Hi Paynter,
My guess is that it is because it is super affordable, and has great features like development opporunities, great rental returns, accessibility to transport - bus, train and road networks (Roe, Albany & Leach Hwy), it is close to the airport without having too much Aircraft Noise (like Queens Park) and it is close to a lot of amenities surrounding Carousel :)
