Briadbeach waters canals - sandflies? party houses?

We are thinking of buying on the canals at Broadbeach Waters, however we are being a little turned off by the issue of sandflies. Hiw bad are they? Also, what about the number of Air BnB "party houses" in the area?

Hi, "party houses" are now regulated by law in QLD. Broadbeach Waters is a prohibited party house area. You can't live on the Goldie without sandflies. GCCC has a eradication program which works well on SALT water midges. Vegetation midges can be controlled by fobbing with an aerosol product for the garden.

There are plenty of party houses and a lot of houses in Broadbeach/Mermaid Waters are AirBnB's or mass student houses now. Particularly for Chinese students here on international visas etc

The midges are unstoppable. Past about 2pm, if it is a cloudy day or even if there is no wind then you will get destroyed by them. You always must have doors closed and aeroguard on if you intend to be outside and then wash it off before bed.

That problem exists for most of the canal suburbs on the coast though, not just here. All the other suburbs just have mosquitoes.

The Gold Coast WAS built on a big swamp after all...
