds out the top three suburbs for median house prices, (approximately $1.8 million), after traditional power suburbs in both Toorak & Brighton. Suffice to say, residents of East Melbourne might beg to differ in the ranking sweepstakes.

In stark contrast to both Brighton & Toorak, there exists a subtle charm and grace in Canterbury; that is, wealthy individuals who are comfortable within their own shoes and more discreet about their daily lives.

The most exclusive section of real estate is concentrated between Balwyn Road & Burke Road at the west end of Mont Albert Road. This segment is referred to as the "Golden MIle" and is home to a number of successful wealthy individuals alike. Of the avenues that connect to Canterbury Road, the gold medal goes to Monomeath Avenue. Properties, within what unarguably has to be Melbourne's finest residential tree-lined address, are both the most expensive and prestigious. Victoria Avenue is not too far behind in second place. Mont Albert Road rounds out the top three residential streets for anyone aspiring to live within this suburb.

A typical starting price range would be $2.5 million for a good house on both Mont Albert Road & Victoria Avenue with Monomeath commanding a slightly higher price range at $4.5 million. Top of the range properties cost from $5 million on Victoria Avenue, $7.5 million on Mont Albert Road & $9 million on Monomeath Avenue. The Frognall estate could be as much as $20 million!

The suburb is becoming increasingly popular with wealthy local & offshore Chinese buyers. Some big sales have occurred along Monomeath Avenue, (in 2008 a Chinese property developer paid $9 million for a mansion on the street; another sold late October 2013 for $4.8 million) and Mont Albert Road, (a few mansions have sold for between $5-7.5 million early 2013).

Overall, Canterbury is accessible with a short walk to the train station taking 15-20 mins. Don't forget Maling Road!

To sum up, Canterbury is stunning during spring and summer-time; however I have yet to walk during autumn which most have stated is incrediably stunning- particulary along the "Golden MIle"!

"TOORAK- Fit for a King or Queen"

Toorak......

I can think of many superlatives: fabulous, stunning, quintessential mansions and splendiferous estates.

This suburb is the one many Melbournians aspire to reside in as it not only provides status but also means as an individual you have done very well in your area of expertise and truly deserve to live here as a culmination of your finest achievements!

It is also the most expensive and prestigious suburb throughout the entire Melbourne. Every single person who lives here has worked very hard to achieve all they can and thouroughly deserve their success.

Titans of industry and business- think John Gandel, Solomon Lew, Lindsay Fox and Ron Walker alongside media personalities- Eddie McGuire, (a nice guy by the way!) will call Toorak home.

I've only been through Toorak village once for a bite to eat. Needless to say, you get good and bad service or people everywhere. I remember wearing a nice suit that particular day, so maybe the reception I got was no different from other suburbs and was OK.

However, having said all of that, there are some residents who think they own Toorak and have a superiority complex. They are the "snobby" residents in my view and give the suburb a bad name, when in actuality it is not too bad.

Best streets: St Georges Road, Albany Road, Orrong Road, Clendon Road includes any of the courts or avenues offside those premium streets!

If you make it in Toorak- you deserve the very best living that one of the finest and most expensive suburbs has got to offer.

Toorak certainly ranks No1 followed closely by Canterbury and Hawthorn as suburbs that I truly, with a bit of hard work and dedication and some luck, aspire to live in!

Victoria Avenue

"The most beautiful street in Melbourne"

Tall trees, leafy streetscapes, clean, green and lovely mansions; Victoria avenue is one of Cantebury's most beautiful streets- if not, one of the finest. It is also calm and quiet too.

Highly recommended in addition to Mont Albert road and the more highly regarded Monomeath avenue!

"One of Melbourne's finest residential streets (underrated)"

Mont Albert Road has to be considered one of the most beautiful streets within Melbourne. Starting from Elgar Road at Box Hill, the street bypasses through both the slightly more well do suburbs of Mont Albert & Surrey Hills, (Balwyn is somwhere in between).

Once you arrive at Balwyn Road, the atmosphere, dwellings and streetscape changes right through to Burke Road. Welcome to one of Melbourne's epicentre of power and wealth in the heartland of Canterbury- 3126.

This section of Mont Albert Road is considered to be one of the most prestigious residential enclaves in Melbourne. Real estate agents refer this part of Mont Albert Road west from Balwyn Road to Burke Road as the "Golden MIle". So called due to the sheer scale of the mansions that are perfectly juxtaposed opposite one another encapsulated with a terrific canopy of leafy dense foliage of trees. This is wealth territory, albeit for the very discreet whom would rather avoid the hustle and bustle of both Brighton & Toorak.
As you drive or walk along Mont Albert Road, you will pass two of Canterbury's most exclusive residential addresses: Monomeath & Victoria Avenues. Be sure to take a drive or walk down both streets- they are both beautiful and sentimental.

Price ranges varies but a good starting point would be around $2.5 million. Generally, mansions along this impressive street on average range between $4-6 million. The highest price paid was in April 2013 for No. 129 for $7.5 million. Prospective buyers might need to wait until Oz Lotto or Powerball fetches $30-50 million!

Recently, five or seven mansions have sold to local and overseas Chinese buyers.

In spite of its exclusivity, Mont Albert Road offers good value for wealthy local and overseas house hunters. Compared to both Brighton & Toorak where prospective buyers need to pay twice sometimes three times for a mansion complete with swimming pool & tennis court, Canterbury provides a slightly more reasonable value- especially Monomeath Avenue, Mont Albert Road & Victoria Avenue- provided one has deep pockets!

"The Quintessential Diamond Mile of Canterbury"

No residential street within Melbourne- barring St Georges Road in Toorak, Kooyongkoot Road in Hawthorn or Mont Albert Road in Canterbury- can rival Monomeath Avenue.

A drive, let alone a walk, down this street surely is only the stuff mere mortals can dream of....

Perfectly juxtaposed in between the "Golden MIle" of Mont Albert Road and gently winding down with a slight kink in-between towards Canterbury Road, Monomeath Avenue has long been regarded as one of Melbourne's most exclusive and finest residential addresses.

It is one of the most expensive places to live in Melbourne. Good quality homes start around $5 million. Top of the range mansions complete with a swimming pool & tennis court can fetch upwards of $10 million.

A number of successful individuals are currently or have previously resided within the street. They include: Australian of the Year, distinguished medical researcher and Nobel Laureate for Immunology, the late Sir Frank McFarlane Burnet, Liberal MP Andrew Peacock, former state Liberal MP the late Sir Rupert Hamer and currently Kylie and Danni Minogue's parents.

It is VERY popular with Chinese buyers, both within Australia and offshore (subject to FIRB approval). In 2008, the former Hamer estate sold to a Chinese property developer for a then record of $8.65 million. In 2014, No. 19 sold for $9.226 million. Both records have since been surpassed with No. 12 & No. 37 selling for $12 million each in 2015.

For anyone wishing to catapault themselves into one of Melbourne's finest residential tree-lined avenues, well, it might be best to wait until another potential Oz Lotto or Powerball jackpot of at least $40-50 million+.....oh how close it was.....
